My brother lives in this apartment complex. My sister and I decided to visit him. Today i was woken up in bed by the maintenance guy.I was shocked, but I just assumed they called my brother to let him know they were enterimg and I just slept through his call.It wasnt until later that I realized they actually didnt let anyone know.My brother is sick to his stomach. He feels violated. He feels unsafe in his apartment. He keeps saying, “What if our sister was sleeping and was woken up by this strange man?!”I really feel for my brother because he recently moved here to be closer to family and its been nothing but problems.This place is awful. Keep searching for a better place to live.

I been living here since August 2023. It's a ton of dog poop everywhere no rules are enforced about cleaning up after your pet. Also I had a problem with the people on top of me clogging up my sink and causing water to flood near my wash machine area do to flushing the wrong types of things down the garbage disposal and our pipes are connected. This issue on the paper work was considered an emergency but when I called the emergency number which is the "Leasing office" number its just rings and rings no voicemail or anything. So how can any emergency be fixed if no one is picking up? My final complaint is my rent was supposed to be deducted because I got my own renters insurance and here it is October2023 still to this day this problem hasn't been corrected. I've sent ton of emails regarding this issue and now it's saying on the rent part of the website that I owe money that I do not owe. I guess I have to try my luck at going into the office when I have time on a off day. But so far I am not enjoying my stay here at all.

I've lived here twice now. Once before we bought a home and again after we sold it. And now we are moving again. I've enjoyed living here both times. I've seen the other reviews and I did not have these issues. It's been a great place to live. The maintenance workers have been very good, effective and respectful..in particular Sean, Jeff, Reggie, Gary and Wilfredo.I'd also like to give a big shout out to Kate, Assistant Property Manager, in the office. She has been great to work with for the few years we lived here. If there has been any issue she has worked quickly to resolve them and I appreciate it. The new property manager, Carolyn, has been very pleasant and helpful as well.The one thing I'd like to say is regarding the parking is to just make sure to have the sticker. That is one of the primary reasons to get towed is if you don't have one.

Lived here for 2 years and had nothing but issues. The AC always going out in the summer and heat not working in the winter. They kept doing patch work. Finally moved out and the entire month of July I had no AC. The staff is constantly changing and incompetent. Would pay the rent and they would call saying it wasn’t paid. Thankfully I had receipts. Tried to falsely evict due to them not having a good filing system. I showed them the receipt of payment and they still messed up and tried to take to court in which was tossed due to proof of payment. Just unprofessional overall and if you have an issue there is no way in getting in touch with the property managers boss. Then they have all the rules on the balcony constantly threatening to fine people. It’s a nice area and apartments look nice it’s just ran horribly they are more so interested in what the outside looks

I wish I could give this place 0 stars!!! Neighbors will play music way after 11pm so you get no sleep and the leasing office refuses to give you the property manager's info! Will be moving out very soon.

Well, I will try this route and see if this gets anything fixed. I can’t even blame maintenance because they’ve done whatever their skill levels allow them to do. The staff is nice and polite but not effective. If they say they’ll call back to address an issue you’ll never receive that call and when you finally call back it was “oh yes i meant to give you a call”Dead middle of the summer with my 4 year old toddler with no AC is ridiculous. Still waiting on a call or an expected date to have that fixed after 3/ almost 4 weeks of no air, 80 or more degrees in my house and a $235 & a $350 electric bill because we have to plug up fans like we live in the projects.I’ve had nothing but issues with this “upgraded” apartment since we moved in January. They do patch work and expect it to hold up. They painted over mold in the bathroom and dropped off mold spray and told me to spray it and wipe it off…I cannot WAIT until this lease is over. With all the issues, if you even mention not renewing the lease or breaking the lease they’ll be expecting you to pay some outrageous amount to leave this dump. I seen the reviews but thought the upgraded apartments wouldn’t have as much issues, i should’ve listened.Please come fix my air, i don’t care about the automated responses you guys give. You want you rent on time but this apartment is barely a place to be able to live with this unbearable heat.Thanks for the call back (:

My experience living here has been pretty good so far, when I moved here in the beginning with my fiancé, some years back, maintenance wasn’t too good, but overtime it has gotten better, if I call for maintenance there coming right away especially with Amanda managing the office. I do have great neighbors around me and everything in our building is pretty quiet, also I think things are really changing in a good and positive way.. and parking has gotten better.

