This place has some great riding trails when they get cleaned up and graded. The arena's are so terrible they have rocks in them and when you ride your horse hard in there and work it it comes up lame. There's some really nice people there but the owner Kathy she's rude and inconsiderate towards her Broaders. Sometimes your stall doesn't get clean every day the water troughs are so old and rusted and the horses don't get enough water to drink because they leak from the bottom. The stalls are broken down they need to be welded some broaders have to fix her own stalls with duck tape. They don't feed enough hay and it sometimes is really crappy.I was there for 36 years and I saw people come and go and a lot of changes with the last 2 to 3 years that I was there I saw that place go down hill tack rooms were falling apart stalls were falling apart and we pay a lot of money to be in the barn so it should be raked and cleaned every day on a scale from 1 to 10 I will say this ranch is a 2. I think if Kathy Devan had a barn manager a lot of things would get done but she doesn't care so everything is falling apart. When your horse gets sick it's not notice right away because there's no barn manager to keep an eye on everything that's going on. I enjoyed my 36 years there I don't regret anything. If you're going to have a boarding stables you need to stay on top of what's going on around the barn make it run nice and smooth keep it looking nice and clean so when people come to look at the board they're impressed and not walk away and not come back. At one time this place was so beautiful the trails were so awesome you could ride for hours and hours get up on the top of the hill and look out and see the ocean now those days are gone and all it is left is a rundown barn.

The owners are amazing. I have been there for a few years and am extremely happy there.
