We lived here for almost 2 years (2022- early 2024) - and 4 stars is probably a fair estimate of our experience. We ended up moving out because of rent increases, as we would’ve been paying around $300 more than when we initially moved in if we resigned (resign for us was $1830 for a 14 month 2x2). I’ll run it as a good, bad, and ugly so you can relive the experience with us:The good: This place was our first home in Florida. Very friendly and welcoming to people renting from out of state, and Carol is the best person I have dealt with in the apartment industry. Very kind and does her job well. Deserves a raise and a promotion. Ty was the property manager for the first half of our stay, and he was equally as great as Carol. The complex is pretty well maintained and is located very close to everything. Meggan is the current property manager and she does a good job as well.The bad: Hidden fees are everywhere, as this is a Greystar property. On top of your rent every month, expect a ~$10 administration fee, ~$35 a month for valet trash, ~$2 for pest control, $40 for renting a washer and dryer (if you aren’t bringing one), ~$75-85 a month for water and sewer, and a range from ~$80-230 for electric depending on the month and how much you use AC. On top of this you can’t use a standard deposit and must use Jetty, a service that you pay for up front instead (around ~$80 per lease if I remember correctly). Maintenance is hit or miss. Art was our favorite maintenance person, but ended up leaving we believe. Roberto is pretty good and reliable, but anyone else is a wild card.The ugly: We caught wind from one of our neighbors when we were moving out that apparently there was a domestic abuse in the complex and a lady got strangled to death in May of 2023. Can’t verify the claims but it was the reason she was moving out a week after we did because she didn’t feel safe. During a hurricane expect to lose power. For hurricane Ian we were without power for 3 days. Not really something the complex can control, just know there are overhead electrical lines around so it’s more likely. We also experienced a few water main breaks during our time. For one of them the water was turned off for about a day without prior notice. It is an older (mid 80s) complex, so do expect this from time to time.If you made it this far and are considering moving here, it’s honestly a pretty decent place to live if you can afford the rent. Thank you again to Carol for making this place worth missing a little bit.

Ms. Carol is God sent. She went above AND beyond to make our moving process happen even though it seemed the chips were stacked against us. Thus far it’s been okay (walls are a bit thin; work from home), however, do not have any negative complains

Excellent customer service!!! Found the apt. that I wanted on 5/18/18 and the leasing agent (so sorry I forgot his name) had everything ready to go and I had my keys on 5/19/18! You can walk to the grocery store or to Altamonte Mall if you feel up to it - everything is so close by. You don't even need to get out onto 436 to get to a grocery store. The ground are picked up and look very nice along with the pools and tennis court. Great location with great staff!

Please choose any other complex to live than this one. We have finally moved out and I cannot express enough how unpleasant dealing with this management team has been since we gave our move-out notice. None of the final charges were posted until the very last day of the lease when they could have been calculated from the day we gave notice. The water charges were projected out to assume our usage before the actual bill gets sent from the utility company and they have grossly misjudged our usage for a time period we weren't even living in the unit anymore. Management will argue with you over text instead of communicating effectively from the beginning like true professionals. There was always confusing or conflicting information.This complex is just a mess. There is dog poop littered all over the area and despite the number of waste stations provided, the stations are hardly emptied enough, causing them to overflow. Dog owners repeatedly walk their animals without leashes despite local leash laws and the office will not send reminders if asked. The apartments are poorly renovated and poorly maintained. Roofing was done with zero notice to the community and lasted for almost a month, forcing my night-shift-working husband to sacrifice weeks of peaceful sleep. Pressure washing was scheduled on multiple occasions that did not happen as scheduled, causing one of our doormats to be ruined. Our ceiling gushed water randomly for almost 3 years from the upstairs neighbors flooding their bathroom into faulty pipes and the maintenance team's solution was to paint over the areas that leaked. Water leaked into our bedroom floor under the carpet from the unit next door and management/maintenance showed no concern for this whatsoever. Our unit was infested with roaches and the only solution provided for several months was a weekly pest control visit with Raid dripped randomly on the floor. When we were finally scheduled for fumigation, management did not communicate with us properly whatsoever about what preparation was needed, forcing us to board our dog for multiple days unnecessarily. And after the fumigation was finished, we received a phone call offering to clean our entire unit of the fumigation residue for free. This cleaning turned out to only include the kitchen area even though the entire unit was promised. Management refuses to make any maintenance appointments for their repairs to your unit regardless of the notes you list in your requests; maintenance will just show up knocking at any time of day. This is not realistic to those who have jobs outside of the home and/or pets that are not constantly caged. Maintenance and third-party vendors have opened our unit door without knocking. We were told at the time of one lease renewal that we were "required" to pay for a third-party app that stores our pet's information as "pet screening", when we had lived in the unit with that same pet for 2 years. And this "required" charge appeared only 24 hours before our lease renewed. Lease renewal pricing was historically not prepared or available within an appropriate timeframe considering tenants are required to provide a 60-day move out notice. During our final lease renewal term, we were only presented with two lease term/price options to fit into our budget when the last renewal period offered us triple the options. When they raised rent a minimum of 22% on our last lease renewal in June 2022, a manager practically laughed at us for being upset when we sat down with them in person. The cost is rising dramatically to match the market rates without improving the property whatsoever or providing a comparable level of professionalism in their customer service. Working class individuals are being priced of less-than-mediocre living spaces all for corporate greed. Please avoid this complex at all costs.

