the staff here are great, including naomi, ethan, and our maintenance men, who are always kind, respectful, and welcoming to tenants.
i like the stainless steel appliances in our home and, provided the square footage of our unit, am very content with our base rent (other nearby “modern”/“luxury” complexes tend to demand higher rent from what i’ve seen).
i also like our monthly events, such as when bonterra parc invites food trucks to our community or provides free snacks to tenants (e.g. popcorn parties at the leasing office).
i do wish there was some more upkeep initiatives. i’d love to see some of the downed trees removed and fallen lamp fixtures moved. i hope our main gate can also be repaired soon, since i think another google reviewer here has mentioned reports of car break-ins/thefts - which is scary and concerning.
overall, i enjoy living here. there are great amenities, including our convenient car wash station and spacious dog park, and i hope management continues to make upgrades and improvements around our complex. personally, i’d love to see another treadmill in the gym… there is high demand for that machine.
EDIT: despite poor communication from bonterra parc’s corporate office regarding lease renewal offers in july, there have been some great efforts on behalf of management to improve our community. painting, upkeeping (e.g. pressure washing, mowing), and landscaping projects have been ongoing for several months now. a tarp in the dog park, pool renovations, and gym equipment upgrades would be great! also, i don’t think anyone really uses the disc golf course… that space should probably be repurposed. i hope our gate is prioritized in upcoming repair and restoration efforts too.

*I’ve been in contact with the office since march regarding this issue by the way so they leave generic comments without checking if it’s even been addressed. The complex should be reaching out to people not the other way around especially when I have over 20 emails/calls trying to remedy this issue.*
I moved into Bonterra Park this January and was initially very pleased. The apartment is beautiful, the view is fantastic, the staff is friendly and helpful, and maintenance requests are handled quickly. On the surface, it truly feels like an ideal place to live.
However, if you plan to work from home or are a student who needs a quiet environment, I would strongly advise being cautious—especially if you’re placed below a noisy unit. Unfortunately, the family living above me has made day-to-day life in my apartment incredibly difficult due to constant and excessive noise. Yes I can hear their footsteps and daily living noises I am not bothered by, it’s the screaming, jumping up in down in one place as hard as possible and running back and forth starting as early as 7:30 am and going all day until 8-10 pm. Despite multiple respectful requests—both from me and from management—the disturbances continued and have yet to be resolved, even after several months.
The unit I selected was priced higher due to its view, but the constant noise has significantly detracted from the experience. I’ve had to adjust my work schedule, often commuting into the office just to focus, and have spent more nights away from home than in it to avoid the disruptions. Friends and family who have visited have also commented on the noise, which has been frustrating and, at times, embarrassing.
What’s been especially disappointing is that I was informed by staff that the residents above are in violation of the lease’s occupancy guidelines. Despite this, and numerous complaints, they continue to occupy the unit and frankly, wreak havoc to say the least!
To be clear, I know others in the complex who haven’t experienced these issues, so this may not be everyone’s experience. However, if noise sensitivity is a concern for you, I would suggest asking specific questions during your apartment search. I’ve documented well over 100 instances of noise disturbances, which I’d be willing to share with anyone trying to make an informed decision.
In short: Bonterra Park offers a visually appealing and well-maintained community, but if peace and quiet are priorities for you, it may be worth exploring other options. There are comparable communities in Tampa at a similar price point with far fewer noise-related challenges.

The staff are wonderful. Downside is when I lived there it was very dirty at elevators and hallways and stairways. My neighbors were rude and thumped on the floor constantly and smoked weed making it impossible to enjoy the balcony. The elevator always smells like wet dog or has dog pee. As a result I gave notice because of the problems and it was not accepted. So they will send it to collections and damage my credit. I was a stellar tenant but they don’t care even when the responsibility is on them. I would not recommend Bonterra Parc for this reason. They are cleaning up now but I already moved.

