This review has nothing to do with Karl or Mike, they are nice guys who unfortunately have to work with some bad corporate policies.After this experience, I would never rent from Extra Space Storage again, but particularly at the South Santa Fe location in Englewood, CO. I never had a problem with mice or greedy price increases until Extra Space took over this location from its previous owner.The problem is, they started treatment on another floor that was infested by mice, but didn't treat all floors which only pushed the problem to my floor. Nor did they notify us that there was an infestation and that tenants should check on their storage unit. I trusted them with my personal belongings... to keep them safe and free from damage or contamination. They failed at doing so.I had to spend several hours removing everything from my storage unit, cleaning it, wrapping it in plastic and putting everything back. The only thing Karl could do was provide tape, plastic wrap to cover my items and glue traps. No allowance for a price decrease or a free month or two in restitution, and I was on my own if my electronic items were damaged by mice while in storage here.You see, the climate controlled units at this, and probably most other locations have open spaces between each unit through which air can flow (I understand that) but also through which mice and other bugs and vermin can travel to other units once an infestation occurs because someone, somewhere, isn't doing the right thing, whether another tenant storing food items (which I heard was the issue here) or the management not having the exterminator treat all floors for infestation (which is supposedly what happened here), or the exterminator just not doing a good job. Extra Space could install metal screen, (hardware cloth) between the units to prevent mice from going between units, but no... they haven't. The builder built it as cheap as possible, and Extra Space obviously isn't spending any money to properly correct the problem.Finally, their algorithm for raising rates sent me an automated postcard notice that my monthly rate would increase by $65 to $144 a month. That's nearly double the existing rate, while they were advertising even lower rates ($55 a month) online for the exact same size unit for which I was already paying $79 a month!! There were no extra services being provided, no improvement in the site, and the infestation remains. (I found more mice droppings and dead mice in the glue traps prior to moving out). That was the final straw. I moved out before the price increase went into effect. While Karl and Mike (managers at this location may care about their customers), the Extra Space corporate apparently doesn't. Their policies have no regard for keeping prices low for loyal customers and ensuring the items a customer entrusts with them for storage are kept safe and free from damage or contamination while stored at their facility. Avoid Extra Space Storage if you can!!

I didn't necessarily expect a lot from a storage space, but these guys have been super professional and helpful every step of the way. I even failed to lock my unit correctly one day, and they noticed and checked to see if I had been in the building, and then gave me a phone call to let me know. I super appreciate them helping to keep my stuff safe!

EDIT: I've had my storage unit 3 months and it's infested with rats and mice! During my conversation with Carl, he told me that they had a problem with rats/mice during the time I Moved in. Why would you not make me aware of that?Edit: Had to change my review from 5 stars to 1 star. I can't believe they let me move the contents of my house into a rat infested facility. Currently in the process of assessing all the damage, and it's not looking great. Rather than call me back after the initial conversation, they raised my rent on the two units (after 3 months). Worst company I have ever seen!

Had a small storage unit at the Englewood location for 6 months. The security features made for a great storage experience and i didn’t feel super worried about getting my stuff stolen. Prices weren’t super cheap though the area felt somewhat sketchy. Would definitely recommend this storage locker for college students or people with not super valuable items. Would give 5 stars if the prices were a little lower per month.

Carl at the front desk has been incredibly helpful since before I even moved anything into the unit; giving me great directions on getting to the unit.Everyone since then has been prompt and communicative about any other concerns

There were dead rats in our unite, I had to throw everything out. The worst problem is they are very unhelpful. If you were to face a problem that is their fault. You will be charged $100 for it. STAY AWAY FRON THIS RAT INFESTED PLACE

This property has a very apparent mouse problem as there are traps every 15 feet around the building. I had two units and both were covered in mouse droppings upon move out. I spoke to the front office and to corporate, neither of which offered any sort of compensation because I had insurance through an external provider and not through Extra Space (Extra Space’s was 5x more expensive than State Farm’s). Overall, horrible storage experience—your belongings are safer elsewhere—and horrible customer service.

So far, so GREAT!I will be moving from my townhome next month and was in search of a clean, safe storage unit. I like to view these types of things IN PERSON before booking, so I stopped by this S. Santa Fe Drive location. Matt was so kind and informative. He showed me around on the spot to look at two different sized storage spaces. Matt patiently answered all of my questions, quoted me a great price and even reserved a space similar to what we’d looked at. He even showed me which elevators my movers should use to make their unloading process quick and efficient. The quoted prices were really fair. I love the the building and storage units look brand new and safe. This was the first storage location I stopped by to take a look at and I’m so thankful I didn’t have to look any further!

Great team at the Santa Fe Dr. location. Awesome follow up, very knowledgeable about units available. Karl, saved the day!!! He’s the reason I’m still and Extra Space Storage customer. Matt, I didn’t forget about you, your follow up was amazing. The team at this location will assist you with all you storage needs. When customer service is at an all time low it is so refreshing to experience some GREAT customer service.

Extra Space Storage is ideal. All of the people I have encountered are friendly, compassionate and professional. The storage space is dry, immaculate, and easily accessible. Having dollies available is incredibly convenient and helpful, and necessary. I feel comfortable knowing that my household is safe in this place.Thanks Extra Space!

Absolutely terrific storage business. Not spectacular because i am but easily surpassed my expectations like landing on the moon.Any how being my first time having to use a storage service this place is no doubt the top tier and the upper echelon of all storage units elite if anything. Not only did I get to store my truck but I also got a month free extra space storage you guys made my year and it's only getting started thank you guys from the bottom of my heart
