Sunnyside has been absolutely wonderful to me! I have rented with them for over 2 years now and have zero complaints! The few maintenance issues I have had, have been addressed immediately and efficiently! If you have an opportunity to rent from them, I highly recommend it!!!

I am a professional property manager and I know there are two sides to every story. I have been doing property management for 30 years. I chose Sunnyside after investigating other companies and their reputation and resources.I have found Sunnyside to be hard working, much better staffed than most competitors and maintaining a favorable attitude towards tenants.I have worked with other property management firms and it has been a nightmare to be honest. Complete incompetence in some cases. And illegal in some cases too.I see posts about Sunnyside that are poison and I think these tenants are being unfair. Of course, "the landlord" is always the bad guy. I cannot accept that. Honestly, while there are stellar tenants, many are malcontents and hostile and will not face their responsibility as good citizens and blame the landlord. Not right. -- One complaint I saw called out the landlord for too many showings. How else can a place be rented or sold? Not by intuition. Another complained about check out deductions. I can assure you, if a tenant takes care of a rental, the return of deposit is full or near full less reasonable wear and tear. Property managers do not make money on repairs. It goes to the painters, handymen, carpenters, etc. In fact, it costs the property manager in time and effort.So, everyone, be fair and believe me, compared to what I have seen, Sunnyside is one of the better shows without ignoring the owner's substantial interest in a valuable asset.

Money hungry company that only cares about profits. They squeeze as much out of your security deposit as possible. “Carpet cleaning fee” is mentioned in the lease. I called Sunnyside and they said it’s $0.37 per square foot fee and that I couldn’t rent a steam cleaner and perform the work myself. It’d cost me $27 for a 4 hour steam cleaning rental. They will charge me at least $200. This is just one example of many where their greed shows.Example 2: They attempted to overcharge me 100$ per month in rent. I looked at fine print in lease and successfully disputed this.Example 3: They attempted to charge me for plumbing services I requested that were needed and were clearly not my fault. I eventually was successful in disputing the charge.Any opportunity to charge you will be taken. Watch your bank account if you rent with Sunnyside.

I lived there for a while and had ok experiences… then the security deposit came back. I was charged for things that didn’t make sense at all. Damages that we weren’t responsible for and they said they knew about when we moved in. They messed up payment with the previous tenant so we had to pay their late fees, when things would be wrong in the home like our drain pipe leaking and creating black ice in front of the walkway, it took them months to repair it. Eventually we had to say “if someone gets injured because of this, that’s going to be more difficult for you to deal with than fixing the pipe”. Mind you, they didn’t repair it even they just gave us a bucket of salt. Things like this happened all the time that was an obvious issue on their part. But us tenant paid the price. Not a good place, started off fine when I moved there but as the years went by… I never would rent from them again.However, most of the time the people I spoke with were very nice.

I am a current resident with Sunnyside and my experience so far has not been great. Our power goes out around 5 times a week and they’ve done nothing in efforts to fix this issue. It goes out while we’re in meetings and is messing up our personal work life. As well as our heat simply does not work. With the temperatures dropping this has made our unit not have proper living conditions. Especially when the power goes out so does our space heaters, making our house around 59-60 degrees. On top of that people nearby are illegally parking in our parking spots, and Sunnyside has done absolutely nothing within the few months of our complaints about this issue. I do not recommend this Property Management for renters interest.

I saw all the one star reviews and still decided to rent from them. Figured we were responsible and wouldn't have any issues. Wrong - they take your deposit.They tried to charge me $400 for maintenance fees which they removed at first complaint. Still got charged $400 in cleaning fees for an apartment we left cleaner than we found it (it was pretty dirty when moving in). At least make sure to document EVERYTHING on the way in and out if you do rent from them. Ideally, don't rent from them at all.

I have been renting from Sunnyside for 5 years and it’s been a great experience. I’ve had several maintenance issues come up over the years and they always address them promptly and with consideration for my schedule and privacy. It’s easy to get in touch with the office staff when necessary and they always go out of their way to handle whatever situation comes up to the best of their ability at the time.

DO NOT RENT FROM SUNNYSIDE! This company does not care about their tenants and will charge you for the most ridiculous things after you move out. I left my apartment in pristine condition after spending days cleaning it, and expected to receive my ($2,100) security deposit back in full. However, after months of not receiving my deposit back, they sent me a letter saying I owed THEM another five hundred dollars for things that are ABSOLUTELY NOT the responsibility of the tenant. I would give them zero stars if I could for the way they treated us when we moved out and I am looking into the possibility of legal action.

