Amazing Experience at Seminole Trails
Living at Seminole Trails has been a fantastic experience from start to finish. The community is clean, well-kept, and truly feels like home. What really made my time here exceptional was the outstanding support from the property manager, Alexis Howard. She consistently went above and beyond to make sure everything was smooth, comfortable, and stress-free.
Alexis is professional, responsive, and genuinely cares about the residents. Any questions or concerns I had were handled quickly and with a great attitude. Her dedication truly elevated my experience here, and I couldn’t be more grateful.
Highly recommend Seminole Trails—and an extra shoutout to Alexis for making it such a great place to live!

I am a current resident and I love living here. Aiesha is always helpful and nice. She always there when I need help with anything. She really explain everything perfectly because this is my first time having my own apartment and I don’t know what I’ll do without her. She’s a life saver.

Been living here for almost three years and so far so good. The office staff are great (Alexis, Kyron & Aiesha). As well as the maintenance staff (Jordan and Jalen). My maintenance requests are completed sooo fast and that’s always appreciated!

We signed the lease for a 4x4 unit for fall semester, 2025. The night before the move in, they texted us that the unit is not ready and all 4 room mates were temporarily assigned to a different apartment complex. We are already towards the end of semester, and haven't been able to move ino the space where we signed the lease for. The temporary place is shabby, appliances are run down and the complex further out from the university campus. The amenities that were promised are not available in the temporary place. The management (Alexis and Aiesha) are not responding to our emails despite several attempts. This is probably one of the worst Tallahassee has to offer!
Today again, we tried to call to talk to somebody in the front office to reach the manager. We were kept on hold for one hour and then the front office disconnected our call.
Should we refuse to pay the rent for next month to get some attention from the management?

One of the worst places I have ever lived in. I lived in a 4x4 apartment. It was infested with roaches while I lived there. I put several complaints about it. The management will give a false hope that they will fix things but don't take much actions. They put me in with people that haven't discovered cleaning yet. Only live here if you are ready to live with millions of roaches as well. If you are lucky enough, you might get a clean apartment, but given all vents are connected, I highly doubt so.
In addition to roach issue, in the first 1-2 months of my lease, they had a fire alarm issue which used to get activated at random times, even at night. The management used to say that they cannot do anything, someone deliberately turned on the alarm. Although if that was the case, they should be able to deactivate it but alarm sometimes went on for hours. Made my life hell.

If you’re looking for a crash course in how not to run an apartment complex, Seminole Trails delivers.
The “included” CenturyLink Internet was basically Digital Russian Roulette—outages ranging from a few minutes to 24-hour blackouts. A useless office manager, Tyla, cycled through FIVE technicians to fix it. And just when it was finally working? Management slapped us with a renewal offer that now charged Internet as a separate fee. The same Internet they couldn’t keep running in the first place.
Maintenance is another horror show. One of the people they’d send looks like he wandered out of a methadone clinic and has the attitude to match. Unless the issue is gushing water or literal flames, he’ll tell you it’s “not really a problem” and try to gaslight you into dropping it. Case in point: a growth in our ceiling and HVAC unit that tenants had been reporting since 2022 was ignored until we threatened to withhold rent. Then they finally had an epiphany, gutted our ceiling, and left behind a horribly loud dehumidifier running in our unit for weeks.
And don’t forget the fire alarms. At least once a year, expect them to scream for hours, forcing everyone outside, while management shrugs instead of fixing the system.
Bottom line: Tyla tried, but she’s surrounded by slackers who drag everything down. Seminole Trails is less a home and more an experiment in how much nonsense tenants will tolerate.

I moved into Seminole Trails Apartments in August 2024 through a sublease. The unit came “as is” and at first glance it didn’t seem like a bad place. However, within the first week I noticed a huge infestation problem. I requested pest control weekly as they said spraying was supposed to happen every Tuesday. While the office staff told me they would put in the request, they only showed up consistently maybe once or twice. I tried everything myself but nothing seemed to work.
Maintenance does respond very quickly, which I appreciated. When I moved in all the appliances were very old. They eventually had to replace both the microwave and the washer so that part wasn’t too bad.
The location is convenient but it’s not the safest. There are a lot of homeless people in the area and you really have to lock your car because there are people trying to break into vehicles.
The office staff are nice and polite but if you need help beyond what they can do at the desk it takes a while to get in contact with someone higher up and you will often get the runaround.
For the price in my opinion it’s not worth it but to each their own. Overall I’d rate my experience a 5/10.

