Beacon 430 is such a great place to live in downtown St Pete. All the staff is exceptionally friendly. The maintenance team (David and Yociel) are the best! Had an issue with the washer when I first moved in and they were so quick to help and communicate with me their solutions. The building is clean and well kept.

Sandy the handyman is my new bff. Ha. He was so sweet to my girlfriend and I. Everyone in the building is great! And the people in the office are even better!
The New Maintenance man David has been exceptional as well. He really goes above and beyond.
The building itself is very nice and the pool is beautiful. During the hurricane we didn’t loose power for a second which can’t be said for all the buildings around us.

Beacon is a great place to live. The staff is super friendly and helpful. We’ve had a couple minor maintenance issues and the maintenance lead David and his assistant Yociel are the best! Super quick and resourceful, fix and/or replace things quickly and go above and beyond to make sure everything is good and completed in a timely manner. Highly recommend!

My experience with all the staff at Beacon 430 is that they are friendly and professional. Even when a problem can’t be solved right away, the staff respond carefully and follow up.
Most recently, over the last few months I have noticed a big improvement in the maintenance response. David has followed up very effectively and competently on anything that comes up. Just recently he and his assistant Yociel responded to an urgent kitchen problem and helped me beyond my expectations. The experience was so positive it seemed worthy of an excellent review. 👍🏼👍🏼
Also since I have lived here I have always appreciated the great personality and good interactions with the staff in the leasing office, Debby, Mark, Beverly, maybe I’m forgetting someone sorry. But anything that comes up these folks have been kind and easy to deal with.

The head maintenance guy, David, is great. Didn’t have to wait long to get my appliance looked at and he explained everything to me in detail. Nice to have such professional and cordial staff!! The entire staff is great!!

Overall: the building is on the upswing. The building is quiet overall, centrally located, and rates of rent increase are small. Pet rent is manageable, but they do allow ESAs. Still pricey, but can be worth the price if you happen to take advantage of what downtown has to offer.
I credit a large portion of the upswing with the building to acting supervisor David. With his team maintenance requests are getting done faster, and the human element of the building is starting to come back.

If you are thinking about moving into the “luxury” apartments Beacon430 has to offer in DTSP – reconsider.
The owner’s unwillingness to invest in proper maintenance and hygienic living conditions for tenants is appalling. The dilapidated infrastructure of Beacon430 combined with the incompetence of property management offers a truly unique experience. The top floor of the apartment complex receives free mold courtesy of the rainwater that leaks into the building. Service requests to fix appliances are often put on hold or disregarded for months. If you’re extra unlucky, the system administrator will change the status to “Complete” when, in fact, nothing has been accomplished.
Look elsewhere if you would like an apartment with functional assets and timely solutions.
**UPDATE** I am not reaching out about my concerns. I am warning others of the potential for maintenance requests to not be solved (in my case over 5 months). The vendor assessed the situation months ago and the root cause was not addressed. I was then forced to vacate due to inhabitable living conditions (a clause in the rental agreement).

David the complex maintenance manager is AMAZING. He came and completely fixed my AC after the hurricane. He followed up after the initial assessment and even upgraded a few other features of my AC unit. He is incredibly kind and great to talk to. My dog can get a little scared/growly when new people are in her space and David was completely cool and understanding. So glad to have him on staff here at Beacon!

I've lived here for over a year and am really happy here. David in maintenance provides excellent service and went above and beyond when I requested someone to look at our AC unit. Very thankful for him and Yokel for their help and taking the time to make sure that everything was functioning properly.

Very pleased with David, my air conditioning was out for 10 days and he would check in with me daily, giving me updates in real time to ensure I was aware that he was getting to me as soon as he could I appreciated the communication throughout the not so great time and at least made me know that I’m being heard.

David with maintenance was amazing. He helped fix the garbage disposal and was very kind and asked if I needed anything else while he was there which was nice! Extremely helpful and he got me scheduled quick.
