Donât be misguided by whatever discount theyâre offering for the rent. Only because of the RATS RATS RATS. 50+ plus units reported RATS. Worst living experience ever! Plus lots of giant flies and cockroaches in my apartment, the management team is never responsive. From curtain to AC, everything breaks from time to time and even if submit the maintenance order, maintenance people will show up unexpectedly and rudely months after. Such a messed up system here!

RATS ON THE EAST COAST IS NORMAL RATS LIVING AMONGST YOU IN YOUR PLACE OF RESIDENCE IS NOT. I have done my research regarding the on going rat issues here. This issue existed way back to the first 100 residents that lived in this building and since then it has grown and been mishandled. First and foremost there is no way that the complex can challenge any resident in here seeing a rat because the ENTIRE building is infested with rats. They're so quick once you catch them it's almost impossible to grab a photo especially if you're terrified like myself. The only photos I was able to capture were droppings and chew marks on the walls and I am not sure how to upload those here but I most definitely am saving them. Our rights as tenants "guarantee you a safe, livable space in exchange for your monthly rent
payments. A landlord who does not make reasonable attempts to eliminate
the rats in your apartment or throughout their property is violating
this right. They can be met with legal action to set things right." According to tenant law. The complex has made attempts but the issue is STILL not under control, this is the 2nd rat I've seen in my apartment and I've been here for THREE MONTHS and there has been non stop movement in the walls outside of that.
"They might also be ordered to pay damages to any tenants
affected by the infestation. At the least, a tenant may be permitted to
break their lease early without any consequence." To say I've been affected by the infestation is an understatement. I brought my perfectly healthy goldendoodle to live with me and not even. 2 months in he contracted some sort of parasite or bacteria that caused him to bleed profusely from his bottom and when I took him to the hospital, they made me aware he likely contracted something from being in contact with a rodent and they were shocked and disappointed to see such a decline in his health. How does a perfectly healthy dog have such a drastic decline out of nowhere. Nothing has changed EXCEPT the living arrangements. The fact that they even continue to lease this place or that they let me lease this place without disclosing any of those issues to allow me to draw my own conclusions is so deceptive just on a human decency level. I absolutely will not be checkmated into staying here and I'm going to be a nuisance to have around if I am not permitted to break my lease IMMEDIATELY.

Avoid this building at all costs. The management is disrespectful. I had a scheduled visit for a 2-bedroom apartment, but when I arrived, I was told at the reception that there were no units available, and I could only visit the amenities. They wasted my time for nothing.

1 star seems harsh, but given the disorganized and disinterested manner in which the building management and personnel reacted to daily visits to my apartment from city RATS (not mice) really merits this grade. In short, they dragged their feet, were largely unresponsive, and the people they brought to remediate this problem were beyond incompetent and disinterested, and there was no oversight. I was forced to flee after 3 weeks of living with city rats visiting my kitchen and bathroom and tearing up my belongings. They claim this is a "citywide" problem, but it's their reaction to it that is frustratingly lacking.

DO NOT MOVE HERE UNLESS YOU ENJOY LIVING AMONGST RATS AND PESTS
I moved into this building right before the news broke about the severe rat infestation, and have been lucky to move out less than a month later. In the short time I lived here, I was woken multiple times by rats scratching in the walls next to my bed, heard rats loudly chewing through the walls in my kitchen, spotted rats in the garage where you take your recycling, encountered a gigantic fly infestation on the sixth floor, and held my breath every time I did laundry due to the ever-present sewage-like stench in the laundry room.
Although the management is now finally addressing the rodent issue, their efforts appear ineffective. Daily reports of rats entering residents' units and new holes appearing in hallways and common areas continue to surface. Maintenance requests for anything other than the rat problem are essentially ignored due to the overwhelming rodent workload.
The only thing that deterred the rats from entering my unit was my dog, who scratched at the walls whenever she heard the noises. However, be aware that if you have pets, the poison they are using to treat the infestation is very dangerous if ingested. And of course, rats carry leptospirosis, fleas, and other diseases that are dangerous for pets and humans alike.
This building has no qualms about leasing rat-infested units to new unsuspecting residents without proper cleaning in between tenants. When I moved into my unit, the sink food stopper had been chewed through by rats, and the unit had not been properly cleaned or sealed. Cabinets and walls had unsealed gaps, previous residents' belongings were still in the kitchen cabinets, and various surfaces were dirty and in disrepair. If you move into apartment 622, be aware that it has previously has rats inside and they will likely try to enter your kitchen most nights.

I lived here for several years and we had issues with mice and bugs. Management refused to help. AC units are ancient and very loud. Hard to do laundry.

Had a tour scheduled for next week as I'm looking to move to DC soon. The rent for the studio is over 2k, which is perfectly fine considering location and amenities. The only issue is they didn't mention a fun little addition to the listed amenities, RATS IN THE APARTMENT as high as the 9th floor? Looked into it after my friend who lives there warned me, and this has been an ongoing issue met with no response, safe to say I will be crossing them off the list as well as any other property by EQUITY MANAGEMENT. Below are pictures they have taken on the property.
Will remove review when I have confirmation the problem has been resolved.

