I have had a great experience with Invitation Homes. I am going on my 7th moths with them. For some reason my payment is not processing correctly with my bank. Then my sweet rep, Sasha Cruz, assisting me with my transaction. She made my day by letting me know that my payment went through and she sent me the confirmation email. I was even more pleased that this email was sent to me with a confirmation of payment!! Thank you SASHA CRUZ for taking care of me.

I recently had a terrible interaction with Deanna Jean-Philippe a customer service representative for Invitation Homes. Deanna Jean-Phillipe has shown herself to be unprofessional and incoherent as you will see in the screenshots of the email communications my husband and I had with her. Deanna Jean-Phillipe accused us of hiding a fourth pet even though no such dog existed and we have always ensured Invitation Homes was aware of our 3 dogs and paid the appropriate pet rent. Deanna Jean-Philippe tried to scam and defraud us by charging an additional pet deposit and pet rent for a dog that does not exist. Deanna Jean-Philippe's emails to us were full of errors. Deanna Jean-Philippe misquoted the price of pet rent outlined in our lease, Deanna claimed we had to abide by HOA rules when we do not live in an HOA, and intentionally left out the source that claimed we had a 4th dog. Deanna Jean-Philippe refused to admit that she made any mistake in her responses to us, refused to apologize for the baseless accusation, and refused to provide evidence that there was a fourth dog. Invitation Homes should be made aware of this stunning lack of integrity from their employee Deanna Jean-Philippe and her confused ramblings when writing to us. They clearly made an error in hiring Deanna Jean-Philippe and Invitation Homes should examine their interview process when choosing people to represent the company in a service capacity. Deanna Jean-Philippe created a problem where there was none, got important details of our lease and neighborhood wrong, hassled an overworked family with a newborn, and then checked out and went on vacation. Deanna Jean-Philippe has such poor communication skills, I wonder if she is a badly trained Artificial Intelligence or chatbot and not a real person.Deanna Jean-Philippe could have resolved this with a simple phone call, but after 1 attempt to reach out to us, she never picked up the phone when we tried to return her call. Deanna Jean-Philippe clearly dodged us until the end of the day, right before going on her Labor Day vacation. Because there was so much misinformation in Deanna Jean-Philippe's emails, my husband called the corporate office at Invitation Homes to verify Deanna was actually an employee. Deanna Jean-Philippe's messages were so unintelligible, we weren't sure if we were going to get charged fraudulently for an additional pet we didn't have. My husband went to the local office in Plantation, FL to clarify this with an actual human. The secretary threatened to call the police when he insisted that he needed to speak to someone in the office about our bill. He finally got an answer when he stood outside the office and told everyone going in and out about our situation.As long as Invitation Homes continues to employ people like Deanna Jean-Philippe, any current or potential tenants should be cautious and enter any lease agreement with eyes open. As long as people like Deanna Jean-Philippe are employed by Invitation Homes, make sure you document everything, question everything, and annoy the employees at your local office so that employees like Deanna Jean-Phillippe don't have the opportunity to deprive you of your hard-earned money. We have been perfect tenants of Invitation Homes for 4 years, never missing rent, abiding by the rules of our lease, and paying pet rent for 3 of our dogs. I normally do not write reviews, but in Deanna Jean-Philippe's email signature, there is an invitation to review the company and mention Deanna Jean Philippe's name specifically. I hope that any current and potential tenants of Invitation Homes and anyone who has to deal with employees like Deanna Jean-Philippe benefit from the information in my review.

Invitation Homes continues to supply an affordable and appropriate housing option for my family. Their renewal process is made easy with top leasing agent and contract extraordinaire, Claudia Amaro. With all that Invitation Homes provides, without her, I wouldn’t continue as a loyal renter. She makes EVERY bit of my decision to renew comfortable, understandable and convenient. She has the tools and knowledge to get you into a property that meets all your needs. With quality employed maintenance staff and outside vendors the home is maintained efficiently throughout the terms of your contract. Once Claudia reaches out she makes all the nerves and troubles with the final decision to renew go away immediately. It’s a no brainier for me, so long as Claudia is with Invitations Homes, I’m staying put where I an. I appreciate the professionalism and courtesies extended my way because my leasing agent takes the time to understand my needs and the requirements for my family. Thank you Invitations Homes for finding the best of the best to work with clients like me. Never change that philosophy and keep these hard working individuals, like Claudia around.

I have been renting for a little over a month. I’ve spoken with Cynthia who answered my calls and questions well before I became I signed the lease. Every time I needed maintenance or who to call she would share contact information with me. I appreciate her willingness to help even when it wasn’t in her department. No complaints or issues with Invitations Homes.

Absolutely terrible. Very unprofessional reps and the company standards regarding property upkeep are bare minimum. I moved into the property and came into a major roach infestation - they literally had to chase a roach to kill it while they did my walk through. The side in the backyard is full of mold, total flooding and a disgusting smell. They just delete my maintenance order requests when I send them. The reps love to wash their hands and point you on to the next rep because you are no longer their problem once they did their part. The front door is a safety hazard, there is a huge gap where all the air comes out from, insects and water come in through. The door has like 6 little inventions they have done to try to hold it into place instead of just changing the damn door as they should. Honestly, they collect $5400 monthly rent but won't shell out $300 to do things correctly. Now our AC broke, on our 2nd month in, they left us waiting for 24hr+ with not a single call, it was 90-94 degrees INSIDE the home. I paid $250 to have someone come out and fix it so my child didn't have to suffer in that heat. Now i ask for $250 back and they say "we don't owe you something we didn't approve."If you are thinking of renting with them - be prepared for a nightmare. They charge you a large amount of fees but when it comes time to own their part of the lease - they are nowhere to be found. Also, all their reps love to send you witty smart ass responses via email instead of just addressing your concerns. Example, i sent an email to a rep regarding the maintenance and Mariel's response was "Good afternoon, I am not aware of any AC maintenance issues as I am not part of your property management team. Per my previous email, please make sure to reach out to them directly as I am no longer your point of contact. In that email I also included their contact information." I guess it was too much just to put an email or forward the message?Yikes. Never again.

