Worst. I had a burst pipe underground and they are liable for it and it's been 9 months and they still have not reached out to me or my insurance for the coverage. My wall is still open and my tiles still uneven up to this day I have been calling them and noone calls back and I have to leave messages to supervisor just to get an email back that they are still waiting for the board to respond and every week this is what they send me. I can't even reach anyone to talk to. They have given me anxiety just looking at my place not being fixed for months. If anyone knows how to deal with this and what actions I can do for them to respond asap...please tell me

Martha texts me this morning at 8:59 am today looking to show a unit. Ridiculous. Who can drop everything on short notice. Rent is $2,100 for a 1 BR. They can't even schedule units properly. This company is a disaster.

This company is not worthy of your hard earned rent money. Their philosophy is based on lies and not serving the customer. Their commitment is to make sure the landlord takes more and more in with sacrificing tenant quality of life. Because they don't believe a renter has rights. Stay away from buildings managed by this company. Not only you're punishing this company for their mismanagement but also this is a slap to the face of greedy landlords going with them because they charge them the least commission. Take your money and spend with companies who care or at least maintain their rentals

Stay away from 7005- 7009 coldwater cyn building. The manager Sandra and Hugo also their supervisor Gabby are the worse people you want to know .Discrimination, unfairness, selfish and unresponsive.
The building is always dirty and there is cactoaches. Sandra saying the tenants need to wash and clean the building, its not her responsibility, I am not talking about the laundry room specially 7005 building, eww, u don't even want to enter in so how you can wash your hands or do the laundry. Sandra and Hugo need to be eliminated from the management and normal person or couple need to be hired ASAP. Gabby is the same.
If you don't start changing the management the tenants will slowly move out.
Stay Away from this building and management!!!!

I cannot in good conscience recommend renting with this company. They quite LITERALLY left us in the dark for 6 days!
We had an electrical fire on Wednesday night. Following the fire, power for the entire building was very weak and going in and out. We couldn't even keep 1 TV and 1 fan on and it was HOT. We called and called our property manager and were given no response. I emailed and got an automatic response saying our property manager was on vacation for 20 days. HOW are you going to take that long of a vacation and leave NO ONE to take on your work during that time??
Her email recommended we call the emergency after hours maintenance line if we needed something addressed urgently. We made 20 calls between 4 people and NO ONE was ever sent out to address the issue. We ended up calling an electrician ourselves and paying out of OUR OWN POCKETS to get the electric fixed. Mind you, unreliable electric makes a property UNINHABITABLE!!!
TUESDAY, a full 6 DAYS LATER, we finally recieved a response from our property management. No apology, no explanation, just asking to reply if we still needed help.
So, unless you want to pay out of your own pocket for emergency repairs or sit in the dark for a week following an emergency, DO NOT rent with this company.

My apartment switched from a great property management company (shout out EGL!!) to LBPM. My building has become a slum because of their mismanagement. The laundry room is filthy and the garage has trash strewn everywhere. Julie and Hailee are the worst.

Absolutely the worst, do not return calls, emails, maintenance requests, nothing! Useless company doing nothing! How are they still in business, unprofessional, lazy, trusted and proven to suck with zero experience, do not trust this company!

HORRIBLE! Not even a 1 star, ZERO STAR.
I just moved in less than 2 weeks ago and it’s like pulling teeth to get anyone to respond to me. When I moved in the vent covers were missing in the bathroom we were told someone would be up to replace. It took submitting a maintenance request for them to come several days after move in.
Missing shelves in the fridge that could have been replace prior to move in.
Bathtub should have been reglazed due to unknown damages made the whole bottom black and spotty. Asked about that several times no reply. Left to figure out on my own.
To access exterior main door and amenities door a key fob is required. They were never activated and I have been trying to get help for a wk. I’ve sent several emails, called/text/ left vm on manager personal phone, and work cell, I’ve called the property company main line left voicemail and submitted a maintenance request still no response.
It’s ridiculous the way they do business no level of customer service or regard for the tenants. Once you’re locked in they disappear. The manager lives in the dang building she could be waaay more helpful. I ran into her in the elevator day 2 she didn’t speak or ask me how the move is going or how I am settling in. Just crazy simple things would make such a huge impact.
2 wks in and I already hate this place despite loving my actual apt. The actual tenants that I run into are nice. Everyone has told me good luck getting anyone to help you here. It’s really unfortunate they wouldn’t manage buildings if they are not equipped to do so properly.

Avoid renting from LBPM-managed buildings unless you want to deal with animal feces every single day.
I moved into one of their buildings in March 2025. For over 3 months, our assigned parking spot — and at least two others — have been constantly contaminated with cat feces. It’s a serious health hazard and we can’t even park our car without stepping into animal waste. We’ve submitted multiple maintenance requests. We’ve emailed. We’ve pleaded. Nothing is done!
They have never once professionally cleaned the area. Even worse — they didn’t give us a spare key for over 3 months. Requests are ignored. The building is filthy, and there’s no system in place to deal with the feral cats that continue to use the garage as a litter box.
If you’re thinking of renting from this company, think twice. We deeply regret signing this lease.

This is the new management company that took over the previous Loboda Properties, which was amazing, but this management company absolutely sucks. I never get a return phone call. They don’t show up for maintenance request. They don’t answer your calls. I even saw Martha, who was supposedly works for them in someway shape or form she supposed to be in charge of property management And I asked her very very politely what’s going on and why do I not get a return call she said I will make sure to send someone there Monday at 10 AM and of course I waited and waited and nobody showed no call. No nothing previous to this. The fumes were awful. Due to painting or something again, never a phone call back. I really don’t understand it because I’m a great tenant. I don’t. I’m actually speechless about the way. This management company runs…

One of the Worst Management Companies in the U.S.
LBPM has been an absolute nightmare to deal with. The quality of service in our building is consistently poor—maintenance is neglected, communication is lacking, and concerns from homeowners are routinely ignored.
To make matters worse, LBPM imposes massive special assessments almost every year, placing a huge financial burden on all owners. It feels like we’re just working to pay HOA fees, with little to no benefit in return.
This is not property management—this is exploitation. I strongly urge anyone considering LBPM to think twice. Owners deserve transparency, accountability, and competent service—LBPM provides none of that.

I would give zero stars if I could. My daughter and her now ex boyfriend rented an apartment from these scam artists in 2023. They have since broken up, and my daughter vacated the apartment and provided her notice of non renewal to the property manager TWO YEARS AGO. She recently found out they had never removed her from the lease and are now stating that they also WILL NOT remove her from the lease until her ex boyfriend who still resides there provides then proof of income documents. They are knowingly a party to a fraudulent lease and they have refused to cooperate with my daughter in her efforts to be removed from the lease. I've contacted my attorney and will be proceeding from there. This company should be shut down. Judging from the other reviews, it's a miracle they haven't been! Stay far away!
