The rent increases on July by a whopping $187.00 !!! Total rent is $1015.64 !!! Alot of 80 yr old people are gonna drop dead of starvation just to make the rent!!!How can they get away with Such a Huge Increase????!!!! There's gotta be a law against this behavior!!!

So many amenities. Such a beautiful Park. If you live here you only pay for electric everything else is taken care of. All dogs are accepted with up-to-date shots. We are so close to Anna Maria Island, all kinds of shopping lots of things to do. A great place to spend the winter.

This is a lovely Mobile Home and RV park with very friendly staff. A great value and excellent amenities. They are making improvements all the time. 15 camping spots in one area and many others scattered through the park, with plans to add more. A very quiet and friendly community as well. Our third winter here with plans to come back next year. It is located in Palmetto, with easy access to Bradenton, Sarasota, Tampa and St. Petersburg.

The new big idea, since they have so many empty lots and can't get them rented, is they have decided to make "RV" spots to rent out. What they are doing is putting in what is called 300 sand, this is the cheapest form of material you can buy of course, and spreading it out and tamping it down to make RV parking spots. This is what is used under pavers in Florida. It is meant to be "under" pavements of different types, not a top layer to be driven on. Parking a very expensive RV on this will be so messy and make ruts. This material will turn to mud when it rains, as it does often here in Florida. Don't think you will have a patio space to sit outside your RV either, you will only have the weeds to sit on. Yes weeds, not grass because they don't do proper landscape maintenance therefore it is mostly weeds. The worst thing is, the park is putting in these spots right next to existing homes with no regard for the residents. Very disturbing. I am sure folks will love having people hanging outside all the time as they do in RV's, diesel exhaust fumes, and running generators. Say goodbye to peace and quiet if you are next to an RV spot. Also, they don't seem to have a concern as to how much turning radius is needed. See pics below. The ends of the spots are mostly without a flare at the end. You have to see this for yourself how tight some of the streets are where they are sticking these spots in.The thing is, we can't rent our homes out if we choose. I was told when I moved in that it's because of "all the riff raff and trouble it would invite." Really? They have to approve everyone anyway. Why not create a special rate for such a scenario so they still get their rent plus even more perhaps? No, now they decide to bring in RV's randomly placed in the park. OK probably mostly nice people in the RV's but only temporary. Human nature is such that some temporary people will care less than permanent folks. Same rules and privileges? I wonder. Background checks? I hope. At least we could have a one year lease for a renter in a mobile home. They choose to make the permanent folks unhappy instead. That's what I call "penny smart and dollar stupid." They will see the long term effects of their decisions in time.In the pictures below, have a look at this material that looks like dirt. This material will turn to mud in the Florida rain. Also notice how small the road is in this one particular location, the car just fits. Not to mention the rule violation already seen below, of parking on the grass. More to come I'm sure.

It's a great park to reside in. I love it here. It's absolutely beautiful and most everyone here are kind & friendly. It's kept up very nicely, peaceful & just an awesome place to live. I couldn't be happier!!!

They're food is good. It is a good price. The servers are fine people and I always tip them VERY well because they work hard. I adore? their menu. This is a pick 3 entrees and 2 sides. I take the leftovers home and I can eat 3 more meals from it. It was ? delicious!! It is home cooked food. It is not fast so if you're in a hurry, this is not the place because they actually cook your food. LOVE ME SOME CRACKER BARREL!!❤❤❤

Nice mobile home park south of Tampa Bay. I highly recommend considering the area. Park also has an RV area, so friends and family can visit and set up their RV. Includes a year round swimming pool. Park is pet friendly also. All shopping is 5-10 minutes away. The famous Ellenton Premium Outlets are 5 mins away !!! ?

This place is horrible. They pick and choose who loves and who doesn't. There are multiple people who are below 55 living in the park. People who are well over 55 drinking and doing drugs and firetrucks called in all the time for people so wasted. I would not want my grandparents to live around this place and they are always raising and overcharging to stay you can have a 3 bedroom house for the same price. Not a place for older peoplebut people with dementia who have not grown up yet. Park owners should be placed in a retirement home. I feel bad for the retired old folks who were conned into buying a place here when they have neighbors so high that they could burn park down. Very sad

A family member of mine lives here, and it was a great affordable place to live until the lot rent skyrocketed 3x’s the normal price. They had an agreement that it wouldn’t go above 6% per year and they lied! The people who now own/manage this place are nothing but thieves and liars. 10/10 would NOT recommend.

I do not recommend this place as the rent has drastically and suddenly been raised. It will more than likely continue. Please highly consider other areas before committing to this park.

The new owners are not honoring rent contracts and tripling rent. My friends have been in this retirement park for years, they love their little community and friends but unfortunately many of them can not afford these ridiculous prices on fixed income.

Have friends that live here and apparently new owners won't honor the contract that the people have and are tripling the lot rent.... now people on a fixed income that shouldn't have to worry are getting screwed over...
