Despite Loft House branding itself as a new, luxury residence, their utilities billing system is nothing short of a dealbreaker. In an age where individual metering is standard, Loft House’s decision to split the utilities bill among all residents feels archaic and grossly unfair. I’ve found myself bearing the brunt of collective usage, even during times when I’ve conserved energy or been away. Frankly, it’s a glaring oversight in what’s supposed to be a modern living environment.I had high hopes when the new management company took over in September 2023, but my experience has been nothing short of frustrating and disappointing. It all started when they attempted to bill me for the months of May onwards, which was clearly incorrect. When I brought this issue to their attention, they washed their hands of it, directing me to a third-party they hired and claiming they couldn’t do anything themselves.This level of incompetence and unwillingness to take responsibility for issues that arose due to their takeover of management is simply unacceptable. It’s evident that they lack the experience and professionalism needed to effectively manage this apartment complex. I regret moving here and caution others to deeply consider both the utility billing and the management’s track record before committing. My hope is that future residents won’t have to endure the same headaches I’ve faced dealing with this inept management team.

Look elsewhere! This apartment has the worst management that has absolutely no regard for residents or their living conditions. Many of us tenants had hoped that things would improve with a recent change in management, but the new group is worse than ever. Almost nothing works on site, constant billing errors, and they could not care less.

The thermostat is broken and it just keeps getting hotter and hotter. Nobody seems to have a clue of whats going on. I think the maintenance setup is completely broken.

We have been living there for almost 6 years, and we are happy with the amenities, the staff, and the location. We noticed some recent improvements, and we are pleased about this constant effort to maintain everything well!

I have had a terrible experience living in this apartment complex. You will only realize this when you move out. I will not recommend anyone else to live here. Please consider other apartments in the area over this one.Cons:- Expect to pay upwards of $1000 upon move out even if your security deposit is less than that. They charge you for anything and everything they can come up with. They say it's not going to be much during the move out inspection but they do as they please later. It is ridiculous.- if you are on the third floor, you can't sleep with the street lights without the blackout curtains which you ll have to install on a very high ceiling.- Expect to have all your packages stolen. There's no security.- Expect ridiculously high rent hikes which automatically go into effect without any heads up. This happened to us twice and we had to go and fight this out. The property managers change every two weeks so you'll have to talk to many many people about it before they fix it.- Expect zero help or support when you need it. The property managers are rarely in the office. They are almost always "on tour". They also NEVER pick up your phone.- Appliances are old and break down often. A few ceiling lights in the apartment never worked for us. The dishwasher and insinkerator broke down very frequently. The maintenance team is fine but could be more competent.- Noisy (Caltrain and crows) and way too much light at night because of bright lights in the plaza. The double pane windows don't really do much for the noise.Pros:- Location.- Relatively modern to many other apartments

Absolute trash. Stay away from this apartment. The property managers will do whatever they can to extort every penny from you upon move out.Our stay here was filled with constant issues. Elevators being broken, bathroom flooded, appliances broken, sewage backup and what not. There is nobody to take care of the issues. The property manager is never on the property so you have nobody to complain to. How convenient. The whole thing is a complete shitshow.Many other better apartments in this area for a better price.

The leasing office is very unresponsive and they have not taken care of issues for more than 3 months. They state the tickets are closed internally (never informed me who is the tenant) and they refrain to tell us wat resolution they took, quoting internal policy. Not a luxury apartment standard at all for the service and the prices we pay. The inunit amenities provided are old and not fully functional.

Living here was great until the management changed over a few months ago. The location is great with plenty to do within easy walking distance and Caltrain right across the street from the front entrance for easy access to SF and SFO airport. The building is overall very quiet besides the construction noise from two sides on weekdays and the occasional Saturday. The amenities and common areas are lacking compared to similar apartment complexes in the area. State of common areas is not great. Inside bars on both ground-level stairway exit doors have to be kicked or shouldered full-force to open the doors which is a serious FIRE HAZARD. At least one of the two elevators is always out of order. Lots of carpet stains on stairs and hallways. Gym is very small with worn out equipment and gets cramped if more than two people are using it at the same time. Pool is likewise a little on the small side and the hot tub isn't kept very warm which limits its usefulness a lot of the year. Security is not the greatest as of now. Package and mail thefts are a regular occurrence because mailboxes are visible from the front door which can be easily pulled open from the outside, are of an older style that has an easy to find master key and the elevators from the lobby don't require a key or buzz-in to access all floors once you get inside the front door. The old management team when I first moved in was much more proactive about mitigating and addressing these issues and actually listened to residents when they brought them to their attention even without needing to put in a formal maintenance ticket or complaint. New management seemingly don't care at all and I hardly ever see them either around the property or in the leasing office during their normal hours. The one saving grace is the maintenance team has always been very good about fixing issues within individual apartments which has been a lifesaver several times. I'm guessing that's because they've all been the same staff the whole time I've been here unlike the higher-up management which has apparently always been a revolving door.

