Do not use this company, They have made many false accusations and kept my security deposit. I am in the process of a lawsuit against this company. I have rented from tons of people and never had an issue. For example, they had me do showings for people to come and rent and take over the place once my lease was up, they then claimed that I refused to show, which is obviously false considering I have phone records proving it. They also charged for the garbage can to be replaced which is the dumbest thing I have heard considering I am not the garbage man. Apparently they are clueless what normal wear and tear on a home is. Needless to say, do not use this company unless you plan to need a lawyer at the end of the lease term. They are crooks and as you notice the only good reviews are from landlords, not tenants. They also refused to fix a water leak for an entire month, my water bill was 215 dollars more and they have yet to reimburse this. Lazy and pathetic company, had me do their job of showing the apartments. If you read this review and have been one of their victims please reach out to me and I will give you money to begin a lawsuit with them as well.
Edit: As viewers can see, photo evidence they knew of the water issue as well as an acceptably clean home. The fact Archwater mocks someone about a water issue, yet here is proof, says enough of their character, credibility and competency. Not to mention many false accusations. Any curbside "debris" was due to be picked up by the city if any was left, they do not do this on weekends. The fact anyone would charge for a curbside garbage can "missing" proves in itself there was no "leniency" as they suggest. The company has zero knowledge of how a municipality operates where they operate homes (I did leave a chair behind in the home and will own up to the travesty and devastation that must have caused). In 27 years of renting I have never dealt with such incompetency. In no way would I recommend renting from them and encourage prospects to find a home operated by the owner, even if it means waiting for the right place. In the event the company removes the mocking of the water issue I will upload the snapshot of that review. Their response in itself shows their character. They have no respects for tenants.

Archwater Property Management has managed a rental property I owned for the past two years. I have had numerous property management companies through the years and I can say without a doubt that Archwater is the very best property management company I have ever worked with. Robert is a very dishonest individual, do yourself a favor and stay away from this business. I was convinced by the reviews to hire Archwater, soon after I signed the contract Archwater was charging me monthly for new issues, fixing this and that by his own company and profiting of the charges. This didnt stop until I canceled my contract with Archwater and paid a big cancelation fee. Im happy to say I have had renters in my property now for over a year and dont experiance any issues like I had when dealing with Archwater. Lots of issues reported by Archwater were never confirmed by tenants. Dont trust this company, they say and do things so they can profit in every possible way from landlords and tenants, the 5% or 10% thats agreed upon to be their charge ends up like 30% to 40% of your rental income. Not to mention lying about receiving security deposits, also charging fees for communicating with the tenants, just so you dont find out anything you shouldn't. My tenant contacted me to get financial issues revolved because Archwater was only concerned in rotating tenants in and out while profiting from all the fees incurred by tenant and landlord.

Not very responsive and fails to follow up after applying.07/28/2022 No messages left on my phone and no letter received.They also DO NOT do any repair or maintenance! The parking lot at Beltrees turns into a lake every time it rains and the property looks like a ghetto. Way overpriced. Reccomend looking elsewhere.

I have a been working with Archwater reality for almost two years and I couldn't be happier with the way they have handled my rental and property management. They take care of everything and have truly given me peace of mind when it comes to taking care of my home and renters. I'm happy with their rate and think they are well worth the price. Quick response times and easy to talk to, they will be handling anymore rentals that I may have!

Archwater came in during our lease and it was a seamless transition. They are attentive, communicates with us in a timely manner and are efficient with maintenance requests. Great company to work with! Most especially Roger who facilitated a number of our interactions.
