When we got here we paid a $2000 deposit and it was dirty with trash on the carpet and dust on the furniture and we had to clean it. Then, 2 years later when we decided to leave we insisted on cleaning the apartment like never before to avoid being charged "extras."
But our surprise was that they charged us the $2000 deposit to clean it anyway. I mean, what? When we received it was dirty and we returned it clean and they charge us?! Super dishonest. Rats and dishonest.
I spoke to them by mail because they never answer the phone, then they said that "they take tenant complaints very seriously" and that they would look into the matter, but that if this problem was publicited in a google review they would not solve anything, Wow I mean, they are restraining you to give your opinion!!. Anyway I refrained from putting a review. But it didn't work because in the end they only returned $35 and kept the rest. Very bad experience with those thieving and lying people.
AVOID GETTING ANGRY.

Worst rental property management. The ABSOLUTE WORST. If anyone is searching for homes search else where. We rented for 2 years through them and the service and request for repairs is horrible. They did not return any of our deposit for the home we rented and it was in horrible conditions with cracks in the walls and it wasn’t cleaned when they gave us the keys so for them to take my deposit is insane.

Moved into a house a few months ago. Rental wasn’t even cleaned prior to moving in. They basically wiped the sinks and counters and called it a day. I had to deep clean before moving in. We had to use pest bombs in the house as well due to several german roaches being found. There was instantly several problems with the home and there still is. They don’t answer phone calls and prefer to just try and avoid you instead of fixing the issues. We have two broken showers they have yet to fix. Sewage smell coming from bathroom. Water leaking from upstairs. Horrible smell coming from a closet. Multiple broken knobs on drawers. Multiple broken window screens. We had even more problems that were thankfully fixed after bugging them so much. Definitely learned my lesson and will not be renting through Trident again and I recommend you do the same. Sierra Pacific is better.

HOA fees of almost $500/month and the gates regularly break at my complex. I've had stuff stolen off the my back deck as well from the homeless. I pay over 6k/year, you'd think I'd get better. Trident is a disgrace of a company.

The hoa property management Reliable Mgmt had one time increase in 5 years from $245 -$255 , and Trident had 2 separate increase in hoa monthly fees for the past 5 yrs. now $310 in 2023 and 2024 as added Supplemental fee for $199 for the past 2 years. No additional services for security and the management charges $30 after the 15th even if the 15th is a holiday or weekend. NOT fair and easy to trust representation of management compared to Reliable Management by far. Not recommending it.

The worst property management company around. Charge for things they do not do, charge for rent when they r charging others for that same rent, etc. Avoid like the plague either as a tenant or owner.

My son has made the sacrifice of volunteering his life and career to serve in the United States Air Force and is stationed at Beale Air Force Base near Yuba City Ca. My son was informed by the Air Force a few months back that he was approaching his required time to exit the dormitory based on his rank. The process of filing the proper paperwork is, lest I say, difficult. Upon being informed by the Air Force he only had a few items remaining to file, he and another airman began looking for houses off base. They found one listed by Trident. The looked at the home and was told they must put down a $2400 deposit to hold the home while the final paperwork was completed by the Air Force. The Air Force continued to process the paperwork but have still not finalized giving my son his Base Housing allowance and has now placed it on pause for some unknown reason. My son has been extremely transparent with Trident and now Trident has informed him they will not refund their deposit. It had only been a few days from the time they gave the deposit and again was informing Trident the entire time of what the Air Force was doing.I’m at a loss that a billion dollar company like Trident would take advantage of two young men who has made the sacrifice of serving our country and make very little pay but not return their money. They saved for months to come up with deposit money and for Trident to keep their money is shameful. I hope this message makes it to someone who cares that these young men are giving their lives to serve their country for people just like the ones who made this decision to not return their money.

I am a landlord that has lived in the Yuba City area for 65 years I have dealt with four local management companies Trident property management is the worst one of them all after just one year I was forced to terminate my contract Linda is a sweet talker but she is very mean in Attitude hey misrepresented the management contract they are looking at the welfare of the renter first and foremost and not the landlord they will rent your home to the first person that can pay the rent they will not share any information with the landlord if you use this management company you might as well sign over your home to them because they are the owner and bossThey hate people who challenge their decisions

Now I understand why this community stopped having this service few years ago and I hope together we can do it again as with unprofessional guards and unprofessional behavior we are really not happy.I hope we have a respectful relationship and if we need to have any passes you have to provide us as we are paying you for this and we owning this property. I think we hired you. “Correct me if I am wrong”.It’s your responsibility to provide us with passes, like you did provide us pass for the pool and code for the gate.We believe that towing makes some money and that is why we still don’t have pass for our cars although we did make some phone calls to find out why we don’t have passes for our cars.Thank you again!

Worst property management ever. I applied for a house. Kept getting the run around with the application process. They have a 3 day period for the application to be active after that it goes inactive. They had issues get my past rental history from my previous property manager and decided to call around 4:45 pm to let me know on the 3rd day. Then they said there was something on my my co applicants credit which is entirely false. They took our money for the application process plus we took a hit on our credit score. Just an all around horrible experience. If I could leave anything less than one star I definitely would.

Trident manages an HOA property in which I live in Elk Grove. The current manager along with the board of directors do not follow the provisions of the Sterling Davis Act which was designed to protect the interests of home owners living within a HOA in California. Here are the problems I have witnessed:1. Property manager doesn’t employ an Election Inspector to supervise election of board members.2. Property Manager disqualifies potential candidate(s) - that’s the job of the Election Inspector who is an independent third party. This allows “banana republic” style elections and further strengthens the self-interests of the board and the management company.3. Property manager acts as an enabler allowing the board of directors to weaponize architectural application process which homeowners are required to follow. The Sterling Davis Act stipulates the process should be fair and expeditious. Instead the property manager and board have colluded so I would be forced to put my project on hold until the time limit has expired under CCR&Rs.4. The property manager/board of directors employ selective enforcement of CC&Rs to grant privileges to some homeowners and deny others who have asked for the same right.When I purchased my home in this community I never thought I would be living under an authoritarian regime run by a property manager who is blatantly disingenuous.
