Its taken me some time to write this review but I did feel it was necessary to share as people need to be aware of the business practices of Florida Property Management run by Gaston Reboredo and his team.
I engaged Gaston a number of months back while searching for a property management firm. He and his wife were very nice and seemed to be educated from a property management perspective.
We signed a legal agreement which needed some significant language adjustment as there were misspellings, repetitive sections and I had my attorney review and provide feedback itself that it looked like it was pasted together from a bunch of different agreements. That should have been my first red flag.
In any case, I got the adjustments I asked for and we were on our way. These were to Gaston's benefit as well as it tightened up the language in the legal doc.
I got a number of suggestions on the property of things which i should do to make the property more attractive and which I took and implemented, not all but most.
Then the fun started, the first showing brought in three potential clients and the people who came gave one reason or another why they would not be looking to sign. Jaime, Gaston's employee never connected with me on what the issues were until long after the potential people had moved on. I suggested that we could negotiate the price if that was the issue but that was never brought to me. Basically, tell me the feedback so that I can react in real time and adjust strategy or approach to getting this property rented. This concept was clearly not in their vocabulary.
I received additional feedback and went back and forth with Gaston on the correct approach. Having a conversation with Gaston works only one way. He tells you what you need to do and if you don't follow what he says, well then you are wrong.
Then the home was just sitting around for a few weeks. We dropped the price but nothing really changed. I asked what he was doing to attract people and he said, we are doing all we can. We posted online and that's all. I found that to be a bit too passive for my taste.
When Gaston saw I was not here to kiss his ring, he decided it was best for us to split. That was fine for me as I was feeling that parting ways was the best way forward.
Make a long story short, I signed someone new later the same week. We had a good showing the next few days and I had someone signed within two weeks. My only regret was that it was drawn out longer than necessary with Gaston. I wanted it to work but I would say we failed fast enough that it wasn't a complete lost cause. I got my tenant and all the up sell which Gaston provides is really not necessary. All you need is a reliable handyman when something comes up and a decent appliance repair and electrician and you should be good. You don't need Gaston to hold your money or pay your bills in a world where everything is click and pay.

Gaston - I see no emails from you requesting any information whatsoever from me. Furthermore, as I detailed previously, I was a client for a short period of time but have parted ways. I don't know what the point is for us to connect at this stage and what sort of information you need or for that matter what you are looking to discuss.
The point of my review was to share my experience with your firm.

I have no hesitation in recommending the services of Florida Property Management Services in regards to managing your property.
At the beginning they showed me comparable rented properties that I found to be very useful information.
Once a tenant had been selected based on their recommendation, I was kept informed with regular updates on periodical inspections.
Their service and communication with tenants is of a high quality.

At the beginning, they advised me about some refurbishments that shouldbe completed. I couldn’t believe how the property had improved with some minor work.

When I rented a property with Florida Property Management Services, they sent me a welcome letter with easy to follow instructions to open my account, I was able to communicate with their team through my portal and also verify my account and payments. They always respond and fixed any repair that needed to be done.

Hardly recommended . Since day one Florida Property Management Services had a clear plan of attack when leasing my property. I was very happy with the advertisement, and I liked their concept of the prospective tenants being able to apply online for credit and background check. Overall the communication was good throughout the experience. Their monthly reports are easy to understand