First negative review that I have ever written, but I was treated so poorly by the brunette male in the main office, who was identified as the manager, but never said his name, that I think others should know. Four hours before move-in they notified us of a rent increase of $150 per tenant. They also said that they would not release the keys until everyone on the lease had paid in full. Next we were told that they were making keys for our unit and that I would have to wait. (I don't know why they could not have made the keys before the day that everyone was moving in). I could hear them making keys and asked if he could expedite my key as I had a rental pick-up truck full of move-in items outside and I had a scheduled delivery that was coming to the house that I did not want to miss. He told me that the longer I talked to him, the longer it would take for him to make the key. I was the only one waiting in the office. He made sure to let it be known that he was not going to help me. I waited 1.5 hours. Then, the keys that we were given would not open the door to the house. They sent two helpful people to the house to problem solve and then the office manager showed up and proceeded to yell at his staff about the keys that did not work that he made. All that was needed was an apology for the disorganization and an acknowledgement that he would try to help.

I have lived in many rentals around Boulder since 2012, and Sunnyside has been by far the best property management I have dealt with!!First of all, everyone I've ever met from the office has been so kind, attentive and professional. I moved in to my place the same week they moved offices and they were still so patient with meeting my needs and answering my questions, even without having their office setup.My apartment was SO clean when I moved in!! I was. impressed because I've lived in a handful of rentals in the past decade and none have come close to how immaculate the space was (and it's a historic home, so it definitely didn't just come out of the box this way!!).My power went out my first night because I overloaded the circuit, and they had someone come out on 9am on Sunday morning to fix it and show me how to avoid the problem in the future!! Other property managers I've had in the past would take days/weeks to address the smallest things, so Sunnyside's turnaround time really moved me.The other tenants in my building have lived here for years, which I think is also a testament to their ability to smoothly manage the property. I feel safe here and like it's easy to maintain a good rapport with Sunnyside. Even though they have a ton of properties and managing student rentals is (probably) a nightmare, it still feels like they care about my living experience. Thank you :)

Our fridge has been leaking and freezing out food for 2 months now and no one has done anything about it along with our fencing in the yard is falling down and I am still waiting on an update. I called about our plumbing overflowing in our bathroom as well and was told to wait until they have time or pay out of my own pocket to fix it. All and all they do not really do much to help with maintenance but love collecting our money.

Not satisfied with the leasing application process. Toured a place that had already been approved to other tenant and was not told until a week later. Was reassured that the application process was not first come first serve but instead based on application qualification, but not only does it sound like it is first come first serve based on the speed on which they sign another party but our application was not even opened for consideration. Not getting the apartment was not he main problem it was more so the lack of communication between the leasing department and tenants. Would have been nice not wasting time and money on a place that was already signed.

My husband and I just signed our lease for our third year with Sunnyside. We really enjoy renting with them, as they are friendly, courteous and they respect our privacy, while always being prompt to respond to our maintenance requests or concerns. We love our property, the location to downtown, and our neighbors we share the duplex with.

Had no choice when Sunnyside acquired the previous property management company about three years ago (almost ten years into my rental time). Maintenance calls on my 40+ year old condo were few and answered promptly, and their repair folks were top notch. I chose to take advantage of Sunnyside’s Early (lease) Termination program, and it was a very unpleasant experience. After paying a fee of one month’s rental, most of the six-week rental process falls to the tenant (including scheduling tours and providing photos). I asked to review ad copy, sent suggested ad copy, and requested a list of web sites where the unit availability was published. After not hearing back for three days, I called the Sunnyside office. I was told by my contact that Sunnyside had no intention of calling me back, as they deemed me a “problem customer”. The poorly written ad copy on their sites was reduced the next day to one sentence. Approximately ten days later, Sunnyside edited the unit advertising and used my suggested copy verbatim! I was not notified. With only two weeks left in our deal, I complained about the high rental price and their cluelessness about the surrounding market, and failure to follow up on potential tenant emails. Sunnyside then told me they had conducted a “market survey” and lowered the monthly rental price by $255. I rented the unit for almost 13 years -the paint and carpet was at least 16 years old. I heard from a neighbor who was in touch with the unit’s owner that Sunnyside told him upgrades were not necessary. I’ve never paid a substantial fee to a company and then be told their intention was to ignore me. But Sunnyside Property Management did. Nor have I dealt with a property company so intent on trying to rent a 40 year old property for the same price as a sea of units, within a five miles radius, built since 2010. Sunnyside Property Management did. Their employees during the Early Termination process were less than professional, never apologized for their intention to ignore me. Avoid them if you can.

Decent landlord, no real complaints. Communicative \\u0026 helpful when needed. Have heard horror stories of other Boulder landlords, but so far so good. Just signed on my 5th year leasing with Sunnyside.
