I’ve had a storage unit with Clark properties for over 15 years. I received an email today increasing my storage unit rent from $32 to $53 a month effective June 1, 2022. I realize the economy is hurting, but an increase of almost 60% is obscene. In fact, I think it’s unethical to gouge their customers with that kind of increase.

I leased 2 storefronts from Clark Properties all adjoining . I was an 18 year tenant. After 17 years I need to close 1 of them. I waited till the end of the lease to do so.I had with permission made an opening to be able to pass through from one to another. Upon vacating I hired a contractor to seal up the opening. At that time there was the threat of a hurricane and my contractor evacuated for it. The opening wasn’t sealed on time. The job got completed 7 days after the end of my lease.I was charged a prorated fee for the 7 days. I paid it and thought nice this is how you treat a 17 year tenant during a hurricane.Still needing storage I decided to lease space from a different company. I have spent well over the amount of money of the prorated fee.However I still continued to lease the other storefront from them for another year. Once again I was late removing everything from that location by the end of my lease. Knowing I would once again be charged a prorated fee I told their office manager to have them deduct the fee from my deposit that I had paid them 18 years ago.I then received an email from Clark Properties stating that I owed them for the prorate amount and that I didn’t have a deposit.I went to Clark Properties main office after receiving this email with a copy of my original lease that showed I had paid them a deposit. I was told I don’t have a deposit and I owed the money for the prorate. When I asked how is it possible that I don’t have a deposit? I was told “ their records don’t go back that far “ yes those are quotation marks.Obviously being annoyed by that reply I refused to pay the fee. They have now turned me over to a collection agency. This isn’t over by any means but this is getting long and I’m sure most who have started to read this stopped long before this paragraph.
