We tried to purchase a house from clients that Brad was representing, and it was incredibly shady and unprofessional. The clients were not ready to move out of the house even though they were selling it, as being under contract was a contingency. This may have been OK, but they did not disclose this or list it as a contingency when we went under contract. After failing repeatedly to find suitable accommodations, the sellers asked for an extension, which we granted. However our rental agreement was expiring and we needed to move so we could only offer this one extension. We put language into the contract amendment stating as such, and Brad and his clients then tried to sneak in language into the amendment stating that they could occupy the property until they found “suitable accommodations”. Not only is that extremely unprofessional and shady, but it could have put us in a very difficult legal position where we would have had to go through an eviction process (at great expense), we would have lost our interest rate since any post-occupancy over sixty days classifies you as such, and we would have had to sign another rental agreement or live in a hotel while we waited for them to get their act together. We were so far into the process already (and thousands of dollars of inspections and time) that we decided to lend our good will, have them remove the language and agree to the one-time extension and agree to vacate at that time. Well, come the extension deadline and they are not ready and refuse to leave, and ask that we extend indefinitely. Needless to say, we terminated the contract and cut our losses. Our realtor said she had never been in situation like that in 30 years. Brad was unresponsive, dismissive, unprofessional, underhanded and inconsiderate of our time. I would be extremely wary of buying from him and clients he represents.
