“The units at this apartment complex are very clean and updated! I toured a one bedroom and studio and I wouldn’t mind moving into either. The studio was spacious and has a wall separating the kitchen which is nice. The one bedroom was being updated which I nice to see. Management was extremely helpful with all details and answers. I have no concerns choosing to move into this complex.”

“I have been living here since 8/15/25 - so about nine months - and I honestly cannot find anything to complain about. The employees could not be nicer or more attentive. I have had a couple of maintenance requests during that time (heater stopped working and leak from upstairs neighbor) and both were taken care of immediately. In the case of the heater, they totally replaced the unit (so new heat/air unit outside and a new blower unit inside). Major maintenance projects that I have noticed include replacing the floors in both laundry facilities, steam cleaning the entire parking lot and repainting the larger laundry facility. I suspect there have been more that I have missed or forgotten but the point is they are constantly improving.
I just have a one bedroom place but I find it quite comfortable with room for a small herb garden on the patio, working fireplace in the living room and double entrances to the bathroom from the entry hall and from the bedroom. The price is also extremely affordable - especially considering the neighborhood which is mostly $500K+ homes overlooking Quail Lake and a couple of more upscale complexes that are asking almost twice as much monthly rent. Neighbors have all been friendly, quiet and respectful and everyone seems to take their neighbors into consideration - park where they are assigned, follow the rules, etc.
If you are looking for an affordable yet attractive apartment in Stockton, CA - I don't think you are going to beat this!”

“My husband and I lived at Mariners Cove from December 31, 2014 until we recently moved after purchasing our first home. Spending nearly 11 years there says a lot about our experience. Over the years, we had several wonderful managers, and our last manager, Lori, was especially amazing. She was understanding, responsive, and genuinely cared about residents. Whenever we submitted maintenance requests, they were addressed incredibly quickly. Many times we would put in a request at night and maintenance would be there the very next day fixing the issue.
Lori truly went above and beyond for the community. She didn’t just manage the property—she worked hard to create a welcoming environment where residents felt connected and valued. She would organize holiday events, little community gatherings, and even barbecues for residents, which made living there feel more personal and fun. It was obvious she cared about bringing people together. She always had an open-door policy and made people feel comfortable coming to her with questions or concerns. I can never thank her enough for the kindness she showed us over the years, including helping us with our little fur babies. That meant a lot to us and is something I’ll always appreciate.
One of the things we appreciated most was feeling safe. During our time there, there was an incident involving a resident experiencing a serious domestic situation, and multiple residents called law enforcement. I was honestly surprised by how quickly police responded. Within minutes, several patrol cars arrived. That gave us reassurance that if something serious happened, help was available and safety was taken seriously.
We had the opportunity to live in three different townhomes throughout the years, and each gave us a different experience. We especially loved living near the pool area because opening the upstairs window brought in an amazing breeze and created a peaceful atmosphere. If you enjoy fresh air and a cooler feel, that location is wonderful. For people who prefer convenience and fewer stairs, the single-story units are also spacious and a great option.
The amenities were another huge plus. Having an in-unit washer and dryer made life so much easier, and townhomes having garages was a major benefit because parking directly in your garage is incredibly convenient. Parking could occasionally be frustrating when visitors parked in resident spaces, but that really isn’t the fault of Mariners Cove management.
We also appreciated the security measures, including cameras throughout the property. It gave us peace of mind knowing there were systems in place to help protect residents and assist if problems ever occurred.
After almost 11 years, it was genuinely sad to leave. We built many memories there, even rescuing several cats during our time living there. Mariners Cove was more than just an apartment complex to us—it truly felt like home, and we are grateful for the years we spent there.”
“This place is a gated community at the end of the street. The parking is by permit only. The apartments and landscape are clean outside and neighbors are quiet and very friendly. There are two small playgrounds and a basketball court for the residents. There are requirements for eligibility so I suggest you inquire within if you're interested in finding out if you qualify through Visionary Home Builders.”

“So far I’ve had great experiences. Kierstian is always answering the phone. Always very nice. Whenever I call with maintenance issues she helps me resolve them quickly and get the orders out in for repairs. Normally have somebody there same day or next day to the latest. Joe has also been amazing. He’s always communicating and making sure the repairs are still functioning.”
“Amazing apartments!!! I lived here for Two years and loved the apartment complex and staff! The apartments provide high rise ceilings which I loved, and all appliances included. Very quiet apartments and great vibes! The apartments were always kept very clean and up to date with maintenance.
