Real estate agents be aware! It’s been 3 months since my tenants started their lease, and I have not been paid! Very frustrating to be calling all the time for what belongs to you !

Sonia, the lease Manager at Valencia South Miami, made my move-in experience incredibly smooth and pleasant. Her friendly and helpful demeanor made me feel welcome right from the start. She patiently answered all my questions and went out of her way to ensure I was comfortable in my new apartment. Thank you, Sonia, for your outstanding service and making me feel at home in this community!

I’ve been living here for two years already and it’s been a wonderful experience. Neighbors are very friendly and staff is great. Luis and the rest of the front desk personnel are very helpful and always greet us with our name and a warm smile. Management is also helpful and always available. Overall living at Valencia has been a great experience!

Valencia is now being managed by a new group of team members who are awesome! They are always willing to help in any way they can. The new property manager is always on top of any issues the building may have. The front desk staff is super friendly and actually know the residents. Housekeeping has definitely improved and are always on site keeping the building nice and clean. Pool area and meditation garden are always clean and well maintained. I would recommend Valencia to anyone.

Excellent is what comes to mind when I think of Valencia Condominium in South Miami especially the Staff under the Direction of Miguel Ramirez who by the way is absolutely top of the range . I am an owner and live here full time , so I am well aware of how hard everyone works and how extremely helpful the staff is . I’d like to give a special acknowledgment to the following : Luis , Steven , Henry, Loraina , Yunia , Maricel , and of course Miguel Ramirez .

i lost my car in this building and no one took responsibility or said anything and the management refused to check the camera despite knowing the period of time the car was lost from the 14th to the 18th.

Beware! this older building has mold problems. The management constantly runs strong plug-in air fresheners to cover the mold smell. I was going to rent #125, but the mold was so bad on the ground floor hallways and inside the unit (black mold coming out of the vents) my son and I quickly had the common symptoms. Fast toxic mold symptoms are; throat clearing-swallowing issues like something is suddenly stuck in your sore throat, and you need a cough drop or water, running nose or eyes. Longer-term symptoms are frequent headaches, black and puffy bags under your eyes, dry eyes, forgetfulness, and you are always more tired than you used to be. Removing the two wall-water features in the lobby would help a lot. Mold loves water.Keep looking at newer buildings or the dorms.

At first I never actually build any interest on this Binary/Forex trading of a thing but when I later gave it a try with the Help of this wonderful Expert Trader Mrs Cathy Frederick, it was a successful trade for me. All i did was to invest $550 into my first trading and to my greatest surprise, I received huge amount of $5,420 as profit in 6 days of trading... Mrs Cathy Frederick was the trader that made it possible and she is still doing it all for me.. You want to be happy and be free like me do well to reach out to her via Email:

As a college student, I loved living here. It easily became our home and place of comfort. The memories are fond!

If you didn't move in with them, you avoided the worst decision you could've made ever. expensive price for outdated place and small Gym. I have been helping new students move in to Miami since 2016, they treat you like if you are kids or people looking for charity. There are many places that give nice offers, especially for UM students, this is not one of them. Btw, if the leasing office speak with you in an elevated tone, don't ever say 'calm down" cuz that consider rude!!!

We moved here right before Quarantine started, which stinks because we haven't been able to use any amenities nor meet many of our neighbors but the experience has been great so far! The front desk is very friendly and always helpful. The cleaning staff is wonderful and spend all day making sure the building is nice and clean! I met management briefly and they were also very nice, professional and helpful! We sure do hope the pool opens up for the summer!! As for some of the negative comments I read below, *Yes they do test fire alarms but Alicia from management sends emails advising when these will happen and in the a2 months we've lived here we've only experienced two days which didn't last longer than 5 minutes (not consecutive) *I am ALWAYS ordering packages and nothing has ever been lost. * I live on the 6th floor and the trash Shute is always clean, even the section where recycling goes gets cleaned up multiple times a day!! I have noticed that the first floor near the trash room STINKS but heeeey it's a trash room! Overall I am very happy at Valencia! I hope this review was helpful

Awful. Valencia will take your money and not think twice about it. This previous August, I dropped off application and deposit money at the leasing office. Unfortunately, less than a day later I had to inform Jorge (Valencia's leasing manager) that my roommates and I could not lease there anymore. To note, within these 24 hours, the unit I put a deposit on was still active and I had not received any leasing contract. However, when I asked for my money back he would not give it back to me. They hadn't even begun my roommates or my application process, yet he was still withholding our money. I even offered for him to keep the application fees and to just return our deposit, but he still has not given a cent back. Now Valencia will not communicate. We are students at UM and Valencia saw this as an opportunity to take advantage of us. Beyond outrageous. If you want to save yourself the money and time I strongly suggest finding another place to live.

Honestly the worst place anyone could ever live. They steal your money, find random fees to charge you, ridiculously priced for the worth. The people are rude and not helpful at all. I lived on the 1st floor and my parking spot was on the 4th. You're not allowed to have anything on the door or on the patio if you live on the 1st floor. Also, whatever you don't DONT LEASE THROUGH THEIR LEASING OFFICE!!!
