I have made application for 1bed room apartment and also paid the reservation along with application fees for me and my family. Once I get another housing confirmed I have cancelled the reservation. According to their policy, reservation fee will be paid back if anyone can't take the apartment. Its almost two months they don't work on that and said they don't have any documents of my payment. Its very illogical not having applicant's information and payment receipt in their server. Then I have emailed them the payment receipt and forwarded the payment confirmation email. After receiving my email they stopped contacting me! This is very disappointing and also unprofessionalism.

Update: I still haven’t received my security deposit. The property manager is so rude. I wouldn’t be emailing and calling if I had my deposit. Also, she is the person responding to these reviews. I emailed her days ago, no response. She did in fact try to gloss over my last review. The property manager’s name is Ann.

The staff here never knows what’s going on! I moved out in November 2022 and I still haven’t received my security deposit after numerous phone calls and emails with the property manager, Ann! When I initially moved in I tried to look over the fact that I had no where to live for a week because they gave me a move in date and my apartment wasn’t even ready. I had to sleep on a friend’s couch with a uhaul I spent money on for a week. And call them every other day to find out when my apartment would actually be ready . Yes, they credit me $589 but that doesn’t make up for the terrible experience I had to deal with. I would never recommend this place to anyone !

I love our new apartment. The place looked great on the move-in date. My favorite room is the little balcony overlooking the complex which is beautifully maintained. The staff in front office are super friendly and helpful. I highly rate this apartment complex.

F3 has or had waterdamage and all that was ever done was set up fans or changing tac strips that rotted away after a month. The Complex managers are nice but the Company who owns Cambridge Appartments does not accept calls and has a full voice-mail. Instead of setting up survailance at the trash containers they raised the trash fees on EVERYBODY because someone outside of the complex keeps dumping furniture. You would expect better for paying 1.3 grand a month on this.

Do not rent here if you want your security deposit back when you move out!Lived here for 4 years and it was fine for a budget apartment in a college town. Apartments have old kitchen appliances and seem dated but are otherwise well kept and they do a good job with landscaping. There is however a lot of trash around the dumpsters and furniture which is never picked up.I had no problems while I lived there however I moved out 4 months ago and still have not received my security deposit back. Every time I ask they have a new excuse about how they’ve sent it already and I just have to wait a few weeks to receive it. Their other suggestion was to call their corporate office but I have been trying to call for the past month and they have never answered the phone. Be wary of renting here if you want to receive your security deposit back.

So much to say, apartments are not well done, nails sticking out from carpet being nailed down, water leaks, we weren't allowed to have Christmas lights, dog poo everywhere and let me mention being later for 2 weeks during the pandemic with a child who has cancer, eviction notices a summons to court, then a letter to renew our lease ? worst time I've ever had living in an apartment. Do not recommend at all.

I’ve lived here almost 5 years, and overall I’ve been quite pleased. The apartments are a bit old, but the price is reasonable and the maintenance staff is helpful and responsive. The community is well-cared for, and I’ve always felt safe.

I lived at Cambridge from May 2015-May 2018, went for an internship for 1 year, and moved back in 2019 and am still living here. I absolutely love living here. Maintenance and management are WONDERFUL, and I love that it is NOT a student apartment complex. While the apartments are older, Henry, Elton, and Matt have always been able to fix maintenance issues ASAP. I do think the next task to be tackled would be to update the building infrastructure some now (plumbing, etc); some of the maintenance issues that are promptly fixed I think could be prevented by updating some of the infrastructure, but I also understand this all comes down to money. I was however perturbed that they decided to paint the buildings this year while the infrastructure really needs to be looked at. Caitlin has been a manager the entire time and has always been wonderful to work with. The other managers have been pleasurable to work with as well. Currently there is a newer male manager who I could tell at 1st was still learning stuff but was extremely friends/cordial; he seems to know more now that he has been trained. I will say that I was saddened that for the 1st time since I lived there, the pool ended up being closed when management was not there/Sundays this past summer (due to other people not honoring the rules which is frustrating), but hopefully that situation has been handled and will not occur in the future so that the pool may be accessible to the responsible, rule-following residents. Some units are slowly being updated and some have W/D connections and some do not, but there is a laundry room on-site that I have never had any problems with. I have also used the gym some. I also love that it is located right next to the YWCO as I have a membership so I can swim (former competitive swimmer) there year round. I was very happy to have moved into a unit w/ hard floors in comparison to carpet that I had in my previous unit. More and more units are slowly being updated. Not all residents will pick up their dog p*** (management has sent out warnings with monetary consequences), but this is a hard thing to enforce at any complex unfortunately; it does tend to get a little better after the warnings are sent out, and the complex does provide p*** bags though. The pet fee and rent has gone up since I first moved in, but it also has all over Athens; however, this year's increase seems high, but I plan to go talk to Caitlin about it. When they previously increased rates this high, it was in order to get new A/C units which were much needed. It is very quiet which is nice for graduate/professional students. There is a cop that lives there, and I have never felt unsafe.

Rent for an apartment in this complex is on the low side, but beware because you get what you pay for. My daughter, who is a graduate student at UGA, moved into her apartment mid-August and discovered almost immediately that her bedroom ceiling leaks when it rains. Despite multiple requests to have it repaired, she is now into her second semester (5 months later), and what began as a small crack has now become a large hole in her ceiling. It continues to leak whenever it rains (causing her to have to sleep on the couch in the living room), and there appears to be black mold in the hole. The apartment staff was made aware of this situation right away but appears to care very little about getting it resolved. They have been slow to respond on all occasions, and downright unresponsive on many. We've even tried to get someone at the corporate office involved, but nobody there will even answer our calls, much less call us back...despite their promise to "return all calls within 48 hours." There is just no excuse for their collective dishonesty, lack of follow through, and poor customer service. Shame on all of them!If you're looking for a reasonably priced place to live in Athens, I would highly recommend paying the extra few dollars a month to live somewhere else. The stress it will save you will be well worth the money!

The staff is not very helpful and find ways to be out of the office when it is during operating hours. They also change their stories when it suits them. Often change the price of things and then when you leave and are supposed to get your deposit back they change their story about how and when you will get it, until you finally just give up and realize they aren't there for you they are just there to take your money.
