We have rented more than one condo in more than one building at EBT 4 times. 1st time at KNV. This is BY FAR the best one. I say this because of the view and the accessibility to the water. I want gulf front and I don’t want to walk more than 5-6 minutes until I can be in the sand and water. That’s basically all I care about. The condo itself was great for us!! It is not fancy at all. What you see in the pics is what is there. At the time, the building and pool were not locked, construction is still going on in some units. However, we knew about this beforehand. The amenities were fine for me, but some people care about more than a place to sleep with a shower and an unforgettable view. It was clean. We didn’t check the closet corners and under the bed for dust bunnies. The TV and internet worked just fine, they have cable. There are books in the bedside tables , as well as in the entryway cabinet. There are beach chairs and an umbrella, but no beach cart. The hospitality provided by Kathy Nesbit Vacations was excellent!! Rande was available when tropical storm Debby pounded rain through the window, and sent someone the next day to fix the window and bring more linens. The fan in the bathroom doesn’t work. The new refrigerator is nice but the freezer door will only open about 7”. The oven does not work (we knew this going in), however the burners take a rather long time to heat up. The coffee pot is older, with no timer. The sofa and the coffee table are just basic. The bar has 4 chairs. The dishes are bare minimum with place settings for four. The window coverings are white, so I hope you like the early morning sun! There is one dresser in the bedroom area, and there is no divider between the living and sleeping area. The lanai furniture is basic and the table is dated. AGAIN… NONE of these small “issues” (if one wants to call them that) matter to me. The A/C worked well. A ceiling fan would be helpful. I can’t comment on the pool this time, as it was closed due to construction in A building and also Debby. However, on every other trip, the pool has been wonderful, never crowded. This piece of beach is very private. Some evenings, we were the only people on the beach! The shells are phenomenal, rivaled only by Sanibel in my opinion. I HIGHLY RECOMMEND this condo! It is central to the North end, as well as Bonita Springs and Naples. We ate seafood every day at a different place. All of them except one was Michelin ready!! The entire island is still recovering from Ian, and we saw the damage still left after all this time. It’s heartbreaking. We missed Santini Plaza across the street. I’m glad we went. Even though we knew there was a tropical storm coming and the island was still recovering, it was nice to be back in familiar surroundings. I will ALWAYS rent this condo from now on if it is available. We normally come the week of July 4th, but came later this year. I’m glad we did! No crowds at all, and that’s how I do vacation. 100% recommendation.

Beware
For anyone considering renting from Kathy Nesbit Vacations and specifically, Sand Piper unit 407 beware of false advertising.
All reviews available pre-date the hurricane that hit Ft Meyers beach in September of 2022.
We stayed for two weeks in February of 2024. Walking into the building you feel like you may be a squatter in a bad sci fi movie.
Things that made our stay a disappointment:
The lobby door doesn't close and the building is unsecured most of the time
The lobby of the building has not been restored and debris and rubble remain inside the building
The elevator doors have a temporary facing
Mold and mildew permeates every room which caused our party upper respiratory illness
The unit is builder grade construction from the 70s with no evidence of upgrades since it was originally built
The screen of the lanai is torn
Light bulbs were burnt out (replaced by my husband not management)
The furniture was dated and not recently cleaned
All of the housewares are miss matched garage sale cast offs
The bedding is low end, pilled and old
One of the two beach chairs has a badly torn seat
When you run the air conditioning a wet spot appears in the living room rug (further adding to the obvious mold present)
The pool clearly has not been open since September 2022 but we were informed that it wasn't available the day before we arrived
The door to the beach access remains boarded shut 18 months after the hurricane
Things that were accurate about the listing
There is a parking spot
There is a view of the ocean
There are two bedrooms, two bathrooms, a kitchen and a washer/dryer
We won't rent this unit again and can't imagine risking using Kathy Nesbit vacations to book another rental.

Great rental agency with a long-term island connection. The owner is a long time resident and his staff are very professional and accommodating. Look no further for vacation rental and property management needs. Not a paid promotion LOL.

We had a spur of the moment chance to fly to Fort Myers Beach from snowy north. Kathy and staff went far above and beyond to make sure we had a wonderful place to stay on very short notice. The customer service was phenomenal. They attended to all our needs personally and swiftly. Keep in mind this is mere months after Hurricane Ian when even the simplest things were extremely difficult to accomplish. Carmen and Teri were so attentive. This company has once again earned our continued loyalty. We loved Santa Maria #409!!!!

