As a previous owner, here's what people should know about our experience at Grand Dunes. The people that live there full time are few but very territorial, elitist and unfriendly. (With rare exception) There is no social community unless you suck up to a specific group, (don't lower yourselves). Some residents attempted to make big dog owners take the freight elevator while the small dog owners and people with kids take the main elevator. That's how wonderful some owners are. There was a guest for a week that had an aggressive pit pull that was allowed to stay on property many times without a leash. Response from management was that they couldn't restrict certain breeds. The beach service is mediocre and overpriced. You will be told by the owner of the service that he works for tips, tips, tips. But extra service is not worthy of it. During the winter months the building is dead. During holiday weeks (aka all summer and all fall) and weekends it is beyond chaos. People aren't allowed to rent short term but it is clear and evident that owners rent out and/or allow usage constantly. The description of people during the summer is reminiscent of a holiday inn express during spring break who don't care about the property nor owners. If your neighbor's unit is owned by a corporation (which there are units like that) expect to have various employees constantly cycling in and out throughout the summer (like a VRBO/ AirBnB). Worse than that, the Property Management instructs owners prior to the summer season that rules will not be enforced. Parking, for example. As an 'owner' you are told that you get two spots. However, they are not assigned. And they cannot be assigned because there are NOT enough parking spots to accommodate every unit. The security gate guards are instructed by the management and Board not to ticket nor tow cars parked illegally without any resident sticker, because, they say that the owners (that allow usage of their unit) threaten to SUE the Board for damage to towed cars - that is what two different security guards told us). Additionally, The security guards have said that when they have ticketed cars the car owners have thrown the ticket at them and cursed at them. So, no enforcement. The unit above us had their grandkids there (too much of the time) during the summer and holidays. The kids would yell from the balcony down to the pool with the apparent blessing of the grandfather and grandmother. The thumping of feet running around incessantly early morning and late night and the unbelievable amount of noise as balcony slider doors opening and slamming shut was enough to drive you insane. The elevator is key to get up to your unit, right before we put our unit on the market it stopped working. We called security and asked when it would be working and they had no idea that it wasn't in service nor when it would be back in service. The traffic is unbelievable and will get worse. Pay close attention to the maintenance between GDI and GDII. GDI (building on the beach) actually owns the property around GDII including the parking lot and the Guard shack and Guard contracts). GDI owners treat GDII like second class citizens. (For no good reason) With the 'Customary Use of the Beach' law changes that wonderful selling point of 'private beach' at Grand Dunes is about to fly out the window - as you pay luxurious amounts of money on real estate and HOA fees etc to share the beach with hotel guests stuffing multiple people into a two bed room paying $70 a night. Can't wait to see what spring break looks like. If you want a sneak peek, take a stroll down to the beach in front of Surf Hut - a mish mash of umbrellas, blankets, chairs, cabanas and various styles of loud music. We were terribly disappointed in Grand Dunes.

This is one of the safest and most beautiful complexes in the area. I'm one of the lucky ones as my sister owns a gorgeous 4 bedroom condo here. One of the best features is the residents are not allowed to rent out these units. So you know everyone you see either is an owner or visiting with the owner. The security is one of the best I've encountered. From the gate attendant to the number of codes you have to memorize to enter any of the areas (there is a code for the garage, front door, elevator, beach, pool etc and they are all different). The shared areas are well kept from the lobby to the activity areas. The best things about this property is the location and view. The area is safe and off the main strip so not as much traffic. Its a street separate from the outlet stores and convenient to the grocery. Several restaurants and bars within walking distance or a quick drive away. It is located about 40 minutes from the Panama City Beach airport so you would need a car if you fly in and Uber is not an option in this area at all. The way the designer/builders etc. laid out each of the condo units is well thought. With a private entrance off the elevator with room for a small sitting area, rooms are spread out and not on top of each other. The kitchen and dining rooms are perfect for large families like ours. The balcony is expansive with a built in grill, room for two sitting areas and include three ceiling fans. Hands down my favorite in this area.

Grand Dunes Rocks. Nice Condos on the beach and excellent service. The water is awesome and it's worth the 1100 mile drive from Lubbock Texas. AM580 Radio Lubbock Texas.
