Great place to live! The apartment was move-in ready and the team made the process simple with a clear checklist of everything I needed. The community is well kept, and overall I’ve had a really positive experience so far.

I’ve lived here for a year and half now and continue to have problems. The pool has finally reopened after being closed the entirety of spring and summer, about 160 days. Just today the hot tub broke for the second time in a month. The elevators are frequently going out of order. Packages are being stolen from the mail room enough where several residents a month complain. It does not feel like the luxury apartment I signed up for. When asked for compensation for the largest amenity being out of service for so long they replied that because there is no amentiy fee they will not compensate, despite claiming to be a luxury apartment with a high base rent.

Feel like I dodge a bullet. The non responsive management team (which never sent me a lease too sign after being approved for weeks), broken amenities for the last year include pool and grills. The hallways smelled like wet dog and the units that they used for showing had bugs and smelled of mold. I decided to give up my holding deposit and lease else where...Also note, the entire time I had access to resident portal and it was nothing but resident complaining about building mgmt, not having a pool to use in 2025 and many complaining on stolen package and building not being secured.

Pool not open for the majority of the summer. On the 4th floor, the door into the complex from the elevator lobby is evidently broken. So that tells me there's some bad person that broke the door and I don't like knowing there are bad people in an apartment complex. I will say the floor plan for a one bedroom. Two full baths and an extra room for office/ guest room is pretty nice. I do enjoy that there is garage parking even though it's not personal individual garage parking, at least they're still coverage. I am impressed to the noise reduction within the apartment as I hardly hear anybody above next to below and even the outdoor noise

took my tour today and behold, there was water in the pool! they said it's close to being back up and running which I exciting. they also said the pool and the hot tub are both year round. i will be moving in, in a couple of months and will adjust my review accordingly

Abysmal. The property used to be amazing, the new management is the worst I’ve ever experienced (and I’ve lived in a lot of places). Would love to recommend but I can’t.

I came to look at apartments more than a month before my move and Annie and Aubrey were able to find me the perfect unit! The office was super responsive with everything I needed while moving in and nothing went unanswered. My unit was clean and it’s been pretty quiet, which is always a plus in an apartment complex!

You will notice that since equity residential took over from Holland Group. the ratings have consistently gone down. EQ has neglected the “luxury” advertising of this property and can’t keep any of the amenities in service. The pool, the grillls, land all items in the courtyard are not fictional. They do not seem to care. The pool was reported broken in January and they did not bring in a pool professional until June. In the courtyard, the fountain, the fire pit and the TV have all been unusable since they took over and nothing has been done to address it. The building is falling apart and we have very few maintenance people to handle the mass of issues in this building. management has given us several false timelines and constant excuses. The previous owners were not perfect but we believe that they cared and they communicated effectively. That is all gone, and there is no good faith left when we are basically paying premium prices to live at a Ladd building and no one seems to care. The pictures you may see on their advertisements on different websites are from long ago and not the current situation at The Den. They have not even planted a single flower this spring/summer when every building around planted just after Memorial Day

disclaimer about staff for small maintenance stuff: they are good. the staff that actually work regular day-to-day maintenance in this building are great. 2 stars that, the fact that I can park my car off the street, and sense of security. that said...
New ownership of this building has been a total disaster. Heinously mismanaged. pool and rootop used to be 24/7. now it's closed at 10pm... but it doesn't matter because they left the pool empty for months and now the plumbing is all dry-rotted to hell, as anybody knows anything about plumbing/mechanical systems could have predicted. while doing demo work to fix what they thought the only leak was, they've discovered this obvious condition... god knows when or if it will ever be fixed. It was my opinion months ago that they were going to have to jackhammer like half of the concrete out and replumb the whole thing if it's ever going to be back in service. it's been out of service for about 9 months and now sits empty with trash and debris all over the bottom, and a temporary chain-link fence around it. total eyesore. the interior hallways and gym were all pushing 85-90 degrees today. who knows why... and in the time since the all this has started to happen, my rent was increased by $300 per month. insane.
for only $3.20/sqft/month, you can live here, and imagine what it would be like to have a pool from the comfort of a 90 degree hallway.

I've been living at The Den Apartments for 2 years the staff is friendly, responsive, and always willing to help and go out of their way. The apartments are clean and comfortable. If you’re looking for a place to call home, look no further!

If you would like a deeply unsatisfying living experience, please move into the Den where management will not address your concerns, will not compensate for damaged amenities including the pool that has not been open since new management took over. They keep blaming old management instead of taking responsibility and actually hiring a pool vendor to fix the pool. June 2nd was the last promise of the pool being repaired and we are in mid July now, the summer will be over by the time the pool is fixed and I'm sure it will only stay open for a month. The grills have not been repaired for months, they could you know go to home depot and get replacements but they are too cheap for that. It will most likely be an AI bot that will respond to this post. They changed rental payment systems and no longer show you the breakdown of your expenses each month so you have no idea what you are being charged for. I was told I wouldn't be charged parking when I re-signed but they only took off half the parking each month and I can't get a human to fix this even though it's in my lease. Run don't walk away, I'd leave if I could. Flooding has happened in an extensive way to the point that the vet downstairs had to close their business, see the pictures of flood damage, elevator have been broken for months, doors have been left unsecured after hours, I was locked out of the building when they switched fond after hours I had the new fob but mine was not functioning, a month later and they still haven't switched all the elevator fobs over so you need to carry two fobs. There's more but you get the idea.