I just moved here and the parking is horrible. There are 3 cars in front of my building that have never moved. I've talked to neighbors and the office sent texts and emails about towing these cars and never lifted a finger in following through. They don't do what say, so if you like to walk a half mile to your apartment because of inconsiderate individuals, this is place is for you.

Do not move here. The parking is absolutely atrocious if you feel like walking with your children half a mile every day just to get to your front door because everybody else is inconsiderate and they don’t enforce the parking laws here go ahead and move other than that this place is a POS and I would never move here I’m moving out because of that reason

Terrible experience living in this complex, extremely old apartments, appliances are constantly damaged, bathrooms are super poorly designed and small, insects and mosquitoes inside the apartment. I just hope that the contract expires to rent in another much more decent place

Absolutely was my favorite place to live. Close to restaurants and shopping. Lake view gorgeous. Only downfall is the $200+ rent increase every year and non optional valet trash at $30. Plan to spend at least $150 over your base rent per month.

How this place gets 4 stars is beyond me.The negative reviews are all correct!! This place is the definition of lipstick on a pig. My apartment was infested and management didn’t care to help. They have a I don’t care attitude about everything. They switched company so now I lost my deposit and need to pay another deposit with the new company.STAY AWAY FROM HERE!!

Cockroaches !!!!The apartment is big, there is space to store things, but the kitchen furniture needs to be changed, the wood falls all the time, the pipes often leak, fortunately they were able to repair it quickly. But all year we have had a problem with cockroaches (we have lived on the first floor), no matter how much we tried to solve it, the apartment was filled with cockroaches all the time and that was the main reason why we left. But staff is good

Just make you all aware of the roach infestation in all units and buildings appliance we've even professionally sprayed still roaches go back n forth underneath the floor molding any cracks actually. The air quality is awful smells like cigarettes cooking etc go into unit thru ac vents. You pay a pretty penny and this is what u get!Also the air quality if awful. All smells come in thru vents smoke, cooking,gor ruined

I’ll just show pictures of why you don’t want to move here:1. Patio separating from the malfunctioning sprinklers that are spraying our entire patio. Leaving our patio soaking on a daily basis.2. The pest control you pay for every month.3. Rusting partial & window sliding so have fun fighting to open your patios or windows or keeping a screen in.4. Sawdust falling into our lower cabinet from the busted drawers that barely close also shown in pic 9.5. Broken fridge at move in.6. Our dishwasher is being held in by tape. Oh and look at the peeling wood that also creates sawdust on top of it.7.More pest control.8. Rusted sinks at move in.9. See 4 explained10. Damaged ceiling from the water leak from upstairs.11. The amount of bugs that come into our place is so frequent that our lights are a cute little graveyard for them.12. More lovely pest control.Also we’ve complained about every single thing and MORE. About 5 things have gotten addressed/fixed. Or they fix it and just breaks again. This place doesn’t replace anything just patch & paint over things.