Bonterra Parc was my first actual apartment that I loved. I've been to crappy apartment buildings and I've had bad apartment staff. I've had a beautiful experience with Bonterra. Naomi and Tiara were always there when I needed them, and always made sure any issues were heard and promptly taken care of. Especially with what little help it seemed they had, they are amazing at what they do.
The apartments themselves have a design and style that I really enjoyed. The kitchen and appliances feel modern and I loved the dark marbled look of the counters. The couple apartments I lived in at Bonterra never felt cramped. The floor plans felt nice and open, and I really felt at home in them.

I just hit my 6 month mark living here and I am very pleased! The staff when I first came, especially Naomi were helpful and polite in answering any questions or concerns I have had. Everything in my apartment and even the amenities are fairly new and clean. On top of everything I feel safe and the location of the apartments is perfect for my job and/or going out with my friends. I would 100% recommend.

This is the most unprofessionally run complex I’ve ever lived at. Their employees are dropping like flies and I’m sure it all has to do with the young blonde girl named Brittany that’s been there . Their maintenance has quit, they lost the best office manager that I’ve ever worked with and I even tried to move to another location but they were so short staffed because other properties are dealing with a shortage from employees Also quitting

At first everything was very good and everything was nice and super clean, I live on the 1st floor and here it is very normal for the neighbor to stomp, run and drag any object at any time... it is something uncomfortable and exhausting and I am already tired of notifying and sending messages, so much so that I'm used to it, now in other places the rent is more expensive... Especially when when you make him look and hit the wall to see if they stop making so much noise and with his loud footsteps, furniture or beds roll , in the early mornings, at 6:00 am there is already a scandal, I no longer need to set the alarm clock, they do me the favor of waking me up... there was a time when from 2 or 3 in the morning they always rolled like a bed, and those people really don't care about anyone! At least the one I have above my apartment is a friend of the ones from the office, and my messages when I sent them never had any effect and they still continue running, the lady walks in a terrible way... when I started to I live here, it's been 6 years now and everything was beautiful and there were even umbrellas in the pool, the gym was perfect, now everything doesn't work, the last time I went to the gym, a treadmill stopped working, then a few days later I went again and I'm going to the coffee area, there was coffee but there are no glasses there, now everything, but everything is neglected and the hallways are dirty, I have been seeing the pool area for a long time and everything is very neglected... I have always liked living here and because of how central it is It's everything, but it's not easy and many people don't know how to live together and they don't care if the person who lives under your apartment is sick, wanting to rest or anything else, my daughter had to learn and get used to those loud noises. that they still continue, because when my daughter had to take her nap in the afternoons, we were never able to do that, because that's when the lady made her walk harder and without stopping and I had to leave the apartment with my daughter and have her sleep in the car walking her, since she never could here, it is terrible to have a neighbor like that.

I cannot express enough how great Cheryl was when I toured Bonterra Parc! I have visited other communities and this by far was the most welcoming experience I have had. I am relocating to the area and that is already stressful enough. Cheryl made me feel welcomed and more at ease with moving. If I could give 10 stars I would! Thank you so much Cheryl!

The worse administration ever! Do not rent this apartment. I did a one year contract and after all this I am going out! Manager and staff does not help you with anything. They just don’t give a… There is a reason why is 3.4 on google rate. Not the property itself but who is running it.Tried to move to another bigger unit because I had a baby and they didn’t do it just because of bureaucracy and rules even when they had an available unit to feet me in but they could not help me because of one week left to the unit be available in the system. I mean the new unit was ready they confirmed but could only enter on the system date(one week left) I was about to have my baby and no flexibility they had to help. Why they are there? Not to help that is for sure!No notes from leasing office when anything happens. No followup on air filter inside the unit, always had to ask them to change every 3 months. Insects and cockroaches in the kitchen for 3 months when I rented and had to call them all the time to do pest control. Valet trash missing a lot and will let the trash on your door for days. The gates always broken. Not smoke free. I see a lot people smoking downstairs. They rented the apartment with a lot things broken and thank God i did the move in check list so I could be safe against them and not be charged. The gym has always something broken. The jacuzzi always dirty near the pool. Dirty hallways usually. DO NOT RENT this place just because it’s beautiful!
