Emergency water shut offs are frequent. It is difficult for me to run my product based business without water.

I love my experience thus far at Delamar. I have encountered Julia, Melissa, Jalisa, and Jessica. Super helpful and patient. Julia and Jessica welcomed my family and me with a lovely tour of the property. Melissa kept me informed about my application process and approval. Jalisa has gone the extra mile to renovating my unit as well as taking videos and pictures to show the progress The apartments are spacious with beautiful scenery of a lake in the back. There is a pool and gym at the location that I can't wait to try out.

Moving to FL from out of state- I had no idea how HOT the rental market is.Trying to find a great apartment in a well run building was hard at first until I stopped in at Courtyards at Sunrise.Charlie in the leasing office was awesome! He is friendly, informative and was extremely helpful getting all my paperwork in order. Talk to him! The company that owns these apartments is pouring a lot of money into the complex, redoing the gym, tennis courts and pool areas and also updating the apartments. The apt buildings have a cool look with arches and nicely manicured grounds. Jessica is making sure that all the renovations are moving along quickly and is building the community..I highly recommend taking a look at these apartments...

Today I had the pleasure of meeting Charlie, who was courteous, kind and most importantly attentive. He answered all of my questions and made me feel comfortable asking them. Thank you Charlie for the tour and the GREAT customer service!

Staff were super friendly. Apartments were outdated and way over priced.

If I could leave no stars I would. I had applied and the very first question I asked was if credit was a big factor in being accepted as mine is not the best. Jalisa informed me it was not an issue only for them to deny my application and take my money. 100/10 do not recommend this complex as they are in it to just take your money and leave you high and dry.

The apartments are spacious however they are old. They are in a good location and so far the neighborhood has been very quiet. With the new administration of Lincoln properties they began to charge the service of water, garbage and sewage which is unfair because there is not even a system that measures your own consumption. Do not expect to have a bill of less than 120 a month. The building is always dirty as is the laundry area and they charge you like we were living in a luxury community. Way overpriced apartment. I'm paying over $1,500 for a one bedroom, one den apartment. There are better options.

Lived here with my husband for about 6 years and honestly the only reason why we stayed that long was because the rent was cheap and it was close to both of our jobs so we were able to save for our house. The first few years were barrable with the company that was managing the property. Every year when we resigned, we got a free rug cleaning which was great given the carpets were probably the original, but being that we were paying like $900/month, what can you expect? We weren't living at the Ritz and god knows we weren't paying for luxury so for what it was, it was alright. The office and maintenance crew were friendly and helpful. They also took pride in who lived there. All of our neighbors were friendly and respectful and if you did ever have an issue, it was dealt quickly and professionally. The only reason I'm giving this place 2 stars instead of the forced one.Coming from the Northeast , it was an adjustment (still is) getting use to the different way of living here in Florida especially the creatures that inhabit it. Roaches if you don't know where I'm going with this. Yes we had some encounters in the apartment but expect to see a few anywhere you go no matter how clean you keep your place. Welcome to Florida! Was is disgusting, absolutely, would I say an infestation? Not at all, half if not more of the time you saw them inside they were dead or dying. I saw them spray the property at least once a quarter so you knew they were trying to keep them away. Now fast forward to I'm guessing 2018-2019? The building went to new management and our rent increased significantly. When I called to ask what that was for given that I'm still using appliances from the 1970's (dishwasher didn't even work), my carpet was older than myself, and my kitchen cabinet's handles were literally falling off, I was told that they had such hi plans for the next few months to improve the property. Well maybe Covid put a damper in that but nothing changed and I couldn't even see an effort in implementing these "updates." The building was painted and the pool maybe resurfaced but you couldn't even enjoy it because it was closed for most of the year. Oh I think the office was redone too, yay! The laundry machines were the biggest pieces of junk. The washer took forever or would always be broken and never drained so you would have sopping wet clothes. So now you're paying $3.20 to dry your clothes because you have to run it twice. The air-conditioner freezes so on a hot summer day be sure to use your air wisely or else you're screwed. The whole community just seemed to have change once new management took over. Watch out walking by the canal, no one cleaned up after their pets. One good thing that came from Covid was that it lit the much needed fire under our butts and we bought ourselves a house and got out of dodge.

Way overpriced apartment. They charge 1625 for a small two-bedroom apartment. They have one water meter for the entire building and they don't keep track of all the guests that come in and out of the apartment and a lot of the residents aren't on the lease so your bill is going to be four times higher than average for water and garbage. My apartment many things are broken old discolored has holes in them broken ceilings electrical outlets loose mean different things cabinets with sawdust coming out the bottom and to my dishes roach infestations really bad I don't go away and this apartment is a very old and way overcharged for price for the price they're charging it should be a luxury apartment everything should be but mainly everything is broken disarray. Do not come here the management is nice but the owners who bought the property have done limited stuff they've only repainted the outside of the apartment they've done nothing there fixing in the inside increase the price by 20% or more. I never said I had a roach infestation this bad in any apartment I've ever lived in. They have the tiny German cockroaches in here and they once you get them you cannot get rid of them. The buildings are very old built in the 1960s and they act like they're brand new but when you really look inside you'll see what a dump it is inside. Especially the building right on the road. Loud dirty old and is in the worst condition that I have seen while living here. Don't come here. They try to trick you with a free month and don't mention the huge bill you will receive the next month over 1625.00/month. Management is nice but is given very limited resources. My grandma had more resources for a 2 story hotel then then they give them. I feel bad for them because knowing the business I know they're hands are tied.

Lived here for 2 years, had no issues, office staff and maintenance were always efficient and thoughtful. Though a little dated and could use some updating (which I didnt mind) the Units are spacious and the property is clean, well maintained and quiet! Key factors when renting. I felt safe and at home there.

I am so displeased with this apartment complex now under the management of Lincoln Property Company. The management company prior to the current one left much to be desired - but Lincoln makes them look 5-star. Let’s start with the fact that I was given a letter dated AFTER the last date to provide 60 day notice. This letter informed me that I would be paying at least two hundred dollars more - considering monthly rent and all of the added utilities and flat fees. The dump is always full so you can’t always utilize it... The hot water runs out in minutes.... and the garbage disposal stops working at least once a week —— all of which are utilities we had to now pay for. No gym on site. No washers and dryers in units. Doors are old and outdated. Kitchen appliances POOR. Yet they are charging the same amount every month for something way more modern we could rent down the street. Maria, the property manager, and the new girl Viviana are not trusting. I called literally 17 times back to back just to get through to them since they changed their office hours and it’s hard to make it there before they close. My husband had to walk in the office and see that Maria was screening my calls and not answering. What kind of professional does that!? My phone number, my husband’s phone number, and my work phone number has been blocked from being able to call the office. Our numbers get routed directly to the after hours greeting. Absolutely disgusting, distasteful, and unprofessional. I can only write my experience. Hopefully you’ll take it into consideration and stay far away from this place or ANY other place managed by Lincoln Property Management.

In all my years of renting, I never had such a great experience. The apartment is super spacious, clean, and everyone in the community is super nice. Above all the staff is what makes me give this place 5 stars. I worked with Maria the office manager and she made the transition to my new home as smooth as possible, Even when I wanted to make some changes she was able to make it happen and fast. I don’t normally take time to write reviews but this time I had too. Maria is phenomenal. i love my new apartment and I would highly recommend living here.

Lived for two years Manegment company does not return security deposit. Left place cleaner than I moved in. Nothing was left broken over a month later no deposit returned billed almost entire deposit for no reason. All they do is paint over old and broken apartments. And then they charge you for it
