Very disappointing to witness the manager talk down to a woman while she was trying to inquire about something, I wasn't close enough to hear the entire conversation however what I did hear out of his mouth repeatedly was if you don't like it you can leave, the woman walked away very shaken and I had approached her later in the park to encourage her to report this, I have stayed at this park before it was bought by Sun and it's appearnce has extremely declined. While walking thru the park the smell of pot is so intense it makes you ill, I will not be returning in the future. This place needs an extreme makeover beginning at the top.

We're FT and have been here almost a month so far. The park is great with ample tree coverage, but be aware that cell service around here is absolutely horrible. I will not speak towards the campgrounds wifi service, but we have Roamlink using the big 3 carriers, and it seems to drop out several times a day....AT&T being the worse.
The park is clean, especially the bath houses. Mgt has been great, Karen, Tim and the crew have really made us feel welcome. We've had no issues with noise (residing in the middle section), but they are making a lot of upgrades to the lots right now so there's some day time noise with that. The other long term folks that we've met are very friendly. Good ammenities, but no pickleball courts for those that are in to that, however, less than 5 mins away is Treaty Park which has courts there. Minutes to downtown St.Aug and shopping, its a great location!

We are new to St Augustine - looking for a nice place to RV until our home sells (far away) and we can pick out a nice house here in the area.
We looked at all of the resorts and most of the office attendants were awesome! Karen was especially great!
BEWARE THE MANAGER TIM - he is awful - he called me a liar -
We booked long term and moved into what we thought would be a great spot.
There are different sections and we got put into what I can only call the “Worker’s Section!”
We have 3 nice vehicles and a watercraft. We were told that you can only have 2 vehicles on our site and they gave us a free storage space! How cool!
2 vehicles NOT 3 / no cargo trailers or tow devices or watercraft.
Once in, we noticed one spot has 3 vehicles and all kinds of “STUFF” surrounding the trailer. Old sink counter, oil change bucket, kayaks scattered and looked like a yard sale. When our 2nd vehicle broke and I made an appointment to take it in I had 3 vehicles there neatly, until #3 was going to get fixed in a couple days. Management called me and sternly told me I could only have 2 on my site. I stated that several spots (I told him which ones) had trailers, 3 vehicles, a tow dolly and assorted junk and he called me a liar said he’s never seen them - lies - I have pictures -
The people across from our bedroom would be up all hours of the night slamming doors - talking loudly and yelling at kids, dragging stuff to the trash bins. 11pm 2am 3:30am -
Unattended children in the gross swimming pool - dropping shorts and peeing through the fence - naked kids running around the pool and the lanes. Several kids on bicycles riding dangerously through the lanes and camp spots (not theirs). One kid on a bike came within inches of running into my car - while looking the other way. Small toddlers in diapers laying on the asphalt in the traffic lanes - a tall vehicle can’t see them - this was daily!!! But nothing was done -
So many unacceptable things - but the manager Tim does nothing - except make you wrong!
We moved - you should know

One of the best RV parks we have ever stayed at. Staff are amazing. Always something for the kids. Pool is big and always clean. Only 5 miles to Olde Town and 5 miles to the beaches. Will definitely stay here again.

Super great RV campground. The facilities are awesome, nice vibe, and a 4th of July celebration. The staff go above and beyond to entertain the guests. The RV sites are big and spacious.

One of the nicer resorts we have had the pleasure of staying at. There are standard sites for RVs that are gravel (but level) with concrete patios, tables, and shade. There are premium sites for RVs that have pavers, tables, and some shade. The pavers radiate a lot of heat, so if going during the hotter months, the white gravel may be cooler.
The wifi was very slow (as is true of most campgrounds) and the premium sites are further from the wifi. Data coverage at the campground was iffy for Verizon.
Check in was super simple. A gentleman came out of the office upon our arrival and escorted us to our site. There is a gate, be sure to know your gate code.
The pool looked clean and very nice, we did not use it. There are a couple of 'cabins', more like mini-homes that looked very nice with parking for 2 vehicles. There are paths around the area to go on an adventure.
The campground was away from the hustle and bustle of St Augustine but a quick 15 minutes or less to all attractions in the area.
I would recommend this campground to others.

Great rv resort with pool, shuffleboard, pickleball, food trucks come by about once a week. Sites are various sizes and gravel with great patio. Overnight or extended stay and convenient to St Augustine sights.

Older resort with actual trees! With Fl heat it is a nice change. Close to Downtown but not to close.

Cool campground, close to the city but secluded enough for peace! Watch my full driving video of the camp on YouTube at Ancient Carbon Maps channel.

We camped for a week. Park is nice and well maintained. Sites are spacious. They do need to update their website. It states each site has fire pits. We were told they haven’t had them for two years. If TV is important to you, just know the signal strength is weak and sometimes it didn’t work. WiFi worked but signal was weak and at times didn’t work. Friday night campfire and jam was lame. They had a fire and s’mores but the “jam” was only if someone showed up with an instrument and played! Haha. They shut water off one day without notice. Thankfully we were not in the middle of a shower especially since we had not filled our fresh water tank. Overall it was a very nice week.
