We picked this establishment for its location in historic St. Augustine. If you are booking a stay here, please know that paying only for the location, and little else. If you have any sort of problems on the premises, it will be up to you to locate a way to solve it. The staff is not very present, and it is unclear how to communicate with them. The (apparently newest) owner Mario is condescending, and outright dismissive. On our first night one of the patrons was looking for a way to alert someone that his car was boxed in and he couldn't get out: that's when we all realized that we didn't really have a way to get a hold of someone if needed. We booked two nights here-- that was our mistake! On our second night, the staff had in Mario's words "a last minute" WHOLE CHRISTMAS PARTY that took up the entire first floor of the house, which kept my husband and I up for several hours. Because the walls of this old house are understandably thin, we could hear laughing, music, and loud conversation, every "oooh" and "ahhh" for a good three to four hours right on the other side of our wall. We could not believe that they would essentially close the first floor for a private staff/family event without warning to any of guests staying there. My husband actually went outside to ask them politely to keep it down at one point and was greeted with stares of about twenty people and a dismissive attitude. It was pretty uncomfortable. In the morning Mario seemed really surprised that we were were upset, and admitted he didn't "even realize we were there" and refused to refund our last night when we asked-- in fact he scoffed and said "there was nothing he could do." He then said he would take $10 off (!!!) before going inside. Incredibly hard to believe that we paid around $250/a night for this experience, but indeed we did. Stay at your own peril, friends-- or at least avoid the Tiffany Studio suite.

It was my birthday weekend, I loved this place 1st time there. Rooms has Jacuzzis, so you can relax after a long day after walking around. I love that they served wine ? at the fireplace. I would tell anyone who is looking for a great bed and breakfast to check this one out.Rooms: Very nice and cozy ?Nearby activities: Restaurants and Christmas lightsSafety: Very safeWalkability: Yesss to restaurants and other shopsFood & drinks: Nice

What a beautiful BNB. The staff was very friendly and cared to our every need. They are in the heart of downtown St. Augustine so it is perfect if you are looking to be in downtown. The room was nice for my husband and I. We had plenty of space and it was overall a great experience! The breakfast was truly wonderful and I would highly recommend if you are planning on coming to St. Augustine to stay at the Inn on Charlotte!

We had the best time staying here! On top of the great customer service and amazing location, they also offer free wine, coffee, and tea! I have a gluten allergy and they did a great job accommodating my dietary restrictions. They even had gluten free toast which was such a nice surprise! The rooms were very cute and I liked the connivence of not having to carry a key and instead having a door code in the room. We will definitely be back!!

BEWARE BEWARE BEWARE. Booked Room months ago, they are saying credit card did not work. 100% false. They never tried to call or email. They did this to jack room up $100 per night (they are saying they will give us the room at $100 more per night). Otherwise they’d be willing to try the card again. Shady practice here.

They will cancel your room at one rate and gouge you at another. Book elsewhere so they don’t ruin your trip that’s been planned for months. Shady.

Made reservations for a weekend getaway, months in advance. Then got an email stating that they had canceled my reservation due to not being able to run my credit card. When asked why they would reach out to me when they were unable to run my creative card, they stayed it's their policy just to cancel the room and then I would have to book it at the regular rate that it's at and it happened to just increased $150. Absolute absurd.

What a wonderful experience! From check in to check out, the Inn on Charlotte was welcoming, comfortable, convenient and peaceful!Ricky promptly welcomed us and gave us the run down at check in before letting us explore on our own. The Inn is within walking distance to most of the attractions and was surprisingly quiet on a Saturday night. The room was clean and the beds were amazing!They accommodated our food allergies and breakfast was outstanding! Would definitely recommend this cute place for a weekend in St Augustine!

Very nice inn located in the middle of Old St Augustine. Walking distance to St George St and all the restaurants and shops. On site or nearby reserved parking. New owners are very friendly and helpful. The breakfast chef was awesome. Super friendly and very accommodating to my dietary needs (I'm lactose intolerant). Coffee, tea and cold drinks available 24 hrs. Wine and cookies, snack mix, etc for happy hour. Beautiful porch and garden to enjoy while people watching

Great location! 2 night stay Aug 4-5…But BEWARE!!***** They will pad your bill. I had a 2 bed 4 person occupancy room and was charged for having a 3rd person. I was charged a double cleaning fee. I checked in on Aug4 was charged 15$ for the 4th and 15$ for the 5th. They never cleaned my room during my stay, no fresh towels, not to mention nowhere to hang the wet towels. There was a note not hang towels on the shower curtain rod, but no towel bar or hooks to hang wet towels. There were hooks in the room to hang hanger clothes, but I wasn’t going to hang wet towels on top of my clean hanging clothes. Pure greed on the part of this “business” cleaning should be be in the price of the room, that’s part of overhead. It’s like ordering a steak dinner then being charged to wash the dishes and clean the grill.169$ advertised per night was charged 269$ per night, what should have been a 400$ stay turned into 700$ stay for 2 nights. Very disappointed ?

Bait and switch. It's a great location, although they have many hidden fees. BEWARE: they pad your bill, they charge extra for everything! They tack on a cleaning fee for each night you're there. Although they DO NOT CLEAN or bring fresh towels during your stay. They advertise 169$ price per night. 2 nights should have cost about 400$ with all the hidden fees it ended up 700$ absolutely shameful!!

Great Location! Walking distance to anywhere in downtown which made this stay convenient! Met one of the new owners while there. Changed ownership about one month ago. It appears that the new owners are investing some $$ into upgrading this B&B and the B&B immediately next door called the Hemingway House. We had booked room #4 in the INN but had to move to the Hemingway House next door due to loudness of our room. We Loved the Hemingway House. We had a room that had front porch access (2nd floor) and really appreciated the evenings spent on that porch relaxing and reading after being on our feet all day.

Location, Location, Location!Central to everything.Makes historic St. Augustine extremely walkable.The bar down the street can get a bit rowdy on weekend nights, but it's not insurmountable.The rooms are well appointed and comfortable.Breakfast was delicious each morning.Service was excellent!!!The little extras are available if one cares to partake. Coffee, wine, water, cookies, goldfish.Parking is limited, and the lot is small, but four of us were in one vehicle, so it worked beautifully.The front porch is really nice to sit on, whether it be in the morning or in the evening.The rooms upstairs have access to a porch. It is separated for a mostly private experience.

This was our fourth time staying at Charlotte Inn, they never disappoint! Outstanding service, delicious breakfast, great location, they leave water, lemonade and wine in the refrigerator downstairs for guests to enjoy. We prefer to stay in the room with the balcony overlooking Charlotte street, there is one with queen bed and one with king bed, both are nice and spacious.
