Avoid renting any property here; the management is virtually nonexistent. They neglect basic maintenance tasks such as cleaning the stairs, opting to paint over the dirt instead. The laundry machines are consistently out of order, leaving residents without a reliable option for washing their clothes. Additionally, the garbage is left to linger in the hallways, with no one bothering to pick it up.Security is equally disappointing, with their performance worse than the cleaning service. I had my motorcycle stolen from the parking lot, and when I approached them, they simply shrugged it off, claiming there were no security cameras in the area.To make matters worse, the lady at the office exhibits a shocking lack of professionalism and rudeness. Dealing with her is an unpleasant experience.Save yourself the trouble and look for better condos elsewhere. There are undoubtedly superior options available compared to this place.

Arbors Aventura Apartments is a truly amazing place to call home. From the moment I arrived, I knew that I was in good hands. The property is beautifully maintained and the staff is very professional.Scarlett and Ekaterina, the managers of the property, are absolutely fantastic. They go above and beyond to ensure that every resident is happy and comfortable. Their dedication to their job is truly remarkable, and it shows in every interaction I have had with them.The apartments themselves are spacious, well-designed, and equipped with all the modern amenities one could ask for. I especially love the large windows that let in plenty of natural light and offer stunning views of the surrounding area.The community amenities are also exceptional. The pool and fitness center are well-maintained and offer the perfect place to unwind after a long day. And with the property's ideal location, there are plenty of nearby shops, restaurants, and entertainment options to explore.Overall, I highly recommend Arbors Aventura Apartments to anyone looking for a comfortable, convenient, and stylish place to call home. With its exceptional management team, modern amenities, and prime location, it truly has everything you need to live your best life.

This is the worst apartment ever. Please do not waste your money. I cannot wait until this lease is up. We have been faithful tenants for over 6 years... always pay on time.. but between the roaches, the old broken washers and dryers, terrible parking, trash and cats everywhere you go.. this place is a real rip off. I want a refund and even believe if some of this was presented in court all tenants will be able to break their lease with no penalty!! These are horrible living conditions and possibly illegal.

WARNING DO NOT MOVE HERE- SCAM ALERT!!!!! Maxx Properties sold the property earlier this year and the new property management is the ABSOLUTE WORST! They are rude, and unprofessional, and to top it off are now SCAMMING against current tenants. Property has no security and is way over-priced for what they offer. There are cats who literally live and breed all over the buildings. I wish there was still a corporate office overseeing this property. It USED TO BE an amazing place but after our recent experiences with the new property management, this has sadly become an overpriced LIVING NIGHTMARE!!! Please look elsewhere, I promise you, you will be happier not living here! I have been a tenant since 2014 and would have stayed if the Maxx Prop. hadn't sold. STAY CLEAR FROM THESE PEOPLE- TRUST ME!I just edited this review because in seeing other reviews, I now see other tenants have had charges and issues with charges recently with the new management and it is not just me. I will be using those reviews as evidence with my attorney on this matter as now I feel better knowing that I may hopefully be helping other tenants not getting scammed by these new owners. They are all of a sudden adding LATE FEES to an already PAID SECURITY DEPOSIT. I have been a tenant since May 2014 and like EVERY OTHER PLACE IN FL- Security Deposits ARE DUE PRIOR TO GETTING THE KEYS- that's why it's called a SECURITY DEPOSIT. Like everyone else, I paid this via a Money Order to Leslie Puerta the prior Leasing Office Manager when the property was owned by Maxx Properties. All of a sudden letters are being left on my door showing I owe $375 as of March 2022. I moved downstairs to my current unit in 2016... HOW DOES THIS MAKE SENSE?? When I called AGAIN after already emailing Scarlett to remove these charges for the last 3 months, a new person named Katarina who is extremely unprofessional didn't even have the letter in front of her until I asked her to get it. The whole time she kept saying I need to pay it without even looking at it???? How do you even work like this?? When she got the paper, I asked her more than 5 times, HOW DO YOU CHARGE SOMEONE A SECURITY DEPOSIT WHO HAS BEEN LIVING THERE ALMOST 10 YEARS AND IT WAS PAID IN 2014- She simply said, "We didn't get it". How could you WHEN YOU JUST BOUGHT THE PROPERTY????? I will NOT be paying A SECOND DEPOSIT and if I do not get a call from someone else- the next call is from my Attorney. This is extremely heartless, rude, and above all unprofessional. Again, save YOURSELF AND DO NOT MOVE HERE. All the reviews since the new ownership show nothing but negative comments and similar issues. Read them and believe us. We are trapped and living now in AN ABSOLUTE NIGHTMARE WITH NO HELP FROM THE MANAGERS HERE!

the person who works in the office is super disrespectful, the apartments are full of cockroaches and the common areas are never cleaned!! the apartments are full of mold that they never fix and it takes over 6 months for maintenance to come in! 3 weeks waiting for a dishwasher repair that was never done! I am super dissatisfied with this building!

