The staff in the rental office can be very curt and down right rude to you when speaking to one of them. Rudeness is not a beneficial professional practice, nor is fakeness.

If you are considering renting here, budget an extra $100-$150 for the building's utilities. You are responsible for paying for the common space utilities, and they are not cheap - you also do not see a bill or any usage information about this, you are just charged random numbers in the payment portal. This does not include your own utilities for your unit specifically, so that could be another $100.
Overall the building is nice, but paying for the building utilites without any proof of how much everything actually is costing makes me feel like I'm being taken advantage of.

This property has a smoking problem. Disgusting burning tobacco smells will come through your vents stink up your unit and give you headaches. There are also obnoxious noise disturbances, like loud, aggressive barking dogs, among multiple other issues experienced while living here.

I recently applied and moved into Twelve12 and Mahamudur was beyond amazing from start to finish. No question went unanswered, none stop communication, superb customer service. He was utterly brilliant and very knowledgeable.

My roommate and I applied for a 2 bed 2 bath in May, and our application didn't go through. We understand that there was a non-refundable $50 fee per person. However, we were promised to get our $250 fee back. Now, it's almost November, and despite numerous attempts to contact Nathan Simpkins, the only point of contact Twelve12 Apartments provided, we still have not received our refunds to either of our accounts. We're extremely disappointed and frustrated with their lack of communication and failure to honor their promises.

I’ve tried numerous times to reach out in interest of renting an apartment at this location with no answers or anyone to reach out to me for follow up. Though this does seem like a nice location, the lack of representation and communication would bring upon the downfall of this place. Hoping things improve in the future for other individuals that may try to move here or any of the other Yards rental properties.

The leasing agent, whose last name is Green, was so rude when we were trying to look at the apartment. And then, when we tried to call the corporate to complain, it was even harder (no wonder she can be rude to potential customers, because no one can file complaints against her).So we are glad we didn't rent this property; otherwise, just think about any urgent repairs or problems needing their attention – they don't care. Highly recommend to stay away from this property

Dynasty, with the leasing office, made the entire process very easy. She promptly returned all emails & phone calls. Being new to the area, Dynasty was there to answer all questions I had. She is a great asset to the Yards Collection.

“Post Move-Out Update:Moving out 1212 was such a hard decision because of employee’s like Mario Clay!Unfortunately with a sudden change in employment, preparing to leave the country, and starting a new job, a few details slipped through my fingers! Reaching out to Mario to handle/assist with my affairs was such a blessing! The Yards Collection has a great Manager within Mario! I have had limited portal access since I moved in back in August. As the months progressed I have done the majority of the leg work trying to figure out what’s going on. I have spoken with every single person from leasing agent to manager on the team in the front office pleading for help. Nobody has every called or emailed me back with any solution. I have been the one to call the third party company that controls their portal and personally troubleshoot with their tech team. I now have ZERO portal access and no way to submit my December rent. I have called corporate three times as well and have just been passed along to someone else each time.Someone has also been submitting random maintenance requests (of which I never asked for) on my unit and maintenance has shown up UNANNOUNCED with no curtesy call to tell me they would be letting themselves into my apartment and were upset when I denied service.

Paulchaee Cook, (Leasing Representative) needs to be removed from her job duties ASAP. Mrs. Cook does this business a total disservice. She is one of the solid reasons why potential tenants opt not to dwell at the Foundry Lofts, Estates Apartments, Twelve12, and Guild Apartments. My sphere of business has repeatedly told me that they purposely stay far away from this Management Company and staff. (They manage 4 properties at the Navy Yard) The process is lengthy, uncommonly stressful, and grusomely tedious. Mrs. Cook is very rude, short tempered, outright condescending, and agreesiouly unprofessional to people that are seeking assistance with locating an apartment home. I personally had a brief encounter with Mrs.Cook, as I was looking for an apartment for a client at the Estates. She turned me completely away, so I took my business elsewhere. She never return calls in a timely manner,and her follow-up is disgraceful. Moreover, I've been involved, and watched closely how Mrs. Cook handled my cousin's Rental Application process..And, as I noted several incidents, I find her not to be in compliance with following FAIR HOUSING guidelines. I will be contacting HUD in addition to this review. I will pride myself on making sure that no one rents at either one of these buildings as long as MRS. PAULCHAEE COOK IS EMPLOYED AT EITHER LOCATION. Renters beware, read the reviews about timeliness, follow-up, sense of urgency, poor service etc. Renters are reciting the same experience. Take their advise, RENT ELSEWHERE BY ALL MEANS.
