I have lived here almost 2 years now and have had a great experience. The building is great - clean, well-maintained and quiet. Staff is friendly, helpful and responsive. Location is great. Couldn’t be happier.

I live in the 401 side and the concierge are the best, specifically Brianna, who works the M-F AM shift, and Gabriel, who works the weekend AM-PM shift. Bri is always friendly and attentive and has brought packages up to me or had them ready for me at the desk, which is so appreciated! She goes out of her way to make sure that the residents feel accommodated. The dogs and residents love her and she’s always a friendly face to see when I start my workday! On the weekend, Gabriel always has my packages ready for me after I return from walking my dog - the extra effort goes a long way. Overall living at 401 Mass is great but the friendly concierge team are my favorite part about living here!

Arif was incredibly helpful and prompt. He arrived that same day to complete our service request and quickly resolved the issue when a piece of jewelry fell down the drain in our sink.

The five star ratings are only because staff are encouraged to log on here and place five stars, the fact is this place is very deceitful. June, the manager manager is one of the most deceitful and financially incompetent people you’ll ever meet. I’m happy to show you what June sent to me when I tried to get out of my lease for a family emergency, it was pretty much the same response you would expect from a gangster.

I’ve lived here for 8 months. This is a great place to live, would give it 4.5 stars if I could. It's not quite a 5-star place but it’s better than 4.Pros- fantastic location. Everything is nearby, great transit options and the ramp to 395 is at the intersection of 4th and Mass, making it super easy to drive out of the city.- usually friendly staff. There has been some turnover with the front desk folks and occasionally there's a temporary person that isn't great, but usually they are helpful and professional.- they take care of the building well. They recently (on their own initiative) installed smart locks and thermostats which has been a great addition- the rooftop alone is worth the price of admission, it is massive and very nice. Tons of great views, many places to hang out, two pools!- gym is well equipped, and residents can use the one in 401 or 425 which is nice- the leasing office arranges events on site from time to time like yoga, wine tastings, etc.- June the general manager is always great to work with and very responsive- the units are very nice. Large bathrooms in the 1BR, great floor plans, big balconies in the 773 sqft units, natural light, quality appliances and finishes, good water pressure, unlimited hot water (though sometimes it's a bit lukewarm when everyone is showering at the same time).- building is built well, thick walls, good sound isolation- there are 4+ entrances since the building is so massive and almost takes up a city block- the center courtyard is nice- prices are reasonable for all you get- maintenance has been great to work with, but things rarely break. When they do, they're fixed quicklyCons- they need to hire another person for the front desk, at least part time. There is so much traffic these days with food and other deliveries, as well as tons of packages (this building has like hundreds of units of people all ordering from Amazon, Instacart, Uber Eats etc.) and one person can't keep up. I feel bad for them, they often are way understaffed. If you need something by the next morning and order it via Amazon for early AM delivery, forget it. You might be able to pick it up in the evening but probably the next day. It takes them that long to process all the packages every day and get them entered into their system for you to pick up. Sort of the downside to such a massive building. Also, I'd say 1 in 3 food deliveries will arrive and no one is at the desk to let them inside. This is a pretty frequent thing, along with deliveries mistakenly going to 401 next door. I'm sure the tenants would have preferred more front desk staffing instead of the new renovations (see below)- they’re undergoing major renovations right now in several common areas which, honestly, weren’t really needed. The lobbies, gym, common areas were all really nice already IMO. I think most residents are surprised that they thought they needed to renovate. But they also seem to be using space better and may be able to deal with packages better afterward. But the construction has been a pain.- utilities are expensive. Between the base building utilities ( water sewer trash pest control hot water/HVAC), electric, and basic internet, it is another $+250/month easily for a 1BR. The central HVAC/hot water system is great but expensive and seems to just be a flat rate regardless of use.- there have been several break-ins into cars in the (access controlled) garage. The building mgt doesn’t really have a way to prevent unauthorized people from sneaking into the garage behind a resident driving in. They just camp out on the ramp and wait for someone. This probably isn't unique to this building right now but is still a problem.Overall a great experience! Nowhere is perfect, but this place is definitely a cut above average in DC. Lots of bad management companies out there, and Equity is definitely not one of them.

SECOND BURGLARY INCIDENT:Just like an incident described below from a previous tenant in June of 2022, I experienced a burglary in late March of 2023. The individual entered my apartment and stole two laptops, a mini-TV, a duffel bag, and a backpack (along with a few smaller items) while I wasn’t home.The building will likely reply to this with a message reminding tenants to lock their doors but know that this incident happened after apartment door locks were changed, and my “auto-lock” settings were changed without me knowing. The burglary occurred approximately one week after the new locks were installed. My door settings previously had an “auto-lock” feature, which were disengaged after the new lock installation. The building sent a brochure on the new locks imbedded in a link at the bottom of a notification email, which they used as their defense. However, nowhere did this brochure mention that my “auto-lock” settings were altered upon installation, until 6 weeks later, when another email was sent that said, “please note that at installation, lock installed by ___ won’t auto-lock on its own”. In the buildings’ response to me, they denied that the installation disengaged my settings, which is incorrect, based on that email. The building told me that follow-up email 6 weeks later was “simply intended to further educate” the community. Clearly, there would be no reason to “further educate” the community if sufficient messaging was provided in the first place.Additionally, it should be noted that the building did not have any footage of this incident. Despite the documented incident from June of 2022, where no footage was also found, the building admitted that there are no cameras in the back entrance closest to my apartment (the I street exit), the elevators, and hallways. The lack of cameras is particularly astonishing given the fact that the building was notified of security gaps from the previous burglary; demonstrating that the building failed to address these gaps after the first incident in June of 2022.Consequently, neither myself nor the authorities had any leads as to finding the perpetrator, despite the buildings’ response below from last year’s incident on google reviews that “there are surveillance cameras in our community”. This demonstrates that the cameras they were referencing are insufficient. Instead of providing assistance when confronted with my mentioned points, the buildings’ response was to deny any form of responsibility. This incident left me with the impression that upper management does not prioritize tenant safety. The lack of footage in two repeated burglaries should concern all current and future tenants, as in both cases, the perpetrators were able to get away with it. The building expressed to me that the only camera they will now explore installation for is the I street exit; something that should have been in place a long time ago. One month since this assurance, I am yet to see a new camera go up in the back entrance and hope they do so. They also said that they will not be installing hallway cameras, and did not address my points about a lack of elevator cameras or back elevator/staircase fob access.

Have lived at 425 mass for a couple of years now and have loved our time here! June is the leasing manager and does a great job of listening and addressing any concerns. The maintenance staff are very friendly and prompt with any requests submitted. The location, rooftop amenities, and cleanliness of the building are all great. Very happy to be living here and definitely recommend!

I've lived in the 425 Mass community for almost 6 years now, and it really is a wonderful place to live. The staff are very friendly and attentive to residents' needs, especially June, the lovely property manager. When I have an issue that requires maintenance, it gets fixed that day. The common areas are attractive, and the rooftop is one of the best in the city.Keep up the good work 425 Mass!