I have been living in Arbors for seven years and never had a problem. However, it changed since Arbors got a new management which is beyond terrible. I paid my rent on time and it was apparently a glitch in their system and Arbors charged me three times for my monthly rent. I sent an email to manager, Scarlett and didn’t get any response. After trying to reach eight times I finally got hold of Scarlett and explained the situation. She promised me that she would call be back and never did. I called her back and Scarlett assured me that she would call a billing company and take care of it. Again no follow ups whatsoever. Moreover, when I got home me and my husband received three days demand letter to pay rent. I went to leasing office and asked Scarlett why would she sent this letter because she is the one who overrides all the correspondence to tenants. She said that she is required by law to send three days letter and I can ignore that letter and she will investigate it. I asked why she didn’t have a courtesy to call and tell me “listen, you will get the letter but don’t worry because I am investigating your case” but NO she said that she has been in this position for two weeks and she has many tenants. No apology, no empathy and super rude. I asked her who she reports to and asked her manager contact info and she told me to go to website and find Weller management number there and she cannot me provide any other info. Horrible experience future tenants be aware and current tenants too.

Amazing place to live, it's quietly, family friendly and perfect located. I can drive to beach in 5 minutes and have directly access to the Greynolds Park. There's a nice pool and a gym. I recommend to everyone who seeks a new apt in this area.

This place is definitely NOT a place to live, Most AC's just blow hot air, but when you put in a maintenance request you are ignored. Roofs are bad leaking into apartments which grow mold from the leaks. Two maintenance men for 3 buildings are overworked or don't have the tools and or knowledge to fix issues. Repairs never get done. Security gates broke most of the time. Manager doesn't care about the place. I could go on and on. If you are looking for a place --- KEEP LOOKING. When I moved in things where better, but things have gone downhill fast. Its only about the high rent here now. I feel trapped they want you to give them 60 days' notice that you are moving out but you can't rent a place 60 days in advance, so you have to stay or take a chance in not finding a place & being homeless - speaking of homeless they sleep in the common areas as well

This place is disgusting... extremely overpriced rent. Roaches, ferral cats, and trash piled everywhere... and there is no direct access to Greynolds Park. That is a complete lie. It's in the lease agreement however they will not give you a key and the gate is chained up. *Update* they say to call and talk about my review, Google and many other places say they are open on Saturday... however they are closed. Like many places in Miami, this company doesn't have any respect for its clients. Why wouldn't you keep your hours of operation updated... or find someone to cover Saturday if the ONLY person you have to work the office can't.

I don’t have advanced no one to come stay here the apartment is dirty there’s never be parking they sold the apartment to a new owner this new owner don’t care customer service bad on my things the care about is the rent money no good service there’s no parking no parking at all you’re paying rent you can’t found no parking roaches mold bad costumer they damage my car in the parking lot when I report they don’t care.

I currently live here and it's by far the worse place I've ever lived in. There's never parking spaces available if you come home after 5-6 pm. The laundry room is tiny with tiny washer and dryer that are at least 40 years old. Only two per floor and they are always broken. I've lived here 8 months one washer on my floor has been broken since I moved here. Maintenance it's poor. The dog walk area they don't pick up the p*** garbage sometimes it's overflowing for 10 or more days and it's smells bad. There's an infection of tiny roaches and you have to stay on top of them unless you like to live with them. There's no luxury here at all. In fact it's way too overpriced. The gym they brag about it's dirty they don't even have hand sanitizer nor anything to sanitize or clean equipment the treadmill has been broken since we moved here and they charge u an extra 65 dollars to have the key to the gym! The audacity to even charge extra. Oh the hot water lol sometimes you don't get any. The master bedroom barely gets any ac! And there's nothing they can do because that's how they designed the building. The water be smelling bad too. Like sewer. I can't wait for my lease to be up so I can leave this place.

The place is dirty, tons of feral cats and raccoons live in the trash areas and under the stairs. maintenance takes way too long, laundry machines are old, small, and overpriced. it's cheaper to go to the laundry mat. Most definitely NOT a Luxury Apartment. And certainly not worth the price.

Every week is the same thing, it never fails like this is very disappointing and embarrassing to any of our visitors that comes by and see’s a trash pal where we have to walk I’ve been complaining since day 4 of moving in , all they want is rent money and also don’t like to fix anything my fridge been leaking for the past 4 months everything in my fridge went bad Im currently using a cooler to keep my food fresh it’s literally overwhelming I’ve let management know and nothing happened yet “Y’all gotta do better

Rat infested, roach infested and lazy management who is just there to collect a paycheck. There is also the cats who have invaded the community because people there are feeding them. There is also the garbage that gets overfilled and all over the place and causing all types of smells. The health department and code enforcement should definitely have something to say in this matter. (Videos and Pictures also available)