Today we had a great service technician named Joseph. He had a bubbly spirit which made us feel comfortable in our home setting. He was a good listener as far as giving us the time to explain our issues. We had multiple work orders since we moved in, and he happened to be the one to complete the last of it. His customer service skills was superb. We have nothing but good things to say about our service technicians this far. Keep up the good work

The 5 star is for Carla who was amazing and very polite and efficient with helping us with our service..NOT for service repair quality*****HOWEVER, the quality of repairs for almost paying 5k a month and the condition of our appliances are not even close to 5star but their customer service is GREAT I just wish they would invest in quality repair service companies and better condition of appliances :(

I have lived in an IH property for almost 3yrs, perfect rental history. when applying for a transfer of property and filled out documents, their 3rd part verifier declined saying theres a problem with how a document is saved as PDF, but it is directly from HR dept. IH refuses to help me, and their 3rd party verifier SNAPPT only has an email, no human beings to speak to. They do have a recorded message but guess what it says? To contact IH! I have requested help from IH corporate and I am being ignored. I dont even want to rent front them again, I just want the issue resolved so when I go elsewhere it is not an issue. Maybe someone from corporate will see this and contact me?? Probable NOT! And now I cant even rent again from IH when Im currently in a property which makes ZERO sense!!!

Mr. Luis Sotomayor was very professional and friendly. He explained in detail what he was going to be doing. Took care of the issue immediately. Cleaned up after his work was completed. He also cleaned the air conditioner dated when he bleached so I can keep track. I would definitely request Mr. Luis if needed again in the future. I wish we had more people like him. Thank you Mr. Sotomayor much appreciated ?

While the move in process hasn't been the easiest (outdated dryer hookups, plumbing issues, overgrown lawn, AC stopped working days into our move in) one thing we've consistently been able to depend on is Elmo Reyes' outstanding and super prompt help! He responds almost immediately to all of our concerns, and is such a pleasure to deal with. He's expedited several requests for us, and never hesitates to check in to see if there's anything else he can assist with. Elmo is a 5/5 even if the home itself has some issues. Thank you SO much Elmo!!

We've had nothing but bad experiences with this company. When you pay 3,500$ a month for a rental home you expect the maintenance team to have a brain. Half of the stuff in our home was broken upon move in. We mentioned it- didn't care. We've had several of the closest shelves/rods fall. Nothing heavy- just regular clothes. There were no drywall anchors, nothing in the studs.. anyone with a Brain would know that's NOT how you hang a closet shelf. Several of the closest by the way.. The maintenance man stated "Oh we can come back to fix it but they will charge you". Seriously? The pantry shelves WERE OUT OF THE WALL WHEN WE MOVED IN. But apparently that's our problem to pay to fix also. The window In my daughters bedroom- stuck shut. That's a fire hazard for sure. Sink missing drain stoppers on move in- were told that's our our deal. "They're like 5$ on Amazon". Lanai door handles stick and locks don't work properly on move in- that's our cost for upkeep. The blinds to the sliding door- rod bent & doesn't slide open on move in.. our fix. Fridge door handles broken- super glued already. Fridge missing shelves and broken shelves. Our fridge made a Loud noise one night and had to be unplugged at midnight. Tried to call in for an emergency request to fix the fridge so we wouldn't lose groceries and she told us to get online and put in the request. Guy that came to fix the fridge just shut off the water to it and said put in a bother request. Next guy that came had no idea why the last guy did what he did and kept asking us what was wrong with the fridge. I don't know! Ask the last guy! Isn't there any notes? Communication? I'm not the freaking maintenance guy. LITERALLY EVERYTHING IS OUR COST FOR UPKEEP ALTHOUGH WE PAY 3500$ a month in rent... but everything that was already broken is our fault and our cost because it's "upkeep". NEVER RENT FROM INVITATION HOMES!!!! We will be buying after this. Only rented last min so we could get down to Florida quickly for a job change. One guy came out bragging about how they are one of the top Fortune 500 companies.. bc you charge an outrageous amount to renters & they're still responsible for everything in the house & "upkeep. My photo attached is how the closets & pantry's were moving in.. but we when they fall out of the wall completely that's our fault and our charge? JOKE of a company. They have a 1.5 star review out of 8600+ reviews on trust pilot. Seriously don't rent from them.. adding photos from my two year old walking up to open the freezer (again she's two, it wasn't rough), the handle flew off cutting her foot. You can CLEARLY see the handle had been super glued previously instead of properly fixed... again another point proven. LAZY repairmen and lazy company.

Listing properties with AVAILABILITY DATES THAT ARE FALSE, and after placing deposit holds in the amount of $500, plus $425 to HOA applications for two separate properties (since first one was t ready) and now the payment website has processed a partial payment but they don't see it on their side , so not allowing me to move in. 2 months of stringing me along and when finally a property is ready(barely) They mess this up too!!!Shoulda read their reviews on trustpilot before doing business w this underperforming company
