Under no circumstances should you use the “Laundryvalue” laundry room, as it will ruin your work clothes, especially blazers. I used the delicate cycle, and my blazers were still damaged. Unfortunately, even though this is a nice area and a comfortable apartment, the laundry service should have higher-quality machines. Now I have to spend money replacing my clothes, and on top of that, I’m forced to leave the comfort of the condo to find a laundry service elsewhere. It’s really disappointing.

When I first visited this place, everything seemed perfect. I had toured many communities before, but this one gave me a sense of security. I've been living around Miami lakes for almost 3 years but because of roommates moving we needed to find a need place.
I'm an international student with valid immigration status, and I specifically asked if that would be a problem. They assured me it wouldn’t.
Excited and hopeful, I applied the same day. They told me the approval process would take 2 to 3 days. Instead, they kept me waiting for 3 weeks just to tell me they couldn’t accept my application because I would finish school in less than a year, and they supposedly couldn't offer a one-year lease because of that.
That reasoning makes absolutely no sense. No student domestic or international can guarantee they’ll keep studying beyond a certain term. A student can drop out or transfer at any time. So rejecting me just because I’m finishing in 8 months shows they have zero understanding of how student visas or enrollment actually work.
I had valid documentation to remain in the U.S. even after graduation and proof of financial support, but none of it mattered. It’s clear the front office staff are not trained or informed about these cases and completely mishandled the process. I lost 3 critical weeks I had to find an apartment—and $375 in application fees. One of the worst experiences I’ve ever had.
So if you are not a citizen/resident. I would recommend to not lose your time on this community or in any graham residential communities.

My husband I moved into fountain house as newlyweds. I couldn't possibly imagine living anywhere else! The location is amazing, the apartments are well-maintained. The leasing office is always so attentive to any needs that we have. Honestly wouldn't want to live anywhere else. I even had friend that worked for Graham's residential tell me that if they ever moved to another apartment complex, they would move to fountain house. 10/10!

I’ve been living at my apartment in Fountain House for almost a year , and I couldn’t be happier with my experience. The community is fantastic—peaceful, well-maintained, and the location is just perfect. It’s easy to get around, and everything I need is close by.
What really stands out, though, is the leasing staff. Carmen Carta, in particular, is amazing. She’s always professional, friendly, and truly goes above and beyond to make sure residents are happy. Whether it’s answering questions, handling requests, or making sure everything runs smoothly, Carmen’s attention to detail and dedication to her work is unmatched.
If you’re looking for a place in Miami Lakes, I highly recommend checking this place out, and definitely ask for Carmen if you need any assistance—she’s the best!

I just moved into this apartment complex, and so far, my experience has been great! The move-in process was smooth, and the management team was helpful and welcoming. The community feels well-maintained, and everything seems to be in good condition. I’m still settling in, but I’m excited to see how life here unfolds. Looking forward to getting to know the area and enjoying all the amenities!

I transferred from another community Crescent House to Fountain House, my main reason was because in order to get into your home they used Gatewise and it had to be on your phone, you couldn't share it with noone just whomever was on the lease, no family members, noone I found this extremely problematic, if I lost my phone or battery drained I couldn't get into my apartment, Fountain House does not have Gatewise and I am very happy here, great place, well taken care of, office staff is wonderful! hopefully I will be here for many years.

Fountain house apartments has been our home for almost 3 years now and I wouldn’t want to seek anywhere else to live at the moment. The rent price is reasonable and the apartments are super clean. Maintenance personnel are always working, ensuring that the buildings are up to par in all aspects. I love the area and I love miami lakes!