I was living at Seminole trails from April 2022 up until July of this year. I started off as a sublease, meaning I received the apartment as is from the previous tenant. Living here wasn’t bad, but it was good neither. Parking was always a problem , people who don’t belong taking up parking from residents , or was blocking people in. Neighbors were very loud and no mater how many complaints were done , nothing never really got done or made a difference. The ceiling by my door fell out back in 2023, despite me informing the office months prior. I had bugs and roaches crawling under the door & getting in the apartment, it’s times where I left for a trip and came back to bugs in the apartment. Maintenance was ok, it was a time where faucet to my shower ended up breaking and it was hard to turn the water off/on & water was coming out the shower head and bath faucet, I reported it to the office just for someone in the office to brush off the fact that my shower not working - at the time I had to use the regular bath faucet and a cup for 2 days until they came to fix it.
I just moved out July of this year , and made sure I left the apartment in better shape than what I was given, It took me 2 days to clean the apartment. On the 23 of August (a month after moving out) I received an invoice And now they’re trying to charge me for damages that were already present in the apartment when I first arrived as a sublease. I’m not sure if they even checked out the apartment for damages once the tenant left. Again, I got the apartment as is with pictures to prove it. I’ve called them the day they sent out these charges & even sent emails. Nobody has returned my calls or answered any emails. My dad has also made contact and no one has gotten back to him since the initial day of contact. I have pictures from April of 2022 from my move in day that I’m glad to send over to anyone who decides to respond.

From the moment you see this property, you can already tell what kind of apartment you’re walking into. Before signing a lease, make sure you tour the actual unit you’ll be living in—not just the model.
The exterior near the main office is in terrible condition, with green growth and black stains covering the walls. Inside was even worse. I was placed in an apartment with a roommate who had already been living there and recently renewed his lease. The smell of marijuana and mildew hit immediately upon entering, and the overall living conditions were messy and unsanitary. It doesn’t take much to realize that with those conditions, cockroaches and mold are inevitable.
What’s even more concerning is the lack of quality control. The property managers clearly do not inspect apartments before new tenants move in, which says everything you need to know about their level of service.
I don’t understand how this complex has ratings above one star. Renters beware—think twice before signing here.
Also, the fact that a property management employee pointed out it’s “in the lease” to pay a fee—despite the unacceptable conditions they provided—is unbelievable. And don’t be fooled by the 5-star reviews; many of them are clearly paid for and don’t reflect the reality of living here.

Been here almost 5 years and I am so ready to get out. In case your wondering the lease begins in Aug and they send out renewals in Oct. You have maybe a week to decide if you're lucky before the scare tactics start about higher and higher rent as they run out of units. Rent always goes up every year. The apartments are not worth the price. Lease ends July 31st.
I'm in a 4x4 that's infested, been that way almost the whole time, and they won't fix it. Want good pest control? DON'T come here. The office just assumes pest control will visit but does not confirm. I know for a fact they skipped us on multiple occasions or did the dots in two cabinets and left. Even paid for outside professional pest control and the problem remains so I know they're in the walls.
For years there was a grace period built in to let you pay rent penalty free up to the third day of the month. Not everyone gets off work before the office closes and I appreciated that. Now as I start my new lease I see they have removed that and upcharged the late fee. Needless to say, but I'll find somewhere else somehow next year. I cannot stay in this buggy apartment with inconsiderate roommates and poor management any longer.

Love love living here, don’t be so alarmed over negative reviews, this is COLLEGE town, so guess what those “luxe” apartments are a scam, more garbage than any other apartment in the area ( I would know from a previous complex) and management is TRASH at those places they just want your money and to sell you on their amenities that are always out of order and unable to be used, HOWEVER, here at Seminole trails I’ve had no complaints, ALL of management and staff have been nothing but kind and always willing to help or find a solution, with ACTIONS not just words, ( plus they have the best maintenance guys ever!) these apartments are older, but you can’t beat the price especially for the 1X1 and the amenities and events that they provide here, whatever issue I’ve ever had with my apartment ( which guess what is what happens in college apartments of many people moving in and out of) THE ISSUE IS ALWAYS fixed, and if not maintenance is always happy to help and come back around to assess the issue, you won’t find another crew like these guys, but being harsh and rude will get you no where, and if you’re worried about bugs 1. This is Florida there is going to be bugs 2. When it rains the bugs are gonna def show up but 3. IF YOU ARE CLEANNN you won’t have ANY issue with bugs, I’ve seen maybe 3 almost microscopic roaches and it was only after rain, WHICH IS NORMAL IN FLORIDA being cleanly does not just fall onto the apartment complex staff but it falls onto the resident as well and all I’m getting at here basically is it’s a team effort, and this apartment complex does there part of the team and that’s for damn sure! You can’t beat this location between TSC, FSU, or even FAMU, I never run late to class because TSC is literally 3 minute drive from here and it’s the perfect apartment for new residents to Tallahassee to get their foot in the door.
