We booked the Gold Home and cabin for a family Christmas. Fully equipped wonderful home and breathtaking surroundings for a white winter wonderland. Had a couple of issues with power, but the owner was into it promptly with excellent service.

Nearby activities: Lots of trailheads to explore around Arapaho Bay - plenty to do even in winter. We had a great time driving to Winter Park to ski and then cross country skiing around the AVR property. Can't wait to visit again for summer camping!

We stayed at Arapaho Valley Ranch over the Thanksgiving Holiday (Nov. 22-25 2023). We rented the "Achonee" cabin. The accommodations could not have been better! The cabin has one bedroom, a full bathroom, a living room and small kitchen. Sitting at the kitchen table provides a most amazing panoramic view of the surrounding wilderness, a small pond, a forest of evergreens and aspens and the towering peaks which form part of the valley. The cabin also offers a large deck and a screened in gazebo for the warmer months of the year.The AVR Lodge greets as you enter the main gate. The building is old, perhaps the oldest building on the ranch property. It is warm, welcoming and rich with history. Christmas decorations were being prepared for display which added to the mountain holiday experience.Hiking opportunities abound with several marked trailheads within easy walking distance. Arapaho Creek defines the western boundary of the ranch. Bring your fishing gear or access some from the lodge as the creek feeds Lake Granby and looks to provide a satisfying fishing experience. Lake Granby dominates the landscape to the north with sandy beaches and fishing opportunities. Deeper up the valley lies Monarch Lake, a pristine alpine body of water open for fishing, paddle boarding, hiking or lounging on the shoreline. Pay attention to and be prepared for the weather as it changes rapidly.The west entrance to Rocky Mountain National Park is less than 20 miles away. If you choose the small towns of Granby and Grand Lake are a 20 minute car ride both have several restaurants for your dining pleasure. Or, you can pack in some food and prepare your meals in the cabin you rent.Our visit was enjoyable and relaxing. It set the stage for the coming holiday season perfectly. We recommend Arapaho Valley Ranch to anyone looking for a mountain adventure with access to virtually anything you might need or want.Michael and Patricia MillerOverland Park,KS

Can’t stop, wont’t stop. Every time we leave AVR we are thinking about when and who we can go back with. There is always something so special when you’re surrounded by nature, but AVR makes it feel magical. Maybe it’s because it’s the first place we ever saw a moose, or because we actually get a good night’s sleep while doing our outdoorsy things, or because there are so many beautiful trails for the littlest feet to the sturdiest feet, or because the pond and the lake and the river offer so much serenity. It’s peaceful and convenient and adventurous all in one, and that’s just what our family of 6 thrives on. Plus, it’s a little bit of magic. Be back soon.

I was only there for 2x nights, and I left wishing I stayed at least 1 or 2 more nights. The location and view was great, it's pet friendly, and the hiking trails were awesome, especially around Monarch Lake. I can't wait to visit again.

We booked campsite 18 for this past weekend and couldn’t have been happier with the site and location and amenities as tent guests. Would 100% recommend for a semi private experience. From what I saw each site had a fire ring and picnic table. Each site has slightly different views but all are relatively beautiful. The outhouse was actually not terrible. The owner mike opened the little bar on our last night and we got to enjoy the lodge and play a few games of pool while enjoying simple drinks. We also hiked to strawberry lake and it was a really pretty hike only 5 minute drive from the site. Would definitely return!

AVR was outstanding! We went with a large group and stayed in the main cabin. It was so beautiful and clean. We had an amazing view of the lake and a Mother and Baby moose came to the lake every day. Our kids fished all morning and evening.Some of our friends stayed in the smaller cabins and glamping tents, all were amazing and clean.Beautiful hikes and lakes all in walking distance.Highly recommend, it’s very family friendly or just a fun adult getaway!

My family and I had an amazing experience here. The location is incredible as it is surrounded by National Forest and two large lakes perfect for hiking, fishing, and swimming. There were tons of activities to keep me and my kids busy with hiking, biking, canoeing and more fishing right on the property’s pond. Our last morning we had pancakes cooked fresh for us at the lodge! This is definitely a place we will visit again soon.

Our family had an amazing time at Arapahoe Valley Ranch! The set up between lakes, rivers, and mountains was incredible. We were able to fish, hike, swim, and a good time while staying. We got lucky and the weekend we were staying at Arapahoe they had bands playing. Having some music to end the night was a real treat. We can’t wait to go back. Thank you for the great times! ???

AVR is an absolutely beautiful property with a variety of ways to stay and lots of things to do. We visited on the tail end of what I assume is their busy season so it was fairly quiet and very peaceful. It is a bit on the high end cost wise & while we were there the store and saloon were closed every time we attempted going but overall we’d recommend it and plan to visit again in the future. Note: There are definitely spots that would be better for travel trailer campers (as far as ease of backing in) than the one we had, so I’d recommend speaking to someone re: which are which if booking a site for a camper. Site 27 is much closer to neighboring site 21 than we guessed from the map.

Over expensive!Paid $300+ for single night, and hence we were super excited about our first glamping experience.It didn't include dinner or anything else. Just a tent, bed and blankets. Coffee during morning 2 hours only.They charged $50 extra as "cleaning charges". Not sure why!The premise was okayish. For some duration, water went off. In such freezing temperatures, we were expecting hot water to the showers, which was not available in one of the common washrooms. There were approx 9 tents, 40+ people in them together (lot of kids in one group). Just two washrooms to share.Nothing justifies this charges. Location is good but I would pay max to max 70 bucks per night for this place.I would've preferred the government campsite, which is located just opposite to it.A lesson learned.Noteworthy details: Over expensive

Please avoid if possible.Honestly, if I paid the normal camping price or even a little higher, I would have rated this 4/5 or so. BUT, I paid a whopping amount of total $320 for a night at clamping tent and I felt like I was looted.The facility is on a very scenic and remote location which make it unique in a way, but, right in front of it there is gov campsite which give you same location benefits.Also, this one is not on the actual lake, but on a little pond nearby.Coming to property overall, it is not maintained. They took $50 cleaning fee with the reservation and don't think anything was at all.--> Bedding provided had holes on the blankets, tent zip was broken, no heater available.--> When asked for the heater for like 4 times, they kept the heater outside at the time of their counter closing time ( 7 pm ), and it was kept without gas. We couldn't use it.--> Washroom had hot water in the sink but not in the shower. There was no maintenance for 20 so hours we were there.--> No food available in the premise, everything is 20 miles off-road away.--> No coffee at the coffee machine they claim they have. It is only available in the morning 8 till whatever they refill lasts.--> They have the emergency number given, but there is no network coverage, so its of no use.Rooms: Not maintained.

The glamping tents and amenities are top notch. All of the staff were friendly and approachable. The ranch has beautiful views. Cannot wait to visit again.

Beautiful area to go camping! My sister was worried about camping in the Rockies, but after we showed up she felt safe because of all the amenities but also felt isolated and like we had out privacy! Highly recommend
