Location is convenient- right by the subway, a number of restaurants in walking distance, not too far from Chinatown and Penn, and generally decent. Rooms are small but I couldn’t find anywhere else with in-unit whaler/dryer. The staff is incredibly disorganized and inclined towards micromanagement- the shenanigans are real: IE- they sent out a bad link for their new (as in never had any before, not better and upgraded) online payment system ? haven’t had any problems with security yet, but upon reading other folks’ reviews I’ve made efforts to greet them regularly and generally be as friendly as possible to avoid any drama… which, should one really need to do that if they aren’t causing any trouble in their own house? ??♀️

Management refuses to fix any issues and instead place all the blame on the residents without offering any solutions to issues. Security yells at residents. I’ve even overheard security threaten someone

Terrible management and disgusting building. If you want to get yelled at by security staff and management and feel like you live in a detention center, this is the place for you!

The management and security staff are unprofessional. There is a reason the apartments here are cheap. Many very kind and competent people live here, but the management and security runs the place like a school with a bunch of troubled youth. The front desk is hardly staffed, and security is often just outside smoking. Security staff yells at residents (yes actually yells) for minor things and then writes people up as if it we live at a detention center. It’s a great location but just not worth the hassle of being consistently berated by the people who run the place.

I will start off by saying the building is in a convenient, central, location close to the convention center and the leasing agent Shawndra is responsive and great. However the building is completely outdated and management has let the building deteriorate. They refuse to update to a modern day computer system forcing residents to pay by check every month rather than using an online portal system, and maintenance requests are a joke, be prepared to wait 2-3 weeks. How neglectful could they be you ask? One of the summers I lived there with my husband, the air condition system completely shut off and residents were with forced to go a week and a half without air conditioning where the apartments regularly heated up to 85-95 degrees violating D.C.R.A. Code. The building currently has no amenities, as the gym has been unavailable to use since March of last year, there is no rooftop, and even the lobby currently has large orange cones blocking it off to residents and guests due to what management claims as Covid prevention. If you didn't know there was a pandemic going on don't worry there's signs posted all over the lobby and and a 6ft square etched out in duct tape with a mailroom attendant named Wendy, who can be heard daily getting into an argument with whatever unlucky package handler that has deliveries to the building for getting to close. Now for the worst part, I moved out of the building October 31st, today is now March 1st and I have still not received an itemized list of deductions nor my security deposit back. In DC a landlord has 45 days to return a tenants security deposit or provide them an itemized list of deductions, I have received neither and building manager Elaine Thomas refused to give me the name or number of the company that owns the building, saying she "will be as high as my complaint will go" and due to Covid things are delayed, she then preceded to hang up on me not once, but twice and called me a lovely homophobic slur when she hung up the second time. (Hey Elaine, I have recordings of both calls! ) needless to say my attorney was glad to provide me with the companies information and we are currently in the process of taking W.H.H. Trice and Company to court. Overall would I trade the convenient location for the hassle I had to deal with? Hell no. Would I recommend this building? Hell no, and would go even further to say that any of my LGBTQ friends should avoid this building at all costs, if Elaine feels brazen enough to use a homophobic slur over the phone, imagine what she says behind closed doors. Think I'm blowing any of this out of proportion? Go ahead and look at the other reviews on multiple pages including those from others that took Mount Vernon Plaza to court. AVOID THIS BUILDING!

These people have a listing on dchousingsearch.org for a 1 bedroom. The posting states to call the office for the particulars. I've left 3 messages and have yet to receive a call back. SMH.

Pros: -Location and price -Some front desk staff members are nice -maintenance comes to fix issues pretty quickly Cons: -gym is outdated and run down -hallway carpets are stained, old, and disgusting - need to be replaced -hallway dim lighting is from a horror movie, not welcoming -can barely see apartment number on doors - need to be updated -elevators always break down -early morning security officers at front desk hold LOUD conversations, you can hear them through the bedroom door -leasing person is not friendly

I've lived here for a year and a half now, and I know I find reviews helpful, so want to share. The apartment is a great value for its location. I live in a 2Bed/2 bath with one roommate, and the space is plenty for us. We've had a couple maintenance issues (stove broke at one point) that were fixed immediately. Only thing I'd watch out for is that for us, the windows aren't insulated well, so cold air gets in during the winter, making our heat bill very high. The front desk and security team have been great. The building is near the metro, walking distance from Shaw and Chinatown, and right near a CVS and a Giant. Definitely recommend.

Good location but building is in TERRIBLE CONDITION. Elevators are CONSTANTLY broken / out of service. Management has approved turning off air conditioning for 2 days in late June. Slightly below market rent prices for a building that is WAAAAY below other buildings in the area