I had bad experience with Greystar in Houston, but I tried again here because of the location, and again I'm disappointed, and will never stay with Greystar again. We understand that the corp needs to charge for cleaning, but to paint the ceiling, unbelievable. We never did anything to the ceiling. We even didn't put any holes in the walls. When we asked for the explanation, they don't even care to reply. Moreover, the elevators are often broken, take weeks to prepare, and they don't put any signs so that people know.

Mailbox got broke-in, important packages stolen. Posting on community wall about anything requires management approval which is extremely slow(posts got approved after 3-4 months!) Maintenance team is great though! Apartments themselves are very nice, insulated and spacious, but management needs to provide more secure access to mails and packages.

I have lived in this place for a few years now.The management keeps getting worse and worse.Let me tell you straight away the cons and positives:Cons:- INCREDIBLY loud, not only the caltrain is running 24/7 and making super loud noises at 1, 3 and 5 am as well, but there is now a huge construction site next to the house that has been going on for months and months, with huge heavy machinery. Absolutely impossible to have peace in this place, you may as well go to a club and find a quieter atmosphere- Packages get stolen ALL THE TIME. Management is completely incapable of dealing with it, they are. unable to put more cameras or do anything about it- I sometimes get packages that show up as signed by the leasing office and then they claim they do not have when you go there- The leasing office team is basically NEVER present there, you can go there and there's always the sign they are touring a new unit to a visitor but it's 100% a lie. You could go there at 2pm and the sign shows they will be back at 4pm.. really? A 2 hour tour? They are just in the office and taking constant breaks- They NEVER reply to emails, they almost never reply to phone calls either, you have luck going there in person and hoping you find someone if they are not on a "tour"- The water drainage is terrible. I had to have my bath tub fixed multiple times cause it would not drain water.- The fire alarms inspections are often, go on for the whole day and they enter your unit without any warning during those days.- The elevator recently was broken like 5-6 times in a row and many people got STUCK in the elevator several times for several weeks. They keep saying it will be fixed for good soon.. but it's scary to take it.- The parking lot is constantly leaking some liquid, some water, or the lights are broken- Only limited to one internet provider in the whole area so you are stuck with really below average internet from Comcast- Gym and facilities are kept incredibly below average. Extremely dirty- Hallways are dirty, carpets are dirty, some areas straight up stinkPros:- Very close to downtown sunnyvale to restaurants and shops- A decent gym in terms of equipment ( Although incredibly filthy )Suggestion:There are plenty of places with similar rent around the area, all of them much better than Loft House.

I lived here for several years. It has some good points but also some major headaches and has declined under the new managers, and I'm glad to be leaving.The location is very walkable: close to Target (now closed), Whole Foods, Sunnyvale Farmer's Market, AMC, restaurants, shops, CalTrain, etc.The downside of this is that it is _extremely_ noisy from Caltrain, bars, late-night burnouts in the carpark, leaf-blowers, and lots of heavy construction or industrial equipment nearby. The noise starts before 6am and runs until late at night, including the weekend. If you keep all the windows closed it's not too bad, but since there's no other ventilation you can't do this all the time. There's a lot of dust in the air from the train and construction, which will coat anything on the balcony and come in through the windows.These apartments are also directly under the final approach to Moffett Field, so you will see various fighter jets, Google execs' private jets, military transports, etc. But the volume of air traffic is not too high and there are relatively few flights at night,.The management office is very disorganized and difficult to deal with. They often won't answer email for days at a time, often don't answer the phone, and don't reliably return calls. I had to repeatedly walk down to the office in the hope of finding someone there. They just don't seem to think that reading and answering email is a basic business responsibility - it's amazing.During the holidays in a previous year, they didn't have a copy of our renters insurance policy for the next year. A reasonable thing to do would be to email or phone asking for an updated PDF. What they actually did was let us come home from vacation to find an eviction notice on the front door. If we had been away for another week would they have thrown out all our stuff without even attempting to contact us?When moving out we agreed to pay a 2-month lease break fee, by check as they requested. They took the check but also deducted two months rent from our bank account! And they didn't answer mail about it. (I stopped the check.)The pool area was closed during COVID long after this was medically advisable or legally required, without any reduction in rent.The layout of the apartment with one large main room makes effective use of the sq ft.The apartments have large and tall windows which let in a lot of light, and depending on your location, may have nice views. The downside is that they also let in a lot of light at night from all the light pollution in the nearby area, particularly the very bright street lights. The windows are fitted with thin translucent blinds.The fit-out of the apartment is stylish but you can see it's also fairly cheaply constructed considering the premium price, and some of the design decisions are dumb.Maintenance tickets get a prompt effective response, but the common areas are run down, with lights out in the carpark and corridors, water leaking through the ceiling for weeks at a time, etc. They charge you $25/year for a parking sticker which is tacky when you're already paying $60,000 per year for the apartment, and other people park in the visitor spots for weeks at a time.Security is mediocre: parcels get stolen, bikes get stolen from the supposedly-secure bike room, for a long time one of the external doors wasn't locking effectively...
