After 44+ months since Hurricane Michael (10/10/18), our general contractor, Vasta Development, has completed their extensive work and final payment has been made. From the natural disaster event to contractor completion (6/23/22), it certainly took much longer that we ever would have imagined, but it took what it took. To be clear, the length of time wasn't the fault of our general contractor. The negotiations with our insurance company required patience and 2 1/2 years to reach a decent settlement so it wasn't until early 2021 that we were able to begin addressing the damages (sans a long story why).We spent months tweaking the scope of work with John Vasta at Vasta Development prior to the main work beginning in October 2021...around the 3rd anniversary of the hurricane. John and Peggy Vasta were great to work with and, during the project, issues arose - supply chain issues, prices increases, sub-contractor issues, hidden/unknown construction issues, change orders, extracting insurance funds/escrow $ from the mortgage company, etc. We worked through all of them. John was often on site often from start to finish (we'll kinda miss our 8 am talks in our kitchen). He was communicative, knowledgeable, attentive to details & field supervision and helpful explaining construction matters to my wife and myself as well as our options. He wanted to make certain we were pleased with the general work and, at times, John worked with the subs to make certain the work was done to his satisfaction as well as ours.We are very pleased with the outcome and, although our home may appear somewhat different from the street, it's now much tighter, more energy efficient, quieter and more solid (it handled the cane's winds well, but couldn't avoid the fallen trees). This reconstruction project did take longer than the initial forecast, but all delays were directly related to the previously mentioned issues. Overall, the various work involved went rather smoothly and John and/or Peggy kept us informed throughout the project's timeline.In closing, we highly recommend you consider Vasta Development for your residential and/or commercial construction needs.Services: Drywall repair

The Vasta development company stayed right on target with agreed price terms and the scope of the agreed job. The completed job was all that we expected and hoped for. I have used Vasta Development twice. Once in 2014 to build a beach house for me based on a plan I provided. It is a vacation rental property that I plan to retire to so I was very particular about the build. And, a second time to convert a garage bay of the beach house into a bedroom with a full bath. Adding the fourth bedroom and bath has made my beach even more appealing to vacationers coming to Panama City Beach. I would not have chosen Vasta Development for the remodel work if I had not had a good experience with them during the initial build. I think repeat business is the best testimonial a business can receive. They are a family run business that I can highly recommend.

The Vasta team provided Hurricane Michael repairs to our house. They were quick to provide assessment and always willing to discuss details and provide recommendations. The team was detailed oriented and was an extreme pleasure to work with. The team of Tommy, Peggy and John were very responsive and took great care to provide the best repairs possible. Great team to repair our damages!

I have worked with the Vasta Development in a professional capacity for over 15 years. I have sold many many homes that they have built over the years and I still have relationships with the owners. Vasta development did an amazing job locating repairing and cleaning up a terrible leak from toilet in my condo. The leak had been a problem for years and no one could locate the problem. I can’t say enough good things about the work and integrity of Vasta Development. Great people!!

Working with John and Peggy Vasta exceeded my expectations beyond belief. I worked with them on A few projects while living in Florida.You could tell they truly cared about their customers no matter what crazy question I asked. Since moving from Florida to Indiana I have relied John’s counsel a few times with projects here and at my vacation home in New York.

As a first time homeowners My wife and I did not have much knowledge about what we are getting into. But the Vasta family help us in every single step even though we were sometime very difficult with our requests and changes. Mrs Peggy walked several extra miles for us to make sure we did understand every single detail of paperwork and admin stuff and Mr John have changed the blue prints for our new home several times just to make us happy. After our fundation was dry and the construction has began we were moving in our american dream in 48 days!!!We are highly recomending Vasta Development as your partner and a builder of your dreams!!Very friendly and profesional bussines !

I found an ad that read "$0 down. 2.5% interest rate. Bad credit ok." Skeptical, though in need of a new home after a divorce that left my credit less than perfect, I called and spoke with Peggy. She informed me that I would have to take a class 4 hours away and that the loan program was only for new homes using themselves as the builder. I decided to go to the class as I had nothing to lose. Upon returning from class I learned that the loan is a typical mortgage and the rate was so low because the builder was going to buy it down from the current market rate and roll that sum into my loan with them. I was excited about building a home for my daughters and I, so I agreed to allow Vasta Development to have me pre-approved for the loan. She required $1,000 in earnest money and had me sign a document stating that I had three days from speaking to the loan officer to cancel the contract. The loan officer informed me that the loan would take a minimum of 4 months to complete. I gave Vasta my deposit on March 28th. 10 days later my father suffered a heart attack and a massive stroke. I emailed Peggy at Vasta as I realized the mass expenses my family and I would incur due to this loss (in home care, medications, ect) I told Peggy that with deep regret, I would not be able to begin building as I was unsure where I would be in a year (my father resides in GA and I live in FL). Peggy asked me to send a letter from the hospital, a phone number to contact his nurse/doctor, and his name. I gathered these documents and sent them to Peggy. She told me that these documents were not enough and she would need his medical records and the doctor's phone number and a letter explaining his condition. I explained to her that the hipaa laws protected him from her gathering his personal medical records and in his current state, I could not grant her this request, however, I had given her what I was able to provide. In my most recent conversations with her she told me she would not be refunding the earnest money of $1,000 to me and hung up the phone (although no costs were incurred by Vasta, I had not even met with the builder at this point to choose a house plan) Warning to all who are looking to build on the panhandle - Do not do business with this company. The homes are too expensive $125/sqft for builders grade material (laminate flooring throughout the home, ect) and they are not willing to work with you no matter your situation. I have managed to secure my father into a home that will be able to accommodate his condition and help him better than I could. I will be purchasing a home on the Panhandle, and WILL NOT be using Vasta Development as they are thief's and liars.
