Fair rent prices for being in downtown Athens - at least $200-$300 cheaper per month than all the other apartments in the area. Huge rooms and bathrooms too. All the people in the office are so nice and so helpful + understanding! If you have an issue they deal with it quickly with so that is really appreciated. Great people!!! A really solid downtown apartment complex.

After my apartment flooded last year (not my fault ) they went ahead and boxed up all my stuff without asking and in the process broke my bed and damaged and lost multiple items

It would be hard to find a worse place to live. The rent is outrageously high, there is bugs crawling everywhere and they will not bring anyone to fix your problems. They will inevitably “not receive” your package and there’s nothing you can do. They will try to add 200 dollars or more to your bills a month and act like it’s normal until you finally can convince them it’s not. No one is helpful, they do not care about you, your money, your apartment, or wellbeing. NEVER choose this place even as a last resort, unless you are willing to pay 1,800$ a month for a 450 sq ft roach motel with a bedroom that can barely fit a queen bed with walking room.

The reason this complex gets 1 star is because of location. That is the only thing that drives people to live here. Every single gate or door you can imagine is broken and will stay broken. When gates and doors have broken in other places I have lived at they are fixed by the next morning, here you will live with broken for months. When the gate is broken there are no spots to be found and the management does not ever tow cars. They threaten to multiple times but have only towed cars twice since I have lived here. The only spot they care about towing is the reserved ones for maintenance parking. Good luck finding a spot to park on game day or a weekend when everyone’s friends visit. The office is closed Saturday and Sunday so no packages, questions, maintenance, or anything having to do with the staff has to wait until the next week. There have been 4 managers and 3 management companies since I have lived here that should tell you enough. They raised the rent an absurd amount this year and did not give anyone who lived here before the opportunity to renew at the rate they had before. This is the most poorly run complex I have or anyone I have talked to has come across in their life.

Really bad administration. My kids lease was over, but they kept on sending me emails saying that the rent is due. Sent over four emails saying if the lease is officially over as well as three voicemails. No response till this day.

BAD News..avoid This place it is really bad ..management is awful and they are dishonest. When you move out they apply all sorts of false "repairs" to your final bill..really if you can avoid this place do so..I am a parent who had a very bad experience last year..Beware anyplace is better than this and dirty and the pool was green most of the Year..

As I just moved out after living here for a year, I think the Lark has major positives that fit my needs, but some important cons. I will say that the Lark was my favorite place to live during my years at uga.Pros: Great location, apartments are nice, parking deck is convenient, front office was friendlyCons: pool was never clean, hallways and exterior are very dirty, a lot of bugs (as with anywhere in athens), gate was always open (especially during game day, in which parking was impossible to find) and maintenance is very very slow, upper management is awfulI ignored these cons as having a studio in a 10 minute walking distance to campus was awesome for me, but be aware there are many negatives as well

Good location - apartments are becoming worn down and hallways/stairs wells are very unsightly. Management is sometimes hard to work with especially if something goes wrong

The SCION group, the prestigious student housing company that manages the Lark, will do the bare minimum to keep a roof over your head. In late January a contractor hired by SCION to work at the Lark flooded my apartment and several other floors. For what its worth, a regional manager for SCION assured me that these were cracker jack contractors and were very good at what they do. They were hired to repair flood damage and caused significantly more flood damage to the building. They also broke a piece of my furniture and tried to hide it from me – yes these were stellar contractors indeed. I spent the first 14 nights between hotel rooms and another three and a half months sleeping on a dorm room mattress waiting for the contractor who flooded my apartment to gut and rebuild it. The flood happened in late January and the work is still not finished today. I finally left the pre-furnished dorm to move back into an unfinished apartment at the Lark because I was waking up at night with back pain due to the horrible furnishings. My apartment at the Lark at this point was still missing a bedroom wall and had no AC. The best part about all of this is SCION has not provided anyone with any information on whether we will receive some sort of reimbursement for this epic disaster. I have received about three responses in 5 months essentially saying they would get back to me.

They probably figure a lot of their tenants will just move on since they're students and the PR fallout will be minimal. God knows I wouldn't want them to set a dangerous precedent of compensating tenants whose living arrangements they've completely screwed up for over half a year, that would mean lost revenue.In the rare chance anyone from SCION does read this and responds they would probably say something along the lines of "legally we don't owe you anything." That's how this company operates

Very nice place to live as a college students. Rooms are significantly larger than many other college apartments. Amenities are very nice and convenient. I have loved living here!

This is a terrible place to live. Maintenance came into my room to do work while I was sleeping at 7 AM in the morning and never told me. Furthermore, my dryer wasn’t fixed for weeks after putting in the maintenance request and the bathroom has been moldy since I moved in. Please don’t sign a lease here

I only have one more year in this god awful complex thank god! Ok where to even begin? First, the office staff and maintenance here is an absolute joke. The maintenance people are rude and condescending and won't respond to you for months. I had a broken dryer for 6 weeks, bug problems in my unit caused by flooding in other apartments, an issue with my lease agreement which to this day has not been resolved, and the list goes on and on. Trying to get anybody to answer me is like pulling teeth, especially if you are a student or even look remotely young. They will literally look at you like you're stupid and refuse to help in even the smallest way. One of the office people literally said to my face that if I wanted any sort of response from anybody in the building, the guarantor needed to contact them because they ignore all other requests and calls. Also they do these inspections all the time where they give these timelines where they're going to go into your apartment to check it, but they never follow their own schedule. I've had people barge into my apartment after hours and weeks after the initial inspection was supposed to happen. To make matters worse, I was once in the shower and they still came in to complete the inspection in spite of this. It's incredibly hypocritical to me that they make up whatever hours they want regarding office hours, inspections, maintenance, etc., BUT if I'm an hour late signing an email or submitting utilities I'm charged an arm and a leg in fines or rates have magically increased by $300. DO NOT BE FOOLED by them because they'll be all charming and attentive during the signing process, but as soon as you put your name on the contract you will be ignored and left completely on your own. On a side note the parking garage is a DEATH TRAP, mirrors are constantly knocked off the wall or bent so they're not useful and it's got wayyyy too tight of corners to be considered safe. They also have gates to get in and out of the parking deck, into the elevator, and the pool, but the locks and call boxes are broken so often that I don't know why we even bother with them at this point because they LITERALLY NEVER WORK. So comforting that I pay for a "safe, gated community" that is never safe or gated properly. I'll end with this: if negative stars were possible they'd have all the negative stars in the world.
