To fellow contractors: do yourself a favor and steer clear of the Dutchess Apartments.
I was hired to complete a domestic hot water boiler piping job—critical infrastructure work that directly impacts tenant comfort and safety. We agreed on a 50/50 payment structure: half up front, half upon completion.
The job was completed exactly as requested. Their response? First, it was “We’ll get you paid as soon as possible.” That quickly shifted to “Actually, we don’t have the funds right now,” despite rent just having rolled in at the start of the month. Now? Total silence. No returned calls. No emails. No basic professionalism.
I will be pursuing this through small claims court, and I strongly suggest others do the same if they’ve been burned. There’s no excuse for this kind of behavior, especially from a multi-family housing operation collecting rent.
Bottom line: If you value your time, your money, and your business, don’t touch this place with a ten-foot wrench.

I just recently moved in and there were a few things that needed attention in the apartment but the management and maintenance got it addressed immediately and have stayed in contact constant keeping me updated on everything that needs to be done. Communication is key and I appreciate that they are communicating with us and making sure that our needs are being taken care of

Quiet, clean, and across from a school. Strict quiet hours and parking spaces. The management is on-site and communication was excellent.

I’m giving this place three stars based on my overall experience — there are both positives and areas for improvement. The new management team has been responsive and professional, and they’ve handled issues as they come up, which I really appreciate. They’re working with an older building, and I can tell they’re making an effort to improve things.
The location is peaceful, tucked at the end of a quiet street with minimal noise from nearby intersections, which makes it a pleasant place to live. That quiet atmosphere is a definite plus.
At the same time, there are some concerns I hope will be addressed over time. It would be reassuring to have working exterior security cameras, especially since I’ve seen non-residents, including unhoused individuals, in the stairwells. Ensuring that exterior doors lock properly would also help everyone feel safer.
Additionally, it would be great to see the pool repaired for summer use — not just as an amenity, but also as a way for kids to play outside, which could help with the ongoing issue of noise in basement units during quiet hours.
I think with continued investment and attention, this place could easily become a four- or five-star property. I appreciate the staff’s efforts so far and hope this feedback is helpful.

Hasn't been to bad it's allot better now that Emily has taken over property manager she really goes out of her way to help the tenants the best she can and she's cleaned the place up pretty nice.

The manager has been courteous,friendly, and honest from the apartment showing to move in. I feel like this place gets more flak than it deserves . They’re not the biltmore, but a good value for your money in a nice location.

I can say this building and management has made giant leaps in progress. Management has made a 180 degree turnaround and great changes are in the future. As a resident of 6 months now I have witnessed a better place.

Living in this place was, without a doubt, the single worst year of my life. In summary:
-Maintenance requests gone unanswered for the entire time I lived at the property.
-multiple illegal businesses run out of the building including an auto mechanic and car salesman in the parking lot and at least one hair salon in apartments.
-upwards of 5 listed phone numbers, none of which are the actual phone number anybody will answer.
-rude neighbors that leave trash, rotting fruit, dog feces (yes, dog feces), and massive drywall holes in communal areas
-fire alarm goes off at least twice a week due to people smoking in the hallways.
-frequent instances of stepping over homeless people to exit the building
-weekly instances of auto maintenance including loud music, power tools, and revving engine between 10pm-2am
-room was not cleaned when we moved in and appliances did not function (dishwasher did not work out entire time there).
-Heater would run at all times regardless of it's setting and the temperature.
I could continue on for 5 more pages, but the moral of the story is this place should not be considered unless you just immigrated to the country and have ABSOLUTELY NO other options. This slum is unfit for human habitation.
When we moved out there was a new MGMT company that seems like they are trying but I would still Not recommend taking any chance on this hell hole.
