We've been living here for 2 and a half years. When we first moved in the staff was great now they've replaced them with rude and disrespectful employees. They take for ever to address problems. They charge for pest control but no one has ever came to our home to spray or treat inside or outside the trailer. They're pushy about buying trailers that aren't even worth a third of what they're asking for it. I can't wait to move. DO NOT MOVE THERE...UGHHH

Hi, current resident that also has the same stated problems as anyone else here. Black mold work orders are turned into “just don’t use that side of your room”, my issue was months ago and is still present but getting someone to care is the hardest part. It’s too much of a job to make sure our homes are safe to live in, yet your gold key service checks for nothing either . So your insurance policy screws the residents still, it doesn’t help. Broken light switches that are “ancient” in a newly remodeled trailer. Bug problems, pest is included but asking Dallas to put you on the list is another hassle for her . If you go into the office to speak about a personal matter , it’s never private and confidential. The employees were overheard this morning 07/17/2025 talking about other residents personal information and how they are “nightmares”. I as a resident shouldn’t know ANYONES business but my own. Being falsely accused of double payment when payment was made once on time, now being charged another fee because they can. August rent will be due soon, but you have yet to fix anything wrong and still charge. The emails sent out are UNPROFESSIONAL. Should never be talked to less as a PAYING resident. *mold is from January 2025 and still is present. I was told to spray bleach if I see it again. A bigger hole was cut in my children’s room wall and half a functional bedroom we pay for 🤣🤣
* update on 10/22/2025 , issues still persist, worse , code enforcement and regional manager as well as BBB have been notified. Nothing has been resolved.

Management messed up and charged me a pet fee for four months and then only wanted to reimburse me for two of those months. When brought to their attention they tried to charge me $250 more!!! Then Antonie proceeds to tell me he is going to void my rent payment and evict me! I have two kids and if your threatening to evict a family because of YOUR mistake id consider getting mentally evaluated. Seriously these people are unprofessional.

I moved to The Breakers in 2023 as a first-time homeowner, and I truly wish I hadn’t. Since purchasing my home, I’ve been harassed with constant violations over minor things, while management seems to pick and choose who they enforce rules against.
After becoming a homeowner, I also discovered how poorly the home was built. The AC unit was installed upside down, the materials were cheap, and the cabinets started falling apart almost immediately. The water pressure sucks and you can’t properly pressure wash your home without having to pay to have it professionally done and everything about this purchase feels like a mistake.
On top of that, the lot rent increases every year. I’m currently paying $720 just for the lot, not including my mortgage and they even make you pay property tax on the rented lot. I now pay more here as a homeowner than I would have as a renter.
My water/sewer bill jumped to almost $50+ with no explanation and even though I told them there was a concern they never addressed it.
You will notice every month the bill you receive gets higher and higher. To the point it feels like they’re intentionally trying to force you to lose your home because it’s not affordable.
Management never addresses real concerns in the community. Neighbors are allowed to leave their animals tied up outside, trash and debris blow into my yard, and dogs are not cleaned up after my children cannot even play in our yard due to neighbors often leaving waste in my yard. Despite repeated complaints, nothing has been done.
This community has made me regret becoming a first-time homeowner. I’m now in the process of trying to sell my home just to move on and never look back. I would NOT recommend The Breakers to anyone.

I pay 10.00 a month for pet fee for my small dog at trailer park in Pennsylvania I own my mobile home and always clean up after my dog
Your pet fee is way too much.

Don’t not live here they are non professional at the officer and don’t help at all. Willing to kick people out instead of working with them. Very rude employees and don’t want to do anything. Don’t waste your time I lived here for a year and they never take care of anything that they are suppose to

This place is horrible. I moved into a home with roaches already there. It became an ongoing problem that was never fixed.
I had to call an exterminator myself. It turns out management never fixed the spaces between the pipes to stop them from coming in. When I moved out I was charged almost $900 to fix 2 small cracks in the wall. Cracks that were less than an inch long. It doesn’t take $900 to spackle and paint 2 small cracks in a wall. For this to be a nonprofit organization they sure like to overcharge you. They give you the option of disputing the charges but they never respond and keep all of your deposit. After reading all the other reviews it appears this place likes to overcharge for damages. Worst management company I have ever dealt with.

Rema is amazing. She’s very hands on and attentive throughout the entire Home buying process. She continues to support the home owner long after the purchase to ensure a quality home in a relaxing environment. The Lead Maintenance gentleman is top notch. You relay a problem he immediately tries to resolve it. The pool monitor is awesome she does everything she can to ensure everyone a safe and pleasant experience. Thank you to all The Breakers staff for continuing to make our community a safe, clean place to call home!

I am extremely disappointed with my experience at The Breakers in Jacksonville, Florida and I wpuld NEVER recommend anyone to do business with them! After living there for four years, I received a bill for $4,000 in damages that were unjustified and included charges for paint and carpet replacement, which should be considered normal wear and tear after 4 years. Antoine, the property manager, and Dallas, an office associate, were both unprofessional and unhelpful throughout the entire process. Antoine initially acknowledged that the charges were not valid but refused to make any changes. When I reached out to Dallas for the regional manager’s contact information or a corporate number, she told me to "find it yourself" and hung up on me—twice. This level of service and handling of tenant issues is unacceptable. I strongly advise potential residents to be cautious and consider other options before moving to this park.

We moved into The breakers and it has been absolutely amazing. The maintenance and office staff are professional and go over and beyond to help and the park is so well maintained and the landscaping is great. We are so thankful for The Breakers!

I cannot say enough, good things about the Breakers and the staff here. They were so amazing and the community is beautiful. I’m going to live here for a long time and feel blessed that I can raise my family here.
