My experience at this property has been disappointing. Although the facilities are adequate, the costs are completely disproportionate to what is offered. Unexpected additional charges appeared without any clear justification. Everything, from maintenance to basic services, is charged at exorbitant prices. I feel ripped off by the excessive costs, and I would definitely not recommend this place to anyone looking for fair value for their money. There are much better options in the area

Do not rent this property, we stayed here for a year and when we left they charged us all kinds of crap, they charged us $2000 of the deposit for problems that the house had by default just to keep our deposit. If I could give it 0 stars I would without hesitation.

The woman named Marian is great.
Some of the policies from this company are rather crooked. I stayed at 2035 Marine St, and by default they take the cost to have the carpets professionally cleaned for the incoming tenant out of the security deposit of the previous tenant.
Needless to say, this is a sneaky and exploitative practice. Security deposits are supposed to be for repairs to the apartment resulting from any destruction of any of the facilities by the tenant. Beautifying the apartment to prepare it for the next tenant is the landlord's responsibility.
In my case, I had the carpets professionally cleaned myself, and they still charged me.

I am an out of state (NH) parent with a transfer student, so definitely thought the process of finding an off campus rental for the school year in the summer (with just one short in-person visit) would be daunting, not to mention the fact that online reviews for many property management companies can be a little scary. However, I can't say enough about Boulder Property Management Company. They have been super quick to answer emails and never tired of our questions. The process from seeing the place to signing the lease was easy and flawless. The house is older but was clean and in move-in condition. There was one issue with the hot water (the gas valve just hadn't been turned on)-but they sent someone over in just over an hour after I called and the issue was quickly fixed. I've been to their office to pick up keys and to drop off the property condition report and one of the other parents interacted with them when first seeing the house. So I've had interactions in person, via phone and via email-in every single instance, they were polite, professional and super easy to deal with. Easily a five star experience (or more!) so far.

Do not sign a lease with this property management. Not only do they neglect their tenants but they also neglect their properties. They have lied to me about the preferences of the property owner and denied us to renew our lease by claiming the owner was trying to sell the property. When I spoke to the owner in person, he asked me if I was interested in renewing the lease. They offer zero assistance when you have issues with your property and will only blame their tenants and fail to take any accountability. They absolutely prey on young tenants and try to get any amount of money from you. Janet, their “accounting” manager was rude and did not take me seriously when I was having issues with payment.

This is the worst, most inconsiderate company I have ever rented from. The place was heinously dirty when we arrived. The wifi chord was completely broken and running under our apartment in a locked room where we couldnt access it, and after many calls pleading them to fix it, they refused, saying wifi wasn't part of their responsibilities (this is technically true but the physical infrastructure required to support a wifi provider is definitely a bare minimum). The door handles have fallen off multiple times, and they've only fixed them because they're legally obliged to provide functioning locks to their tenants. I can't wait to move.

One of the profit-maxing company in Boulder.
1. predatory behavior of asking students to renew lease 10 months.
2. contacted 6 months before renew starts and they still want you to be financial responsible for the lease.
3. beta behavior of 18.75% rent increase no cap
I'd love to leave more stress capability for school, not from them.
DO NOT rent from them unless you are attracted to red flags like I used to.
Seriously though, avoid this place <3.

Do not rent from these people. They have sent maintenance workers into my apartment four times without any notice. I have explicitly requested they at least text me and they never follow through. The first time I was asleep and came out to a man in my kitchen. The second time I was in the shower and the man started knocking on my bathroom door. The most recent time I was getting dressed in my room. None of these occasions were for services that I requested or asked for. They will knock and immediately enter. They will not be apologetic in the least. If you are a parent of a 20s daughter think about whether or not you would feel safe knowing random men will enter her apartment whenever they feel like regardless of whether she is dressed or showering.

Scottie- the head of maintenance- is truly amazing. He’s the most helpful person I’ve ever spoken to at a leasing agency. He was very understanding of my situation and was able to get me my money back for a repair. All 5 of these stars are for Scottie!

If I could give 0 stars I would, but unfortunately this is not an option. Much like living an enjoyable life while renting from BPM isn't an option. I have called them 3 times today to try to get a response about my apartment flooding and I got yelled at every single time by people who seemingly didn't know what they were talking about. If you can avoid it, don't rent from here.

Incredibly greedy. They will quietly nickel-and-dime you for every small bit of maintenance, such as some external laundry room lock breaking due to weather, or someone else leaving garbage out in the common yard. Rent is sneakily made due several days before the end of the month, with late fees starting after the 1st, unlike normal landlords where it's due on the 1st with a few days grace period. So if you forget to pay by one day, they sneak in a late fee the next morning without notifying you or saying anything. Given that people get paid at the end of the month and autopay isn't always an option, this is beyond insidious. They want to squeeze out a tiny late fee whenever they can.When it comes time to leave, they will plunder your security deposit. The deductions will mysteriously add up to almost the full amount (to no surprise). BPM includes a stack of post-move-out maintenance invoices for ridiculous sums, most of which are natural wear-and-tear. They're counting on you being unwilling to dispute the matter, especially if you're a college student who's leaving town after the lease ends.The only reason I'm putting two stars is because the maintenance department is decent and prompt.

I rented with BPM for multiple years and will not be moving back in with them so I feel now is a good time to write a review. I will preface this by saying I am giving two stars as they are the best property management company in boulder which is NOT saying much. They actually have an office and a phone number which you can call and are usually pretty helpful.However, they are just like any other property management company here. They provide old, rundown houses to college kids and charge a fortune in rent. Every year rent increases with no option to negotiate. Last year alone, we had the heat break in our building numerous times in the winter leaving everyone without hot water. When I confronted the maintenance crew about not having heat in winter with freezing temperatures, they were “nice” enough to provide me with a space heater. No rent compensation or anything for the 1+ week of combined days with no heat and hot water.Regarding your security deposit, I always received 75-80% of my deposit back despite leaving everything extremely clean and in better condition than I found it. I was charged for cleaning fees regardless of the condition I left the property in, some of which are outlined in the lease. They are aware they can withhold these things despite them being considered “Normal wear and tear” which are things that you as the tenant should not be charged for under CO law.Renting in boulder is not fun and I would recommend that you consider a private landlord if possible. If you decide to go with a property management company in boulder, BPM will get the job done but you won’t enjoy the experience.
