I have sold several homes in three states, my previous realtors ranged from blah to just OK. By far and away Bill is the best I’ve ever used. I moved 400 miles away shortly after listing and Bill went above and beyond for me. He went to the house after every viewing and put things back in order, he met workmen when repairs were needed, he reviewed items from the inspection report and helped resolve questions. But most of all he gave me good advice, even if it wasn’t in his best interest to do so.

Bill met with me initially and presented a market survey and appraised the value of my condo. He was able to secure a buyer at very close to that price. He worked very hard with comprehensive print and online marketing and held several open houses. He was present for every showing of the property. He is very knowledgeable about our condo building and the Rehoboth Beach market. He was very responsive to all questions I had for him. He assisted with the closing and transfer details. In short, I could not ask for more in a real estate professional

Bill was our listing agent for the sale of our condo in Rehoboth Beach. He did an outstanding job. He had our home professionally photographed and had an awesome video made as well. He presented it in the best possible way and, using his professional network, was able to attract a lot of coming soon "buzz." We had multiple offers and sold over list price within days. All of this at a time other similar homes were sitting on the market longer. You will enjoy working with Bill, he always picks up his phone and is very professional.

Working with Bill was a great experience. He was very thorough about the process when we first met. We were selling the home from a distance so he managed the entire process. Any time there was an issue, he was able to handle it expeditiously. He has a team available to handle any deficiency we had quickly so not to delay closing. The closing went smoothly. I cannot say enough about how amazing Bill Cullin is! He is experienced, knowledgeable, friendly, and competent. He spent about 2 years with us as we searched for our perfect beach home away from home. We finally found it!!In between working with Bill, we stumbled across a different agent who was pushy and did not listen to our needs. We worked with that agent 1 time only. But we went back to Bill again and again. No matter how much time elapsed, Bill was always happy to continue showing us homes and never pressured us to decide. His expertise in home building, decor, repairs, comps, and the Rehoboth area is outstanding. We live out of state, and he was willing to preview homes for us first. And we trusted his assessment 100%. In fact, the home we ended up purchasing, we did not see until home inspection! We were not disappointed, and our home is absolutely perfect for us. Bill's patience with us was remarkable! If we ever need to sell our beach home, Bill Cullin will be our agent.

Bill Cullin represented my husband and I in our home purchase in Rehoboth Beach. We highly recommend him. We first met Bill 6 years ago as we were contemplating relocating to Delaware. We took our time and Bill stuck with us for all those years. He is extremely knowledgeable about the Sussex County market, which proved to be essential as the market became very competitive. He was always very responsive and was available on short notice when a new home we wanted to see hit the market. In today’s market it is so important to have an agent that has knowledge and experience to give you an advantage as a buyer and Bill definitely provided us those qualities.

I have not written many reviews before for anything, but I was so impressed with the service Bill Cullin recently provided in helping my wife and me purchase a home, I felt compelled to share this information so that others could benefit from his expertise.Because I was not that familiar with Rehoboth Beach, DE, but for various reasons found myself wanting to purchase a home there, I wanted to work with someone who knew the market. After reading many real estate agent reviews, I decided that Bill Cullin fit that description. The reviews could not have been more correct. Bill knew the history of the area, knew sales history, knew rental history, knew many of the actual homes we ended up looking at because he had seen them on the market years before. We could not have been more pleased with the knowledge that Bill had. Even more importantly, when I asked Bill a question about something he didn't know, he didn't make something up or bluff through it. He simply responded, "I don't know the answer to that. Let me dig into it and get back to you." And then within a day at most, he had a complete, professional answer for us. I can't state strongly enough how important it was for us to work with someone whom we could trust like that.Bill was extremely timely in providing us information - his response time in returning calls or texts was often within minutes and never more than a few hours. We were located out of state, and it made the process so much easier to have someone on the ground in Rehoboth researching things for us and getting back to us quickly.During the time we were looking for a home, there was very limited inventory available. When something did become available to look at, not once did Bill apply pressure on us to make an offer or accept something that didn’t meet our objectives. From the beginning of the process through the end (and even after), Bill’s words and actions made it clear that he wanted us to be happy with the outcome, and he was willing to work with us for as long as it took to find and close on the house that was right for us.I appreciated very much the ability Bill had to communicate with the seller’s real estate agent. He treated the other agent with respect and kindness but was also firm in the things that were important to us. He helped us negotiate a fair market price for the house and was able to help us navigate and negotiate the inspection report findings. Bill knew what was fair to ask for and how to ask for it. I always had the impression that Bill was working in good faith with everyone involved.And maybe just as important to me and my wife: Bill was a pleasure to work with. He was so kind to us, and we consider him a friend. When you spend that much time with a new person in your life, and often under some stressful conditions, it is wonderful to be with a kind and thoughtful person.I recommend Bill Cullin’s service to anyone who is selling or buying a home. You will understand why someone like me took the time to write this review.

Bill was great!! We stopped by his office in the summer of 2019 and told him we would like to find a home by next summer in Delaware somewhere by the water. That would also give us time to prepare our home in Maryland for sale. He hooked us up with several web sights that would automatically send us the newest listings of the particular home we were looking for. By Jan 31st 2020 we had a contract on our dream home near the water in Delaware. Bill helped every step of the way with great local recommendations for home inspectors and mortgage loan companies. All who were great dealing with. Bill, thanks again so much for your help getting us in our dream home by the water!!Greg and Mary
