I toured today and enjoyed Ms Dee. She is very polite and I appreciate her taking an additional 15 mins before her lunch to let me see the 2/2 unit. The layout is nice and the landscape is a peaceful ambiance outside of the construction around the area lol. Prices are reasonable in this economy and renovations look nice. Looking forward to moving in.

Great property. Ms. Dennis was so positive and professional. She truly convinced me to apply. Ms. Dennis is so knowledgeable and gracious. Hopefully I get to move in soon!!!

Dee was so helpful in showing us a few apartments at The Place. She explained the community and amenities well as well as reviewed the application process. She even suggested I look into sister properties if I wasn’t sure about what part of Florida I wanted to move. Very professional and kind keep her and give her a raise!

Miss Armani is so amazing. She made the whole process so smooth. She kept me updated throughout. Armani listened to all my wants and put me in an amazing apartment. . Ex thing was explained very well. And all my questions were answered . Request for her.

This is the worst place to live on the north side. Armani is very rude and unprofessional. When we moved in this apartment complex we had nothing but issues with this apartment roaches were so bad the company they used to spray made them worst, the mold was so bad, the windows would sweat and leak on the floor. There was a moldy smell, maintenance was terrible my microwave went out and they didn’t replace it until 2 months later. This community is bad there has been a lot of cars that were broken into Someone was killed out there. Me and my family didn’t feel safe at all. I don’t recommend this place to no one they are slum lords but want the rent every month then have the nerve to charge 2 late fees. All the fees you pay is ludercris. I felt like I was living on 45th and moncrief. The prices y’all charge to stay out there is not worth it. All these reviews on here must me made by staff and paid people because people moved out every day.

Ms. D was wonderful!!! She toured me and my roommate around same day we went to the apartments to check for availability. She has been a big help through the entire process. She is very nice , friendly and polite! And she make sure you’re always on top of what is going on with your process! She made this move very easy! And I am very glad I chose this complex to call home!

The help and service I received during my apartment search from Ms. Omega was truly amazing!!! She helped me with every step and her customer service made me feel so much at home that I couldn’t help but want to apply which I did and was approved!! Mrs. Sabrina the manager is truly a great woman and helps out so much with any issues needed and more. I couldn’t have asked for a better property to tour and now be moving into! If you are looking for a nice place to live definitely go see Ms. Omega and the amazing office staff.

Enjoyed my time.Move in process in a timely fashion. I think it took about 2 weeks to get everything together. Then another week for me to get my funds together. Which they worked with me. Had a couple hiccups, of course no complex is perfect. But my concerns were heard and taken serious. Since I was barely home, when I was it was pleasant.Thank you for understanding and everything!P. This is my update and I am pleased to inform all interested that there is hope.Yo will find much better places that this one. The only advise i have for you is run the other way.If they attempt to hook you by telling you that this is a gated community, don't believe then.The following is Google's definition"a residential area with roads that have gates to control the movement of traffic and people into and out of the area."From my experience the gate is none functional for about 9 months, when you bring it to your attention they give you a sad story and that they are working on getting it fix.2 On many weeks the trash overflow and if you have the luck to have your appointment inform or near it you will get the un-pleasant smells. And it is embarrassing when family or friends come to visit specially on weekends.3 The new rent prices are exorbitant. I was told by a member of their staff that it is now calculated by an algorithm.My question now is how does the algorithm works. If they are taking under a consideration that a person leaving in this are and wanting to stay near family and friends with in the same area, that individual will normally look in 3 or 4 apartment complex near by. Therefore increasing the interest for apartments in that are. However they should consider only on apartments that people have placed a deposit and only giving half of point since this does not really count for an apartment rented. Only when they have someone actually moving in , Should be counted as an apartment rented in the area.But this new way that they are using to increase their prices is crazy.5 The office staff is rude, well not all of them since they have had a big turned over, but in this review i will mention one person with whom I took the time to set up an appointment for about week prior to my actual move in day since I wanted to return the apartment in the same if not better condition that what i got it.Let me start by saying that i had to go in person to make this appointment since they were reluctant to granted and as i was told by their corporate office i was entitle to have it so that they can point any items i may have missed and i could have corrected them so that i will not incurred extra charges.The one and only thing that they found, was the oven drip pans that after 3 years of use should have been replaced by then, since this is the cost of making business due to wear and tear. In the event that they are not aware of this I will provide Google's definition"wear and tear. noun. : the loss or damage that occurs to something in the course of normal use." I would have expected they will cover this after a tenant move out, this is something so common that we the tenants should not have to pay for especially after the first year. If not they will continue to make the tenants to pay for.6 they also charge you with a grounds maintenance fee and in the time i lived there for closed to 3 years, i never noticed the grass Infront it my apartment.7 the one good thing they did, was the resurfacing of the roads and parking lot, however after they finished Infront of the entrance steps (building 1, the first one as you come in) the water was staying and probably still continue to stay and if the leave fall in it it is dangerous for tenants, since we the tenants could fall, and get hurt. I reported this days after the first rain while they were still working on the rest of the complex and never got fix.Well needless to say, this apartment complex thinks to highly of themselves however the customer service they deliver is poor and their prices to high for the areaI will ask any future tenants to ask these 2 questions.1 What will you do if I report to the office someone smoking pot ?The answer i was given call the police, when I was expecting them to say something.2 if you want to find if this is a safe place! How many times have the police and the fire department have come in with in the last 3 months since the number will probably go in to the triple digits.Think twice and do your homework.

I don’t know what’s the deal with the lady Armani but she’s never in a good mood LITERALLY. Anytime I call the lease office or go up there she always has an attitude. I try to avoid this lady so that there won’t be any negative outcomes but it’s hard because she’s assistant manager. Whoever made that decision obviously doesn’t care about how that makes the company look. She is very unprofessional and needs to be humbled.

If I could leave no stars I would. The apartment it’s self isn’t so bad but the damn assistant manger Armani is so rude and not just to me but to other residents as well. The fact she’s getting away with it has given her a power trip. I have been hung up on multiple times by her and neglected for maintenance services in the past. She’s so nasty acting and is not a professional fit for the position she has.

That Armani needs to fired immediately. She is so rude to the residents it’s literally ridiculous. I’ll ask a simple question and she replies with a nasty attitude. I’m shocked someone like that is even assistant manager. South oxfords management/place at capper landing need to really take the time out and choose employees that knows how to talk to people.

This place is really a joke. Maintenance lie to you when their going to fix things. The community kids are bad and disrespectful. Kids just stole the companies out the club house and ate it. People don’t know where their kids be. The roaches off the chain they crawl from outside in like they have a key to your house. The payment system is a joke they don’t take money orders. Also the mold is sprayed with bleach and grow back worse. Been hear for 5 years in this is the worst year. Everything went down hill after covid. The whole management team changed. I have layers and layers of paint caked on. They just paint over old paint. Trash on site is awful now we get charged a trash fee of $5.00 but have to take our own trash on top of community fees. I’ve had so many neighbors. people move in and move out every 3 months.