Honestly, the scummiest, laziest apartment complex I've ever heard of or had the displeasure of visiting. I don't live here but my friends do and there has been nothing but issues from the outset. The grounds are beautiful, but don't let beautiful aesthetics fool you. They continuously neglect their tenants complaints regarding graffiti that was continuously written on the walls in the halls, the towing and parking issues that were mentioned in previous reviews with about 4-5 visitors spots if you're lucky, literally squirrels in the walls and eating through the walls, repairs in the apartment which is incredibly outdated, the middle floor of one of the buildings absolutely REEKING of Marijuana and ignoring all complaints about it, and now false claims regarding rent which was taken care of. They claim to care about the opinions and satisfaction of their tenants, but clearly actions speak alot louder than words. Left on read and ignored like that houseplant you water like every month or two. I have heard absolutely nothing but horror stories. I wouldn't recommend this place to my worst enemy. But the Leasing Office looks gorgeous, great job guys.Also, Castlebrook/Galman Groups, please don't bother with the "Hi, please help us understand and contact us." The reviews and issues are quite clear. If you truly do care as much as you say you do, re-evaluate, do some retrospection, and take action. That's the best way to make anything right.

Fortunately, for me I took heed to all the reviews and will not be moving here. Landlord feedback says that tenants are your #1 focus yet multiple reviews say that there is a ridiculous tow policy. Yet no one has changed it. You really expect me, a grown adult, who pays rent to have to put in a written request for a visitor. Come on. Someone in management is either getting kickback from the tow company or your just completely incompetent. Thank god I didn’t move here.

Should be 1 star for how mad I am! My Boyfriend has been a Tenant here for almost 15yrs! I have lived here 8 years, we have never heard of a rule of not having welcome mats in Hallway! It’s bad enough for 15 yrs they have done nothing for us. Same Carpet, Same Appliances, Same Old Closet Doors, Same Plumbing Fixtures, Same Everything! Just runned down! We painted using the paint they require, dark circles show through paint in weeks! Office sends emails saying no Astro turf or rugs on balcony because they hold moisture and causes cracks! That’s the reason I put a rug down just last yr to hide the cracks that were there after 15 yrs! Really No Welcome Mats! Ridiculous!!!! P.S. They don’t mind raising the Rent every year though!!!

Do not try visit anyone in this complex, no sign posted about towing, and only 1 visitor spot by my building that one person uses constantly because he has multiple cars. My boyfriend was here for 30 minutes and was towed. Couldn’t find the name of the company because no signs are posted, once we could figure out what company. We had to call multiple times before a very ignorant person answered. Went to get his car and the person there is wearing a mask like some criminal and it was a very shady looking place. This towing policy is completely ridiculous and unnecessary and unfair to tenants that are paying rent and can’t have visitors.

I have read a vast majority of most complaints and question, why no one has not filed a complaint with L&I, Delaware Department of Justice, or taken them to court? If legal is your recourse, make sure your rent is up to date, you have a paper trail that you have been notifying them, along with photos of your damages/concerns. All your concerns should be in a form of emails or certified signature mail(no phone calls) even those published on their review sites.

Do not move here - please look at all these reviews about the towing situation. All of Galmans Groups are doing this enforced towing and no one cares when this towing company takes cars parked correctly. We came to visit a friend and ALL the visitor parking spots were taken. One of the visitor parking spots even had CONSTRUCTION buckets and ORANGE CONES. Our car was towed at 9:15 (according to the paperwork) after just getting to the complex around 8:30. 45 minutes we were parked!! We now have to pay $300 to get our car out when they haven't even had it for more than an hour! You guys need to seriously fix this as no one wants to live in a place that tows vehicles when all the guest parking spots are full. Towing company was so rude as well they need to find a better towinf company that isnt using illeg@l practices to tow cars. Btw, our friends car was damged during the towing process too! Dont move here its not worth a $300 towing fine on your own cars or your family/friends.

Ridiculous towing policy, don’t move here if you enjoy having guests. They will tow their vehicle and they’ll be forced to pay $300 to get your vehicle back from the unprofessional, and ghetto towing company. This complex does not make their parking policy clear, I don’t recall seeing signage stating your vehicle will be towed by so and so company if not parked in one of like 4 visitors parking spots. Your business practices are very disgusting. DO BETTER.
