Not one to leave a review, but I would’ve wanted an honest review as I was applying because the process is very hectic on its own .
Management is very aggressive. Initially, I had placed a deposit to secure the current price until my papers are in order. However, 5 days later I was told that the offer is revoked (isn’t that what I paid the 500 for?) They said no the offer is only secured for 48 hours ( what?!, pretty sure they messed up from their end)
The new girl they are training is extremely unprofessional, I think her name was Alice.
Alice didn’t answer ANY of my questions during the tour, ( I asked them again for her supervisor later )
Alice was also very aggressive, I tried to turn on the AC fan to see if it was too loud, she shouted at me “don’t touch that”.
I asked if maintenance covers garbage disposals if it was malfunctioning. She said you shouldn’t put things down the garbage disposal. How is this ann answer to my question?
Maybe the place was good before which is why I initially applied, it’s going down No doubt.

I’ve had the pleasure of calling The Epic at Gateway home for the past five years, and it’s truly been an outstanding experience. This luxury community has exceeded my expectations in every way. The leasing office staff and maintenance crew are professional, attentive, and genuinely caring, always going above and beyond to make residents feel valued and supported.
The location is another huge plus—it’s perfectly central. Whether you’re heading to Tampa International or Clearwater Airport, downtown St. Pete, or the countless nearby restaurants and entertainment spots, everything is just minutes away. They call it the Gateway for a reason—it really does connect you to everything you could need.
It is with regret that I have to move due to work-related reasons, but I am grateful to have enjoyed such a wonderful home here. The good news is I’ll be continuing with another Richman Signature property in Orlando, because the quality of living and service speaks for itself.
Thank you to the entire Epic family—you’ve made these past five years memorable, and you will be missed!

We just finished a fabulous tour of the Epic at Gateway Center, an amazing rental property in beautiful Pinellas County. Our Leasing Agent Zach Raso was knowledgeable, informative, personable and honest in sharing formation about The Epic. We will be following through shortly to begin the application process. I seriously can’t wait to live there.

After living in Epic for four months, my wife and I can confidently say we're very happy with our decision to move here. While there were some initial growing pains, the overall experience has been wonderful.
The maintenance team deserves special recognition - they are extremely efficient, friendly, and professional. While we did experience some delays with maintenance requests early on (which may have been temporary staffing issues), recent service has been outstanding. Just last night, our air conditioning stopped working, and within 12 hours it was completely fixed. The fact that they keep spare parts readily available shows they're well-prepared and organized.
The upkeep of common areas is consistently good, which really helps maintain the overall appeal of the community.
The leasing office staff has been helpful throughout our time here, always responsive to questions and concerns. What really makes this place special, though, is the peaceful atmosphere and friendly neighbors.The community does a great job organizing activities and amenities. My wife particularly enjoys the Pilates classes that are held every other week, and we both love when the food trucks visit.
One of the biggest draws for us is the fantastic location. Being easily accessible to both Tampa and St. Pete makes this place incredibly convenient

My experience with this apartment complex has been a mix of highs and lows. My dog is absolutely in love with the place, and I appreciate the spacious unit and fantastic amenities like the dog playground and walking trail. However, my initial move-in was a huge letdown. We had no hot water for shower for two days and since it was weekend, no maintenance. We found out that, unbelievably, a 'genius' installed the hot water pipe to the cold and cold water to hot. On top of that, we found a large paint stain on the floor and a malfunctioning front door lock that left us feeling unsafe. While my dog is thrilled, these significant maintenance issues right from the start were a major disappointment.
Update: after 5 days, all issues were solved. Just wondered why they cannot find and fix these over obvious issues before we moved in. So they would not upset new residents.

Maintenance here at the Epic at Gateway are the absolute best. They prioritize there residents and always do so with a smile on there face. Thank you to the amazing team who was able to help with the leak from the hurricane and the ac breaking from the Florida heat! They came within 10 minutes for the leak and an hour for the AC! Also a big thank you to Zach for always keeping me informed about the stages of my maintenance requests and following up!

This is an excellent community, in which we feel safe and surrounded by people who wants to maintain a nice quality of life. The community amenities are excellent, in which you can exercise and relax well within the community gates. The staff is very nice, always very professional and with great communication. I have been here for almost 3 years and have always been a great experience.

I don’t actually live here, but I’m a dog walker, and I was at one point looking for a place to live in the area. If I were looking for a place to live, I would actually consider this place! I was just walking a set of dogs for a resident here and the maintenance guy. Kindly told me that they were closing the dog park for a couple of hours because they were Fixing it up and installing new amenities for the dog park. I also noticed it actually had real grass which was/is a big thing for me as my dog has broken off itsdewclaw on artificial turf before. Also, I love the fact that all of the patios are fully screened in because there are a lot of bugs in Florida.

We were displaced due to Hurricane Milton and had to find a new place asap. This was one of the first apartments I toured and I am very happy with our choice. Alli at the leasing office was a big help for us and made our experience very smooth despite the chaos we were experiencing. She was extremely helpful, knowledgeable, and professional in what was a very stressful time for us. I am very happy with our new apartment and excited to be apart of this new community. We also met the new maintenance guy Tyrone whose willingness to help and positive energy really made an impact and boosted morale. The main factor in deciding to live here was price relative to other complexes. It’s definitely important to have competitive pricing in a landscape where businesses seem to take advantage of people through price gauging.
