We booked a room for a 3 night stay over Labor Day weekend. We got room 14. The ac worked! Clearly the room hadn’t been cleaned in a while. There were spiders and spider webs everywhere. Also big red ants. The bathtub had dirt and spiders in it. The area rug was very dirty. One of the folding doors for the bathroom was hung backwards so, it didn’t close. EVERYTHING smelled musty and moldy. There was nowhere comfortable to spend time in the room to take a break from the heat.
The people were nice. Had breakfast at leddys porch and it was good. Cant complain about the music from next door, it was one of the reasons we pick to stay there.
In the end, we were so uncomfortable in the room because of the spiders, mold and cleanliness we left early Sunday morning and went home to finish our long weekend, instead of staying through till Monday.
We will visit Fernandina again but, will never stay at the Florida House Inn again.
It’s a shame because it’s a really cool historical landmark but, it’s being neglected.
Walkability: Close to our favorite coffee shop and restaurants.

We arrived for our Saturday night stay to no parking, anywhere, even remotely close. We had 2 rooms, 14 & 7.
#7 was so small that when you opened the door it hit one of the beds. There’s no AC unit in this room, only a ceiling fan which barely moved any air. The hot/cold setting for the shower are backwards. This is a SMALL room. VERY close to the bar and the super loud music until 11pm was less than optimal.
#14 is on the second story. The late night music was equally as intrusive up stairs on the opposite side from the band. The room smelled like water damage. We discovered after a shower (which ran out of hot water) that the tub edge leaked out in to the room. The area rug was saturated with water. The ‘closet doors’ to the bathroom provide zero privacy and only 1 of the 2 doors actually worked. The shower head and jacuzzi tub jets were disgusting with black mold. The shower curtain liner had orange mold on it.
We spent close to $500 for the two rooms for 1 night, parked blocks away and had to walk through all the pot smoking in front of the Inn and on the patio outside both rooms, showered with a moldy shower head, seriously? Spend your money someplace else.

Location was the ONLY decent thing about this place.
I went with my mom and aunt to a wedding that was being held there.
Mold all over the shower curtain.
Thick layers of cracked dust in the window.
Stained sheets which promoted us to check the bed further.
- BED BUGS
-BLOOD STAINS
-URINE STAINS
Absolutely horrible!
This place could be wonderful if it was cleaned properly and maintained. I understand it’s old and has character, but that doesn’t mean it has to be nasty.
Rooms: NEEDS SERIOUS CLEANING AND PEST CONTROL.

The Florida House Inn offers a prime location in the heart of downtown Fernandina Beach, making it a convenient choice for exploring the area. However, the experience was marred by disappointing breakfast offerings, which lacked variety and options. I also was not able to park in their parking lot because it was full. I parked several blocks away. Additionally, the customer service fell short of expectations. Despite calling ahead to reserve a room for the following year, I was met with confusion and inconsistency upon check-in, resulting in frustration and dissatisfaction. I called the day before my reservation to reserve the same room for the following year but was told I had to wait until I checked in tomorrow to reserve that room. When I checked in the next day I was told I could not reserve that room because it's already been reserved. I explained the conversation I had the day before and her response was "it's first come first serve and there was nothing I could do!" Improved communication and attentiveness to customer needs are essential for enhancing the overall guest experience.

Had such a lovely stay here, I don’t know what everyone’s problem is in these reviews. Sure, the place has character. It’s old. The walls might have some stains. Grow up. Have you ever been to Europe? This is a great hotel. If you want a vanilla hotel experience go to a Holiday Inn. Me? I split a bottle of wine with my partner on the balcony outside of our room while we watched the sunset. The room was clean and our gorgeous bathtub did not once run out of hot water. Would definitely stay again.

Stayed over the weekend for our Anniversary. My husband found the place on Travelocity. We checked in late which was good for us because we traveled several hours to get there. The inn is beautiful with lots of history. Room was spacious. We did have issues with the water in shower it would turn off and the light in the shower did not work.Nearby activities: Lots of restaurants in area. Including the kitchen at the inn.Walkability: Everything is in walking distanceNoteworthy details: Ok now the bad stuff. The bar next door ( Green turtle taven)has a live band every night. They play until late and the music is aweful. If you want quiet this is not the place to stay. The walls are very thin. You can hear everything I mean everything. We had to ask several drunk people to move from the tables our room because rod the loudness

Didn’t stay at the inn, but had breakfast there. The food was fantastic. Absolutely delicious.Only 4 stars though because they seated outside for some reason. We arrived 5 minutes before they opened. We were four adults and one 3 1/2 year old. Once they opened the doors, the hostess asked if we had reservations, we informed them we didn’t. She said they did have space available, but only outside. The hostess wasn’t rude per se, but she was definitely short with us, and just seemed annoyed. Once we were seated outside, by ourselves, away from the whole restaurant, we realized what was happening. Seems we were sad outside because we had a child. So not only did they sit us outside when there was no reason to do so, the table was rickety and felt like it was going to fall down if we moved it too much while cutting our food.Again, all that being said, the food was tremendous! The service from our waitress was terrific as well! We would definitely return, and hopefully this time be allowed to sit inside with everyone else.

Loud music at a bar next door made it impossible to sleep. TV’s are antiquated. I will never stay here again.

Reserving a room at a B&B is mainly about the experience. Feeling like you're coming home after being out and exploring your surroundings is a big part of that experience. Often times its tough to find a balance between price and location. With that said, the Florida House Inn has by far been my biggest disappointment when it comes to my staying at a B&B. Although the location was convenient to Centre Street and all of the activities, it was located a little too close to Green Turtle Tavern that features a live band. IF you are an early to bed and early to rise traveler, the music may be intrusive to your ears when trying to drift off to sleep. The amenities were subpar when it came to room decor, cleanliness, breakfast and overall ambiance of the Inn itself. Most Inns pride themselves on their breakfast, however for your money all that you will get from a stay at this Inn is a continental breakfast. I've had continental breakfasts at the Holiday Inn that blew away what this Inn had to offer in that category. The sheets to my bed had holes in them. The bathroom smelled like urine and you pretty much had to squeeze by the toilet to get into the shower. The TV was parallel to the bed and the only means to sit in the room to watch the tube was a wooden chair. Although the exterior Christmas decor of the Inn was charming, the interior had much to be desired as the Christmas tree located in the small reception area looked like a runner up to Charlie Browns infamous pine. Unfortunately this Inn seems to have seen better days. And don't bother to venture to the Mermaid bar to offset what shortcomings this Inn has. When the former mixologist named Austin was serving, the Inn was lively and he kept his customers captivated with his wit and creativity when making drinks. Now days this feature has fallen to the "days gone by" category.
As for the other reviews, especially from a local guide who wrote "what were the other review folks expecting...especially for such a great price". Honestly, I expect my B&B to be on par with the surrounding B&B's for a pricey mid $250 a night stay. You diminish what the other reviewers wrote based on their experience. Hey, at least you didn't just give the Inn a 5 star review even though you had never spend one evening like another Google reviewer did based on the outside. They wrote "Haven’t stayed but it’s great to be close to such great entertainment. Pricing is decent!" Truly a facepalm moment I'm sure.
Next time I'll opt to stay at the Hampton Inn or the beautiful Amelia Island Williams Inn with it's well kept grounds, pristine historic interior and from what I understand an amazing breakfast.
