I do not recommend anyone to live in this apt, this apt is notorious on tenant’s security deposit so that they don’t need to pay anything to renovate their apt, no matter you live there for one year or 5 years. I live here for 3 years, the security deposit is 1360 dollars, the apt charged me 916.75 dollars for normal wear and use of dishwasher door and burner grates and so on, and they charge a lot. I take care of my apt in perfect condition, so they can only find minor items with normal wear and use to charge. This apt is terrible, not safe neighborhood, and they increase your rent more than 10% every year, that’s why I chose to move out. And when you moved out, they will take most of you security deposit away even you took care and clean your apt, and when you go to their office to ask about it, they are very rude and refused to listen. The only thing you can do to get your security deposit back is to submit a small claim court, and it will probably take 10 months or more, and waste your time and effort, that’s why they are so confident in taking your security deposit away, not everyone has time to deal with it, and there are few punishmentfor them from the court. If you ever consider to rent this apt, please read the reviews, many people sharing this and there are many more people cannot get their deposit back and not sharing in google. This apt is the worst in Delaware, and you can avoid all of these if you read these reviews.

Poor management and not safe anymore. Was great once upon a time. But high crime of vehicles and stray people walking grounds digging in garbageRents are extremely high and do not fit the surrounding area. You can expect 150$ to 200$ increase every year and it doesn’t stop. Just started giving low income freezes on their rent. And don’t plan on getting your deposit back they will find a scratch in your floor and charge you for it! Take lots of pictures even if maintenance tells you it’s ok.

Beautiful spot. Highly reccomend the area. Very up and coming. New train station, 1min, down the road. Across from Archmere school. Extremely easy access to both 495 and 95. Boom!

I lived at this place for less than a year, they have charged me more than $1000 to replace refrigerator door and cooler doors while I didn’t noticed any broken parts while moving out. Later on they supplied me a bunch of photo which showing some normal wear and tear but they were all defined as “replacement needed” (cooler door $200 to replace, refrigerator $500 to replace, blind $200 to check them $200 to replace) - I can paste more details later. I don’t know why this place is getting 4 out of 5 as rating but it seems to me they had pretty chaotic management system and charge the tenant randomly.I also have checked other tenants review and noticed this apt is notorious on tenant’s security deposit so that they don’t need to pay anything to renovate their apt. Tbh I moved into an apt with 60-70% new conditions, lived for less than a year, move out with 40 - 50% new condition then they need me to pay and replace all these with brand new stuff at my cost. I don’t even know is this against law so I will try to figure it out, or at least warn everyone else who’s planning to move in.

I am submitting this review in support of Danielle. I am quite aware that we have had quite a few property managers since my wife and I have lived here. For the most part, they have been very good property managers. However, I am just wondering why Danielle has not been offered/ given the opportunity to be a property manager. Is Danielle being overlooked? She has been very supportive of us. In addition, the service that she has given us has simply been outstanding. As for the service that she has provided for us, I simply do not know what more she has to do to be promoted to the position of property manager.I am not sure of how many people are aware of the role that Danielle plays here. She is an asset to the Darley Green community and it should be made known. Danielle's contributions to Darley Green should be acknowledged and compensated.

I've watched this place be constructed. The layout is cookie cutter, but they are nice. The place is diverse.

Team in leasing office is extremely rude, mainly Alexandria who is the manager. False advertising to get you to pay for an apartment you won't get.

BEWARE OF YOUR SECURITY DEPOSITI give The Reserve at Darley Green 3 stars -- A neutral rating. Happy start, but not a happy ending because of the way The Reserve at Darley Green treated our security deposit. In this review, I want to share facts and some pictures. If it's my opinion, I'll specifically highlight "I think" and don't want to mix the facts with my opinion. I'll let you make your own judgement on whether it's normal wear and tear, or damage as they claimed and charged us for.We made a deposit of $1,560 when we moved in. Had been living there for 2 years until Aug 30th, 2021. We received a deposit refund of $118.54 from The Reserve at Darley Green in Sep, which means THE MOVE-OUT CHARGE IS $1441.46. The itemized move-out charges are as below:1. "Replacement of the carpet $486.38 -- 3rd Party evaluation black light testing confirmed multiple areas of excessive organic staining. The carpet could not be restored to acceptable condition." However, I think we kept our carpet very clean, as shown in 1st and 2nd pics. My husband told the leasing office it doesn't make any sense to let us pay for those "invisible stains" that can only be seen under dark light. Under normal daylight, the carpet is in good condition. After a few days, the leasing office said they would remove the carpet charge.2. "Replacement of cabinet doors due to excessive water damage $770.00". Personally, I think it's normal wear and tear. So I leave 2 pictures here (3rd & 4th pics) taken by the leasing office that were used for evidence of damage. I'll let you determine whether it's wear and tear, or damage as they claimed.3. "Replacement of freezer door due to irreparable scratches $185.08". Again, I think these minor scratches are normal wear and tear. Likewise, you may have ur own opinions based on 5th & 6th pics
