We lived in these buildings for 3.5 years and absolutely loved it. We have to move cities otherwise we would have continued living here! We never had any major issues. We lived on the ground floor and never had issues with roaches or mice. Maintenance requests were addressed in a timely manner. The most “inconvenient” thing we had to deal with at one point was a broken AC for 2 weeks one summer and it sucked but it was addressed quickly while new parts were ordered and a temporary portable AC unit was put in our unit. It’s unreasonable to expect miracle, immediate solutions to your problems in an apartment complex which I see are a lot of the complaints in reviews. Maintenance always addressed our issues in a timely manner and if something was an emergency it was addressed even more quickly. The faces at the front desk were constantly changing but everyone was always kind. Loved the location being on top of a Walmart you can’t beat that. A beautiful new library one block away. An Aldi just opened up 5 minutes walk away. The metro is a little over a 10 minute walk away and I always felt safe walking the route. The maybe one annoying thing is that the building shares a fire alarm system with the Walmart and Wing Stop so we had to deal with more false fire alarms than I ever had to deal with in any past Apt buildings. But yes, we loved our time here and are sad to be saying goodbye!

Mark was amazing!!!! He helped pick a unit that I would really like. He listened to my concerns and was extremely helpful!!!! He made me feel welcome and waited for me to get off work to do a tour with me. I’m excited to move into my new apartment and start my new beginning. Love living here. Have been here for almost 4 years now. New management company took over and is renovating everything very nicely. The new staff is super helpful, specially the on-site property managers. Always very polite and quick to search for solutions for their residents.

I recently just moved here a few months ago and I have to say, this is the best apartment complex I’ve ever lived in. Not only is the staff very punctual and professional, but they dedicated a whole week to the residents. There was a variety of events for the residents that lived on a property for a week. No other property I’ve ever lived in has ever took that initiative and I want to say I appreciate them. I would definitely pass the note on to my friends looking for a new home.

I had no issues living here under JBSmith, but when Kettler the leasing office is subpar! Ingrid Ramirez the leasing manager reached out for my renewal and after i declined she all but stopped communicating with me no more emails no phone calls, I would have to physically go to office in order to communicate. I kept checking the app to see if I had a final bill and it was zeroed out and my account was closed so i assumed I was all good to go. Only to now have a collection company call me saying I have a balance of $230 6 weeks later, even though I wrote out my forwarding address to send me a final bill if any. I paid the collection agency, and after going online to view they have my address completely wrong. Very unprofessional & would not recommend Kettler Ft Totten Square to anyone! 👎🏽

I received an email from Tamika and replied almost 2 weeks ago still no reply, I assume this www just to show face for the management company, proves they cheated me out of my money, with no clear explanation!

DO NOT MOVE HERE - Inconsiderate new ownership. I spent 7 years at this apartment complex and watched it hit absolute rock bottom when they switched ownership from JGB Smith to Kettler. I moved across country and did not know area - DO NOT move here without touring the area. During my time here, someone was stabbed and shot. Not safe for family; not safe for commuters. You pay an amenity fee that I am confident does not go to fixing the over-3 years broken gym equipment (yes the elliptical has been broken in that gym for at least 3 years); the broken grill (over 5 years broken); and the leasing agent appeared clueless when I asked basic 101 moving out questions. I paid a nice home’s mortgage worth to live here and it’s not worth it. The concierge service is terrible - just get an Amazon drop box. I’ve had two packages lost since I’ve here. Do not make the mistake of moving here if you’re new to DC.

Tia Lewis is rude and unprofessional, and she will straight-up lie to your face. The day I applied, she instructed me to obtain a guarantor by the end of the business day the following day. When I did proceed to add my guarantor the following day, before the end of the day, as instructed by her, my application had been canceled (before the leasing office closed that day). So I called, as I was told, at the end of business day. They informed me that I only had 24 hours from the time I submitted the application to add the guarantor, a fact they never mentioned in either the phone call or the email they sent (I submitted my application yesterday around 1pm and added my guarantor at 2pm the next day). After expressing my frustration at her lack of communication, as she stated, the end of business day would’ve been at 6 p.m. when they closed. Which is completely different from 24 hours ago when you applied. She proceeded to laugh in my face and tell me that the application was canceled anyway, and I needed to reapply. Do keep in mind that she was the same person I spoke to on the phone and sent me the email saying end of day. I have now lost my non-refundable application fee due to her incompetence and unprofessionalism. It is very sad to see how you treat prospective tenants.