We were there for the first time April 15th of this year. From my first phone call it was nothing but positive, helpful and fun. Everything went smooth from check in to check out even telling us about their after hours check in. We stopped in a couple times that week just to visit with them when we were at Santini Plaza. Easy to get along with and friendly people. Our unit was fine and we enjoyed our week. Reading other reviews people complaining about no toilet paper, etc. Really You are in FMB on vacation. Pop into CVS not to far away and buy some and shut up. I believe Nesbitt rents out these units for condo owners. They are not a hotel or resort. What unit you end up renting is what you get from the condo owner. Take it out on them not Nesbitt. People that complain about small things like that on vacation to a beautiful place like FMB will never be happy. FMB will be back strong as heck and we will be back.

Our room even came with beach chairs and noodles!!! Everything was easy with management as in obtaining access to our condo, parking pass, and pool passes! Truly relaxing!!!Will be back!!!!

My husband, myself and grandson stayed at Carlos Point unit 534 the week if July 16-24. The condo was advertised as being right on the beach and the photos make you think you can walk right out and be at the beach however that is not the case. You walk through about 3 football fields of sand before you get to a mucky inlet, not a beach. There was construction that woke me every morning at 6 a.m. . When I reserved this condo , I was told I would be accommodated if it was a problem and I was only compensated a little bit. The condo was dated and dirty. There was trash under the beds in the room with the 2 beds. The carpet was stained and not even vacuumed. I DO NOT recommend staying here at all. This was a wasted $1,400. We also got bit by bugs in the condo every single night and was very itchy. I am almost positive it was bed bugs but they are saying it was not. The TV in the 2nd bedroom was not hooked up at all, the master bathroom toilet handle broke. The stove top was all stained and gross. I could go on and on but I will just end this by saying RUN from this place. You are better off staying at a hotel..

Posting this on google because this review never showed up on Kathys website…how interesting…Estero Beach & Tennis 701B was our unitWe enjoyed the property, nice pool, nice people. Very quiet and small beach. No rafts allowed in the pool and pool closed at 730 …Unfortunately the condo wasn’t exactly the best. First the bed was being held up by a pot , which was bent (probably because it’s not meant to hold up a bed) which made the bed sink some, made it very uncomfortable and we ended up sleeping in the recliner couch a lot because of it. Living room tv remotes are broken, tv in bedroom area is super outdated. Bathroom was nice. The curtains are ridiculous as they are Velcro at the top, and they constantly came undone. Pics should be updated, we booked based on the photos and the fact that there was a lovely outdoor couch. That was not there. We only received half a roll of toilet paper and No paper towels … I don’t think we would book again. 3 stars for the property though. If you book for Estero beach and tennis, I recommend going with another company.

I will never rent with Kathy Nesbit Vacations again. I see now there is another review about toilet paper.. what a ridiculous thing to fight your paying guests over, but alas, it happened to me, too.My family and I actually stayed in this unit 10 years ago and were pleasantly surprised when we realized it was the same unit (we didn't realize until we actually arrived at the unit). We booked the unit for 5 people for a week. However, our experience this time was pitiful. We had to wear shoes in the unit because the floors were not cleaned. Your feet/socks would actually turn black if you walked around barefoot.Additionally, we were not provided enough toilet paper. There were less than half rolls in both bathrooms and no extra rolls. Despite only 2 people staying there for the first day and a half, it only took a day and a half to run out. When I called to ask about more I was told "I could get more from the grocery or I could run down to the office and pick up some. There should have been extra rolls in the unit."When I went to the office to pick some up (as this was closer to the unit than the grocery and was told there should have been extras), no one knew who I had talked to on the phone. I was told once again "To pick some up at the grocery," and that "We give you enough to get started. This isn't a hotel."I informed them that I never stay at hotels, only Airbnb's, which is the platform I booked with, and Airbnb's typically provide sufficient supplies for the duration of the stay. If you're staying for a week, you shouldn't run out after a day and a half (especially when you have less than the number of guests expected). Additionally, I was told on the phone that there should have been extras available. I continued to be questioned until someone finally said "Just give her two rolls."The tissue boxes had 1 tissue in them, the dish soap was almost empty, and there were no pot holders for removing hot pans from the oven. All of this (in addition to the dirty floors) just didn't feel worth the money invested.I realize how silly it sounds to write a review about toilet paper, believe me. But the ignorance and reluctance I was met with was totally uncalled for. It was an unnecessary frustration during a time that was supposed to be spent with family.
