The worst HOA ever. Since my complex has used them they constantly raise the rates. They constantly nitpick certain things and ignore others such as parking violations. I still don't know if they have my correct address because all of my mail shows up late after it goes the previous address. And now my HOA payments are being returned. Next they'll be trying to charge me late fees or try to cause problems with my credit.

WORST HOA EVER, FEE INCREASE PER YEAR, AND NOBODY SUPERVISES COMMUNITY AND LET RESIDENTS DO WHAT THEY WANT AND MAKE PLACE LOOK TRASHY AND RUN DOWN. LAND SCAPING HAS TO BE WORST COMPANY EVER, CAN'T EVEN CUT BUSHES STRAIGHT AND BLOW LEAVES, TRASH, AND DIRT ONTO PEOPLE'S CARS AND HOMES!

Zero stars was not an option, to live in a community that they manage is like living in outer space. I guess, next time you're communicating with them ask them "when was the last time you personally visited the property " you may be as shocked as I was to hear the lady tell me "never". Like it's in the name "property management" , good luck

Property management company sends out HOA violations for violations that had been resolved or didn't exist. They also send out violation letters for things that do exist in the Bylaws. Don't expect them to answer their email when requesting updated bylaws. I will work together et them removed from being our HOA administration when possible.

I wrote this review as our association was transitioning to Advanced Property Management. After 2 years having APM manage our property, I can honestly say they are great! Michele, Kurt and Van have been wonderful, very responsive, attentive to our needs, understanding and follows through with keeping our property top notch! I would also like to note, when I call…. Then respond! When I email…. They respond! Thank you APM for everything you do for us here at La Costa!This is NOT good news to read all the complaints, our last property management company was the same… I will be highly disappointed! Seems though the only positive comments are coming from a board member and an office staff employee?!? All other good comments are 4+ years ago (ugh!)! Advance Management took over our association two months ago and I have yet to receive any information to look at my account, I have a credit from the last management company so I am waiting for my balance? Also, I have outside property damage from this weekend and “someone” better answer my call MONDAY! This ought to be interesting, I’m praying for the best!

These guys are horrible! I have been trying to get my house painted for 7 months now bc they only work 1 day a week. No return on emails or phone calls.After being part of multiple HOA and dealing with HOA in my profession, these guys are by far the worst I have ever dealt with.

Horrible customer service. Leave mesages and send emails with no response. When you do get someone on the phone they are rude, not helpful and will pass you to voicemail mid sentence. They can't even manage their emails I would NOT trust them to manage your property! DO NOT RECOMMEND!

I've owned my condo for years this company will use any attempt to send you a letter and fine you instead of calling to address the issue last week they towed 10 cars out of my complex after putting up a sign less than 24 hours prior with no notice. This week they misplaced my check it's been 8 days since I dropped it off and now it's been 3 days waiting for a response.

THE ABSOLUTE WORSE CUSTOMER SERVICE EVER IN THE HISTORY OF TIME! I'VE BEEN EMAILING THE "PROPERTY MANAGER" DIANNA MOORE SINCE OCTOBER 2021 ASKING FOR A PHONE CALL TO DISCUSS OVER CHARING AND OVER PAYMENT OF MY HOA ACCOUNT AND TO THIS DATE MARCH 8TH, I HAVE YET TO RECEIVE A CALL BACK. I WILL BE FILING A COMPLAINT AND SEEING HOW OUR SUBDIVISION CAN OBTAIN A COMPANY THAT ACTUALLY UNDERSTANDS WHAT CUSTOMER IS AND LOOKS LIKE! A SIMPLE PHONE CALL OR FOLLOW UP EMAIL! THIS IS ABSOLUTELY RIDICULOUS****************UPDATEAS OF 3/19/22I’VE RECEIVED FOLLOW UP AND RESOLUTION OF MY HOA ACCOUNT BY THE OFFICE MANAGER. THE ISSUE AT HAND HAS BEEN RECTIFIED FULLY.

Absolutely the WORST property management company EVER!!!!Completely unresponsive and they absolutely DO NOT CARE. If anyone posted more than 1 star, they are somehow affiliated with this company and they are trying to boost the star-rating. Trust me - STAY AWAY!!!
