I’ve lived here for a couple years now and all I can say is that the HOA is terrible all I have is problems with them the most recent one is the situation with the barcode on my car and the gate we had guest come over and broke the gate the gate was fully paid for with Insurance and now they are charging my family 300$ more to activate our barcodes again

Do not live here, the Hoa is very expensive, the Hoa board members do not care about the community members and do not listen to them. If you're looking for a friendly community, this is not the place you want to live; its a community of karens.

The HOA board members do not care about the community members. They are dismissive and do not listen to any concern whatsoever. I attended a zoom meeting and presented my concern to the boards, but the president was so dismissive and rude to everyone. Do not live here.

WORST COMMUNITY EVER!! DO NOT LIVE HERE YOU WILL BE MISERABLE!! The HOA members are only on the board for their own self-gratification. They don't care about the community and their residents. Going in front of the board members will get you nowhere as they are quick to dismiss you with their rude demeaning comments. It's their way or the highway. No open minds for change. Food for thought regarding the office: Maybe if you had a place online for people to pay their dues online you won't constantly have delinquent fees. Your office hours are not sufficient for the working households to get up there and pay their dues. Having access to withdraw from my account monthly through a voided check will not happen as you tend to send false citations and fees and withdraw without notice and hesitation as long as it benefits you.

Don't let the 2 security gates fool you into thinking this is a great and beautiful community to live in. It is absolute hell as you are a prisoner to the HOA. The HOA board members are a joke. Trying to talk to them is like talking to a wall. They have 2 famous sayings for your requests and concerns. "It is what it is" and "Rules can't be changed." They think they are above everyone else and look down upon you as if their time is to precious to listen to you. The office staff are unfriendly and unwelcoming not a great 1st impression to any potential buyers. The HOA fees increase yearly. Which isn't a big deal if you're paying a few hundred dollars a year. Instead you are paying well over $1,800 year. This isn't a golf and country club. I can't wait for my husband to graduate from Anesthesia school so we can get as far as way as possible. I'm sure after they read this we will be bombarded with false citations and fees so they can get even with us.

This is one of the most idealistic neighborhoods in Jacksonville to raise a family. We have 2 secure guard houses with 27/7 security. Most of us are friends with each other and become the villages we all need. We're zoned for the highest performing schools and it's a beautiful, natural reserve with lakes coming from the intracoastal. I can see manatees right out my window in heavy rains. If this isn't Paradise, I don't know what is.
And Caryn is just doing her job. It's not like we get actual fines, they are minor citations. And the annual fees went up only slightly due to the pickle ball courts. I see them also and there are many of all ages using them frequently. I highly recommend moving here if you're parents trying to keep your child on the right side of the tracks.

If you are looking for a great community to live, I would not recommend the woods. The HOA is a complete nightmare that will make your life a living hell. They will constantly look for something that is wrong on your property and fine you for it, without any prior notice. When you attempt to talk to the boards about it, they will demise you. Look for a better community, not the woods.
