They do not pay their vendors. I assisted with a closing out of state in June of 2022 and still have not been paid. Their contract terms state "Net 30 days" for payment, but here we are 5 months later and no payment or effort on their behalf has been made. At first, they would respond by saying the transaction had not closed on their end, then they just stopped responding after 3 demands for payment. Even after emailing John Arnold, County Manager, he has never responded. I DO NOT RECOMMEND LAWYERS TITLE as a vendor and/or as a customer! They are the most unprofessional title company I have ever worked with in the 10 years I have been in the business.

I wish I could give no stars. They did not know their own cross street. They said they would 'google' it. When I arrived, the door to the bldg. was locked. I called and they asked if I was trying the suite door. "No, I'm on the street." I was put on hold for 5 minutes. They couldn't find anyone to let me in ?!? I finally got inside. Went to the office. Door locked !! I called. Person answering phone couldn't leave the desk and open the door !!! Please don't give your money for escrow to these folks. I didn't.

This is a poor excuse for a escrow company. Poor service. I am a Real Estate Broke with 22 years in the field. I have worked for banks with their REO listings, have closed several dozen short sale listings helping home owners get out from under water and hundreds of buyers get their first home. I have to say that I have never dealt with such an arrogant group of people then the Lawyers Title and Escrow office in Oxnard California. They don't follow the Real Estate Purchase Agreement and Joint Escrow Instructions. The escrow "assistant" interjected her own terms and sent the document to my client after receiving clear and precise instructions on a contract to do a specific thing. In this case the buyer was compensating the seller by paying an extension fee for 2 weeks. The contract was amended with the instruction to escrow to release $1,000 to the seller for the extension fee from the earnest money deposit buyer had in escrow and hereby authorized them to do so without any further instruction needed. Escrow not respond for over a week. When I called the assistant did not respond. I e-mailed this women twice and finally got a response. This was over 7 days from when the seller should have received his payment. When this was brought to the attention of the escrow officer she is the assistant to the real battle started. The escrow officer sent a e mail stating I should call the office manager and when I requested she ask the manager to call me she failed to do that but she, the escrow officer called the seller direct and spread her position. She did not call the agent as she should have but the seller direct with a view to make her look as if they were acting as they should, she only gave him her version. Escrow is supposed to be a neutral party and follow instructions from the principals involved not the other way around. This particular team, Julie L and Margaret K have piss poor communication skills. No phone calls and their response is 3 to 6 day turn around. A couple of loan officers in my area of tried to get information from this group and have similar complaints including making a statement that these people are completely difficult to work with. If you are in need of escrow and title service try and stay away from Lawyers Title and Escrow. They are a very poor choice in the Oxnard area.

I love Lawyer's Title! I am a realtor and I use Lawyer's title for all my title reports! Michelle and Alex are my reps and they are always there when I need them! Did you know when you re-finance your home you need a title report!? Well make sure to use Lawyer's Title! Thanks guys, you are the best!

I used to work in the mortgage industry and dealt with escrow companies. Granted I never dealt with escrow/title as the same entity and maybe that is the difference between professional and ridiculously unprofessional. Lawyers Title was a referral and my fault for being open to a referral. Where to start?? We used Lawyers for our refi. Loan docs came in from lender with wrong date...escrow did not catch it. Set up signing and fortunately signing service caught it. Ok, now we have to do it another day. I would give them a freebie because we all make mistakes but after the other antics and no SIMPLE APOLOGY, they get a simple honest detailed negative review. There is no correspondence from escrow to explain how credit is being allocated, instead it was tacked on to the end of the loan, thanks for the help 30yrs from now at the end of my loan. I would have appreciated the heads up so I could explore the idea of pre-paying HOA as I did with my purchase credit. So then I get a call from my loan agent that I need to come up with $701 and drop off a check within an hour to not be subject to another day of interest and a delay in closing. Where is this normal? You owe $701 and its due in an hour. So I am driving to the office...pissed (needless to say), my agent has the escrow agent (Yvette Maxey) on her other phone and I can hear my agent say "he'll be there in less than 10 minutes". I arrive 5 minutes later and the receptionist tells me Yvette is in with clients. UNBELIEVABLE!!!! I asked her to tell her that I was hear to see her and that she was expecting me. She went with resistance and came back and said sorry she's in with clients. What the phuc am I, chopped liver? I then called my agent to vent and she called the office and I heard the receptionist say that I was in with Yvette. WTF, I am standing right in front of her listening to her say I'm somewhere else. To make a short story long, they are unprofessional and may I add not professional.
