I work nearby and some days not even 1 single person goes in there. Seems like a waste of time and space. I'd revamp this. Sure sell a couple shirts, yeah, sure... but make it a coffee shop. Pick up a cheap franchise like Scooters or Ziggi's. Sell some breakfast foods, sandwiches at lunch.