Lived here for two years and had no issues. Then the building become INFESTED with rats to the point where I was waking up nearly every night for the last month to huge rats in my unit. I'm on the 9th floor so it is a severe infestation. I know of many other tenants also experiencing similar problems. Management has been abysmal in handling the issue and it got to the point where they've told me my best option is to vacate the apartment. I truly can't say enough bad things about how these events transpired and the lack of support - I have begged that they send a community wide email to ensure other tenants are aware of this problem so that they can take safety precautions, but it is clear that the health of tenants is not a priority.

I lived here for almost two years and decided to move out this month. If youâre considering moving in, let me give you a heads-up: stay away from this building. It's been overrun by rats, and they are on every single floor.
Management allowed the problem to get out of control, and even the "solutions" they are now proposing won't fix it. Sealing holes here and there and doing pest control "at turnover" in a few units is not enough. The rats are living inside the building, and serious, around-the-clock fumigation and pest control are needed for the entire place.
It seems like only a matter of time until rats are seen in every single unit since they're already on every floor. Management appears tired of all the complaints about this issue, but they don't seem to understand that living in a rat-infested building is much worse than just hearing about it.
Current residents are running away from this building, and new units are being listed for rent almost immediately, without any inspections or maintenance. So, if you decide to move in here, be prepared to live with rats as your roommates.
To top it all off, the parking level and the first few floors are overwhelmed with the smell of dead rats rotting in the walls.

As others have said, this building has a catastrophic rat infestation that management is taking minimal steps to resolve. This problem has been brewing for a while- i experienced rats in the garage, courtyard, and even one in my apartment when I moved in three years ago. Instead of taking aggressive action then, management employed a piecemeal policy of only servicing apartments that had reported concerns, instead of doing a mandatory inspection and abatement in every single unit. This allowed the problem to grow exponentially and now weâre dealing with rats in the walls, sinks, hallways, and common spaces, as well as individual units. Management has not addressed the problem in an email to the entire building and appears to be trying to keep it quiet so they can continue to make money. They rent out units that havenât been inspected and treated for unwary new tenants to move into. They seem to think itâs acceptable to siphon $2000+ a month off of their tenants while providing a nearly uninhabitable space to live in. This building has a lot to recommend it and Iâm digging in until they either solve the problem or burn the building down, but do NOT move here as a new tenant and give Equity your money so they can continue to line their pockets while jeopardizing your health.
**EDIT: The canned response given by Equity PR below is obviously pathetic and ineffective. An internal survey taken by the residents found that 74 units in the building had reported rat sightings in their unit in the past month alone, so this is not a problem affecting âa small number of unitsâ as Equity suggests. Furthermore, people are moving out and units are being listed as available for rent almost immediately, without any inspections or maintenance being performed. If you move into a unit at The Flats now, it is almost guaranteed to have giant holes behind the appliances where rats can get in. Currently, the first floor hallway is being overwhelmed with the smell of dead rats rotting in the walls. Do not fall for their special discounted rates and do not move into this building.

I lived here for almost 4 years from 2019-2023, including the entire pandemic. I was generally happy with my experience at the Flats, especially with the maintenance crew and the concierge team during those years. A broken dishwasher did take almost a year to get replaced but that was when home appliances were back ordered like crazy so it wasnât entirely on the Flats. I saw two dead cockroaches and one centipede (not uncommon for DC) in four years, but I never came across / heard of more serious pests in units. However, there were always rats in the courtyard (you were guaranteed to see one at night), sightings of mice on the P level, and the rat nests on New Hampshire were pretty significant and growing sizably around the time we moved out. Clearly, the problem had been brewing, but I am shocked by these resident horror stories and even more appalled at the lack of support shown by management. No matter how complicated a situation, transparency is the bare minimum you can provide when residentsâ health and safety is in question. I wonât ever recommend or live in an Equity building again after this abysmal, failed response. And they continue to rent out evacuated units - so pathetic. AVOID!!

Similar to others who have posted recently, I lived at the Flats for over two years without any issues when suddenly I started seeing rats in my apartment around mid-May. The Flats initially did a search and seal, but around a week later, I saw another rat, so I temporarily moved back in with my parents until I could find a new apartment. While I was gone, rats chewed through all of the rubber in my kitchen sink drain. So nasty. My understanding is rats have been seen as high up as the 9th floor. Do not move here unless you want to pay over $2000/month for a studio apartment with free pets.
Even more concerning to me, when I did move out, I looked online and saw the Flats already had my apartment advertised as available to lease by the end of that week. Given that the rat situation was still far from resolved, not just in the building in general but in my specific unit, I donât know how they can ethically re-lease that unit so quickly.
Update: I know the building is trying to respond by saying that this is occurring in only a small percentage of units. Not sure what their definition of small is, but it appears that now at least 50 units are affected based on the internal poll - and that doesnât even include people like me who already moved out because of rats in our units. Additionally, it is my understanding that this issue is most prevelant in the studio side of the building. Extra disgusting because when the rats come in through the kitchen, as they were in my unit, theyâre also walking right into your bedroom.
