Rules on size of pets or “service dogs” keep changing, original weight was 20 lbs. We.now have dogs over that weight. People are claiming lg pets as service dogs and management says there’s nothing they can do about it, Some of these dogs are not friendly.

I love this property. I'm a new tenant and don't the bkdrop. But the staff "DE'JUANNA", "ANGELA" & OTHERS that I've met while talking to them and touring all have been extremely kind, funny, patient,Informative, and compassionate. Professional too. I think the other qualities are important while servicing the disabled and elderly.I think I'm going to enjoy my stay here!!!Food food food [inside joke] ? thank you ladies

I would give this senior-living a negative rating if yelp offered that option. But, unfortunately they do not offer negative rating Sybil's. I lived in VOV for 46 months knowing it was a temporary rental unit for my needs. Once I gave notice, the management would NOT follow the calif civil code 1950.5, for an initial inspection to point out any items in the unit that a tenant can correct so as not to be charged. So, that was the beginning of learning how corrupt that management company...Eight days after I moved out, I received a bill from them for almost $10,000!!!! They claimed I broke a lease (which I did not as I had a month-to-month rental agreement and had notified them well over 30 days of my vacating date. In that $10,000, they claimed I had caused over $4,000 in fabricated "damages", They even gave me a pricing proposal for that $4,000 from an unlicensed construction contractor!!! I filed suit in Los Angeles small claims court for the nearly $10,000 and put a complaint in with Los Angeles county adult protective services for my claim of elderly financial abuse. Long story short...they immediately refunded my security deposit they had planned to keep with their fabricated broken lease and damages claim. This place is just not worth taking a chance with. It's not that great of a facility to begin with, they raise the rent EVERY year, it's old and not maintained well. During electrical outages, there are no hallway/stairway lights and no elevator. In other words, non-mobile tenants are stuck in their units until help comes (if ever) or when power is restored. I have not one good thing to say about my living experience with this complex

DO NOT TRUST THIS UNETHICAL MANAGEMENT COMPANY. THEY WILL TAKE ADVANTAGE OF YOU OR YOUR SENIORS. We helped my mother move into a one-bedroom unit at Valley Oaks Village in July of 2020. Unfortunately, she was forced to end her lease early. She lost her job due to COVID and had to end her lease early because she would be unable to make her rent payments going forward. She lived there for four months and moved out in October. At first, management appeared to be very understanding and helpful. They offered a discounted rental rate for three months (COVID relief) but discouraged her from taking it saying that she would pay a percentage of the rent due for three months on the fourth month she would need to pay the full rental amount plus the amount owed for the previous three months. We were told that the best option would be for her to move out and they were sure to rent the apartment quickly since it was brand new and didn't need any repairs. My mother was told she would be billed a prorated amount for the days she lived in the apartment plus any days the apartment remained vacant. Two weeks later she has received a bill for over 10,000 dollars. She is now being billed for $10,121 for rent through May of 2021, paint, and carpet cleaning on a brand new unit. She was never told this would be the case or she would have remained in the apartment. This is completely unethical. My mother would not have agreed to this and I would have discouraged her from moving if they would have explained this to me when we made the arrangements with her. DO NOT TRUST THIS UNETHICAL MANAGEMENT COMPANY. THEY WILL TAKE ADVANTAGE OF YOU OR YOUR SENIORS. We should have been alerted to their dishonest business practices from the beginning. The staff lied and manipulated us from the start. Several days after my mom gave them the deposit to hold the apartment, we were informed that there had been a death in the unit. This was the fifth day after the deposit was collected. We were told if wanted to cancel the unit we needed to tell them before the close of that business day because that was the last day that they could refund her deposit. We asked to see other available units and were told that the only other unit available would not be available for showing until the following week. We decided to wait the week. At that point, we had to choose one of the two other units that were made available to us or she would lose her deposit. One of the apartments was in a building that smelled heavily of cigarette smoke, the other was on a higher level. We had specifically requested a first-floor apartment near the parking lot. At that point, my mother had no choice but to stay with the original unit where the death happened. Now they are charging a senior citizen 10,000 plus dollars for a rental she is not living in during COVID! These people were liars from the start. Please, do not trust these boldface liars with your senior housing needs.

I lived there for 3 years. I loved it . The management Angelal, Emily and Madison are wonderful. As well as the maintenance team. I miss them already . I miss my friends over there the beautiful trees and walking distance shopping. I only moved out to be closer to family members . I wish they could drive on the freeway. I have signed a contact and I think my beautiful apartment has been rented over there to go back. I would like to thank everyone for their help and support.I would love to go back there if I can?

Valley Oaks Village has been my home for 9 years come this August, 2020. I moved to California from the Midwest, from an Estate in the Suburbs to be closer family here in California.. I was quite impressed with Valley Oaks Village's sparkling pool and spa area adjacent to the exercise room and the clubhouse. The mail room, laundry rooms and all the common areas are kept very clean. The grounds are very beautiful with sitting benches all around even in the dog park. I searched and viewed many apartments in LA County over about a six month period. Price wise an otherwise this place is the best in Newhall, Management and maintenance are tops. I give them an A+ for their service and efforts.

I have been a resident of VOV for almost 5 years. I came upon this place when I was living in Florida and I was planning on moving to California to be closer to my kids and grandkids. I did research for almost a year and Valley Oaks Village kept popping up as the place for me. I loved the fact that they have a bus and a cab for us residents. We use the bus for trips and food shopping etc. This place offers many extra amenities that caught my eye. I love our monthly dinners and lunches etc. Our Management is awesome, most especially Angela, who is most caring and concerned for our welfare. We are all seniors here and Angela and her staff keep us informed at all times as to what is happening around our complex and also sending us many notices on our doors to keep us informed about everything going on. I cannot think of another place that I would rather be than Valley Oaks Village. We are a small community and it is like family here. Management as well as all my friends and peers all care about one another. It is a wonderful place to spend your senior years.Angela and her staff treat us residents like family. She is always open to listening to our complaints and also the many good things that we often have to say. I enjoy living here because of how Angela and her staff treat us. It's a very special place to live.

I've lived here a little over two years. Things have really improved since I got here. They're constantly working to better the look and function of the community. Resident dinners, exercise classes and Friday karaoke are just a few of the monthly gatherings that are planned for us. They've been such a help during this coronavirus virus by keeping a supply of certain things in the office for residents who can't get out right now. Angela, Emily, Madison, Frank, Luis, Juan and our wonderful Porter who's name I can't spell are always pleasant and professional and eager to rectify things in a very timely manner. It really is a lovely community to live in.

I have lived here for 4 years, and I have to say it has been a very pleasant experience. The staff here is wonderful, friendly and kind. Any maintenance requests are handled quickly and efficiently, and everything is well maintained. I would definitely recommend Valley Oaks Village!

We have lived at VOV for a few years. There has been many changes in the office and maintenance crew since we moved in--all for the better. The general feeling of most residents is that we like the staff and their work. If I call in a maintenance issue the response is very quick and the work is done in a professional manner. Sure parking may be an issue but not everyone plays by the rules i.e. a single person in a one bedroom apartment kept two vehicles on the property. I would highly recommend VOV to anyone considering a 55+ complex.Lots of great neighbors here. It takes a Village!
