I was incredibly impressed with my recent tour of Delamar Apartment Homes, expertly guided by Charlie Charles. The units offer high-end convenience, featuring desirable interior amenities like walk-in closets, an in-unit washer and dryer, and a dishwasher, all within a super clean and quiet environment. Beyond the immaculate interiors, the community grounds are beautiful and relaxing (it even smells like fresh earth!), complete with peaceful ducks and fantastic resident facilities like a 24-hour gym and a nice pool. With family-friendly activities within walking distance, this property is a complete package that you simply should not miss.

I toured some units at Delamar Apartments....What a beautiful community. It's quiet, the landscaping is beautiful, and the units are big a spacious. Charlie Charles was the perfect tour guide. He answered all of my questions about the community, and gave us clear explanations about the common areas.

DO NOT GET FOOLED BY HOW NICE THE LEASING OFFICE IS. SAVE YOUR MONEY DO. NOT MOVE HERE. The parking lot floods with moderate rain you won’t be able to park in many spots. When you walk to the complex you can smell other tenants smoking weed. Get use to constant police and SWAT TEAM presence . My apartment has had many problems a/c constantly broken, cabinet doors constantly falling ( even after maintenance fixes them), my water was recently randomly turned off ( no notice, like the usually do ) no one came to fix it the entire day but 2 hours later I received a call saying I owed $50 for some fee, my tub has a hole in it and I’ve put in a request 2x to get it fixed and no one has showed up. They reported that someone has come to fix my tub and water when no one did. Make sure you are a morning person because you will be woken up on the weekends to people in the parking lot and balcony blasting their music. It’s very hard to reach anyone in the leasing office and when you do get speak to someone it’s nothing but excuses.When I send an email with concerns it’s rarely responded to . The only way I would be happy is if I’m able to leave my lease early. DO NOT MOVE HERE. Every one in the leasing office is unhelpful and will tell you whatever you need to hear to placate you.

The buildings are nasty, people smoking and roaches on all places. This would be a perfect stage for a terror movie. The administration sucks all of them are a bunch of useless people they don’t solve nothing. The called “remodeling” is just a little paint on the windows and on the gym always something is broken or “missed”

Charlie was an absolute rockstar as a leasing agent! From the moment we started our journey, he showered us with incredible details about the unit we were eyeing. His customer service was out of this world, making us feel completely at home. My wife and I had an amazing experience with him as our tour guide, and we can't express how thrilled we were to have him by our side. What a fantastic adventure!

I've been here for 2 months and absolutely love this place. Yes, I've came across some issues but management stepped right in and resolved those issues. Kallie, Charlie, and Missy are amazing. Very warming and always makes sure we're good. If we need anything all we have to do is send an email and they are on top of it. If we put in a ticket for maintenence, the turnaround time is very quick.
The development itself is very clean and quiet which I love. It's pet friendly and they have stations with poop bags everywhere. They have ample parking which also is great. So far, I really have no complaints.

Do not waste your time with Delamar Apartments.
As a first-time renter, I was misled from the start. The leasing agent rushed me through the process, saying apartments were flying off the shelves and made it sound like I was getting a great deal. I viewed three different units that all looked the same but were in completely different locations from where I actually ended up. Spoiler: the apartment I got stuck with is garbage.
Sure, the square footage is there—but that’s about the only thing going for it. The floors on the 4th floor feel like a funhouse—uneven and wavy in every direction. The electrical work is a joke—half the outlets don’t work, and the covers are basically decorative. The plumbing? Absolute nightmare. My downstairs neighbors literally had human waste rain down on them multiple times because of an issue with the building’s pipes and flushable wipes (which no one warned us about). Instead of apologizing, management sent a mass email threatening fines.
Want to wash your hands? Good luck. Sometimes the water runs orange. Turn on the hot water in the shower first? Be ready for the pipes to start violently banging like a construction site. I was told “that’s normal.” Seriously?
The worst part? They stuck me in a unit that faces North Pine Island Road—a busy, noisy street. The windows and sliding doors may as well be open for how little they block sound. It’s so bad, multiple people have broken their leases because of the noise. I was never warned about this during the leasing process.
I tried to reach out to management to discuss my situation and maybe work something out. After being ignored multiple times, I finally got a three-minute meeting with Kallie Kellogg (the property director). She was dismissive, condescending, and made me feel like an idiot for even bringing up the noise. Her solution? Pay two months' rent to break the lease. Thanks for nothing.
The only decent part of living here is the one maintenance guy who actually seems to care—he’s professional and always working hard. The pool is nice when it’s not dirty, and the gym is small but usable. Oh, and if you’re not a dog owner? Hope you enjoy the lovely scent of dog crap everywhere. It’s a “dog-friendly” community, after all.
I regret ever signing a lease here and am literally counting the days until I can leave. Save yourself the headache and look elsewhere. Delamar is a polished turd at best.

I'm giving my experience a 4.5.only because I feel that no matter how great an experience, there's always room for improvement. Where do I start. 1st of all Kallie is amazing she made my process so smoothe even when I ran into a lil hiccup. She was there with a solution. Very sweet and professional. And also Lesley omg she has such bubbly personality she also makes you feel very comfortable and answered all of my question. I'm excited foe move in day!! I know that it would be as smoothe as the paper signing day.

Nice community. Looking for a place for my eldest son and the leasing consultant was a great help. She was eager to tour us although it was raining I didn’t want her to mess up her hair and it was outside of my sons budget but leaving review as I would totally live here based off the staff energy.

Love what new management has done with the place. New renovations are nice and new staff is even better. Used to live here years ago and it was totally different great change. Ms. T was very helpful and eager to show new upgrades. Hope you guys have 1 bedroom available soon

Were happy customers sinced we moved here last July 2023. We are living a good life here. Clean and the community was fantastic. The front office people were really respectful and greet you with a smile. The pool and gym were the best. Bonus is having a free coffee ?

Update: Before signing a lease at this location, please make sure to research what others have to say. This apartment building relies heavily on reviews from visitors rather than actual tenants or applicants. Today, we received a mandatory inspection notice, essentially threatening us with no option to reschedule. This feels invasive and raises concerns about potential theft or misconduct while we are not home. I still give this place a 1-star review. Lyons Living does not treat their residents well; in fact, they treat them poorly. This place feels like a prison. If you want to be treated like a prisoner, come to Delamar!
BEWARE! Stay away! This apartment building has been a nightmare since i first moved here. This location seems great until you move in. They will move you in a apartment that's not renovated or just painted over. The prices for the apartment are way to expensive. They consider themselves a luxury apartment building but they are just old apartments with minor renovations and they are new floors and counters. They also like to dictate how you have your balcony/patio set up according to their decor and want to control every aspect of how you live. I don't recommend this place. The neighbors are the best part of this community the staff here sucks. And all new management from lyons living treat their residents poorly and will talk to you in a passive aggressive manner. Again stay away management here is terrible and all the residents are having issues with different people of their management team. Can't wait for my lease to be up

We are former residents but we loved love this community and this apartment. Management sucks but Tyler was just great, we wish all the staff was like him. We moved because rent is too high in Florida but when we decide to come back it’ll be Delamar again. Thank Tyler for keeping us happy while we were there !
